Yeah. Maintenance fee not the highest but for Affordable house is considerably high side. I know there is a pool and from the picture there is badminton court (out door). Last time I ask the developer, there were like not sure if got the gym or not. I just hope they could increase their 1 Tier security to 2 Tier security. biggrin.gif

I got a 100% loan (including extra car park) with 4.65% from this guy in RHB. Too bad can't finance the MRTA in as well. Anyway, I am sufficiently happy. biggrin.gif

Yeah. i would go for 2 Tier security.

Also gym is necessary now. full of c**p in office so back home to chill and workout smile.gif

I dun think got Gym room, but i agree to upgrade security to 2 tier at least.
1st tier is guard house which normally not secure.
2nd tier is entrance to each block using access card as least feel better, but quite costing for developer to install
security access door for each floor of car park which seem like wont happen.

there are a total of 20 floors per block,
and 5th floor is the swimming pool/playground area.
so if there are ppl over there, are they able to view the 5th floor tenant?

According to the floor plan there is a Gym room at Block A beside the swimming pool changing room wor...

I agree with you upgrade security to 2nd Tier rclxms.gif

Based on the layout design taken from Danau Lumayan...I personally think that level 5 should be Dewan Serbaguna/ Gymnasium...It will be the same floor with the playground and swimming pool...The design is quite different from the other floor (coloured in maroon)...maybe the 6th floor is the 5th floor and so on...

If you count the floor after the parking lot...there should be 17 floor after the parking lot...

I just went to the developer's office on Saturday morning. You guys are right, they're not very helpful. sweat.gif asked me to submit all documents first when i asked them if i need to prepare any money. = =

I can't find property  1000 sqft in KL pricing RM300k.
Maybe its a lot, but considering Rumawip is not "rumah kos rendah", it's worth buying.

Yep i know this is a very good deal.. the monthly installment i can afford but the downpayment macam a bit steep. But if everything goes through then will definitely find a way to get the money. Too good to be missed.

Hmm.. I still dont get it guys...

So now there is 4 levels of parking (do the ground floor counted?) and 1 level of Swimming pool, Gym room and stuffs (so basically the there are ppl living on the same floor as the utilities floor?)

My frenz stay at astana lumayan. Condo cost him RM500k but only have 1 tier security, so far the the workmanship consider ok but not that nice compare others. During last Cny when i go there, the lift even out of service hopefully this wont happen so frequently.

Level G - Level 2 Resident Parking / Visitor Parking
Level 3 - Extra Parking RM25k per lot
Level 4 - Utilities - Swimming Pool, Gym, Playground, Administration office, Changing Room, Multi purpose hall etc...

Level 5 - 20 Residents

From my opinion, Hijauan Lumayan should be 2nd tier since the design will follow Rumawip Suasana Lumayan.
In Suasana Lumayan, they use access card to enter the property.

One for Residence and the other visitor.
I think the area is quite secure.

4 levels of parking.
Then, ground floor for utilities (Gym, Swimming Pool, Multipurpose Hall, Childcare Centre, Reading Room).

After the utilities (Ground floor) there will be 16 floor for residence.
Check the layout design that I posted earlier.
