I don't have it. It has 4 rooms and 3 bathroom.. Based on clay brick, 2 Aircond points...and lot of space for renovation..

Club membership only cost your family RM2K+ per annum, I think what lacking for Villa Idaman is G&G concept which is difficult to implement as there is Sendayan Green Park inside the enclave. Those bought VI may need to spend some money to increase the build up, overall I think VI is a good buy.

Yaloh.... many criteria for the market/buyer/seller to decide the house price.

Actually everywhere can found this kind of situation.
Desa Park City 20x70 Terrace house, RM1.7mil..... with this price range, basically can get old bungalow house at Bandar manjalara & Segambut. Just 5 minutes distance.

How does your neighbour having dogs keep your house safe? Do the dogs run over to your house as well?

In long run, feeding 3 dogs will probably cost more than the security system. Don't get me wrong, i do like dogs smile.gif

I wish there is no dog in my neighbor, noisy is one thing and the cleanliness is another especially if the owners away for few days and the smell of dog shit is terrible. icon_question.gif

It happen to us when my neighbor balik kampong during Chinese New Year.

Very true, i used to have 2 dogs, and they were noisy as hell, especially during dinner time. Can't hear anything else besides their barks!

On the cleanliness side, well... with 10,000sqft of land space, I guess they can shit all they want lah! Hahha...

It look good, but I also notice that the cash & cash equivalent drop drastically from RM39.6m at beginning of the year to merely RM4.6m as of 31 December 2016, I think the company should control its dividend payout ratio to preserve more cash.

Sekatan-Sekatan Kepentingan: Tanah yang diberimilik ini tidak boleh dipindahmilik, dipajak, digadai melainkan dengan kebenaran bertulis daripada Pihak Berkuasa Negeri.

How would it impact the future selling? Any legal advice from sifus please?

Damn i forgot about it, so is hard to sell in future?, but the house is international unit, but the land is hard to sell is it?

If really freehold with restricted, maybe hardly to sell off unless approval obtained. But this also can ensure to own by genuine buyer for their home living instead of investment buyer for flip up house price only. πŸ˜…πŸ˜…

1. Get the NS EXCO approval.
Or
2. Approach High Court for approval.

If can sell house but cannot sell the land, what's the point of selling then?
