There is a commercial lot reserved for hyper market in Merchant Park, however unless at least 40,000 people (critical mass for a vibrant township based on some property guru) moved into BSS otherwise these hyper market won't sustain.
Based on Matrix's master plan, when BSS matured around 2023 ie population reach 120,000, Icon Park will be built next to TUDM/ opposite Kip Mart. If BSS can reach 120,000 residents + S2 80,000 already 200,000 people live within 5km radius, + future Sime Darby project at Labu then this 100+ acres Icon Park can succeed.
Currently BSS has about 28,000 residents while Seremban 2 has 50,000+ based on report in newspaper.
Seremban District has about 500k+ people ie Seremban town/surrounding 300k+ and Nilai 200k+, not that impressive even Subang Jaya has more population with 700k+ people therefore commercial there is good.
I believe when there is job opportunities (high value one), population will follow. Sendayan Tech Valley is a correct step, or invite a reputable university to set up campus in BSS like UTAR to Sg Long & Xiamen University to Sun Suria City, it will boost up the market value and commercial activities in BSS I suppose.
