What is loan percentage of approved? First time buyer, agent told me a lot of things but too much information, I can't digest what he told

Was at the showroom yesterday. Still, have some units (from reject loan) - high level above 30 (Block A)
the offer is 5% and FREE legal fee, 2 side by side parking.

SA mentioned, to lock down unit, I need to pay 5% of the unit price (booking fee MYR10K, balance est MYR 14K during S&P).
If loan rejects within the 45days, they will refund me the MYR10k.

anyone get a better rebate? is level 30 and above too high for own stay?
