Background
In 2010, the Government of Malaysia launched the Economic Transformation Programme (“ETP”) with the objective of transforming Malaysia into a high income nation by 2020. Project Development
The High Speed Rail, which aims to be operational by 2022 (Tentative Schedule), serves as an alternative mode of public transport travel between Kuala Lumpur and Singapore. The High Speed Rail is seen to be in line with the transformation of the nation as it links 2 urban agglomerations to meet growing demand, catalyzing economic growth and enhancing long term economic competitiveness while improving the quality of life of its people. The High Speed Rail will connect 5 cities in Malaysia to Singapore, following a coastal route.

The reason why the Land Public Transport Commission (SPAD) chose these five cities to build the high-speed rail stations is to leverage on their existing strengths to further the economic development in these cities.

The China Economic Weekly pointed out that high-speed rail systems are the “new leverage” in the transformation of economic development that can lift the development of other sectors to whole new levels.

Goverment statistics is provided, but do need an expert to convert it to actual value.

My experience of simple renovations works in 2014 and 2015, i've noticed prices of lotsa stuffs increased.
An increase of RM3 for a pipe faucet is not a lot for an individual house owner. But when you doing few hundred houses multiple by x No. What would the decision be? use cheaper parts or absorbed the cost? hmm.gif

If you need to worry about the currency on the impact of developer... They are much more criteria should consider......

- Financial status (Net cash or Net debt company, if net debt, debt in USD or RM)
- Land bank (existing land bank purchased year, if purchased year before 2010 with cheap land cost, the risk much lower)
- Unbilled sales (if high, at least no issue of short term cash flow)
- Project categories (Landed or High rise? If high rise, risk level higher)
- etc.........

For the small purchaser... sometimes can't do too much on it...
If have choice, select reputable listed companies... at least more transparent on the financial report and investor relations info.

Risk..... not equal to gambling lah.....
Everything also got risk..... depend on manageable risk or non manageable risk.
If house loan monthly payment just below 20% of your salary..., the risk is low. For someone who bought the same house with loan payment more than 50% of the salary.... the risk is higher..So u can see risk level actualy depend many criteria...

if you want to judge the housing development risk.... u need to consider more factors.... internal factors (developer cash flow, debt ratio, unbill sale, land bank, management capabilities....)...external factors (market risk, politics risk, currency risk, materials cost risk, monetary policy risk.....)

But friendly speaking..... my personal opinion.... the risk of property especially landed property in city is much lower than the share investment and bought the depreciation assets example car...

The event attracted more than 10,000 visitors who were treated to a preview of the developers’ latest project and other exciting activities, including hot-air balloon rides, movie screening, games and appearances by Marvel Comic “superheroes”.

MCHB sales and marketing head Alex Lim said the event was held to mark the launch of Elymus Resort Homes, the newest addition to the developer’s sprawling Bandar Sri Sendayan township.

“We wanted to celebrate the launch of the project as well as National Day and Malaysia Day. It was a chance for us to treat the community to a marvellous day out, with plenty of activities for everyone from children to seniors,” Lim said.

The response to the event held at the Hijayu 2-Elymus project site was overwhelming, as people began arriving as early 5pm, eager to participate in the evening’s activities, which included a buffet hosted by the developer and basic health screening provided by NSCMH Medical Centre.

The main attraction, however, was the Hijayu 2-Elymus show unit.

“These new homes are spacious, with built-up space measuring from 4,415sq ft to 5,383sq ft.

“Elymus 1 type units have four bedrooms, six baths, a powder room and two utility rooms while the Elymus 2 has an additional bedroom,” he said, adding that quality finishings such as solid merbau timber flooring would be used for the upper floor and staircase.

The project is slated for completion in May 2017, with 64 units available.

Prices for the spacious resort-like homes range from RM1.29mil to RM1.89mil.

Elymus homes will also feature a built-in thermal reflective insulation system, solar water heater system with pressure booster pump, CCTV cameras and high definition video intercom connected to a guard house.

Bandar Sri Sendayan currently has a population of 25,000, which is expected to increase to 120,000 once construction of the new township is completed.

To date, 6,000 houses have been built on 2,093ha in Bandar Seri Sendayan and another 1,500 are in various stages of construction.

The event culminated in a fireworks display at 10pm.

Forget air or bus travel. Visualise yourself travelling in ultramodern, hassle-freehigh-speed trains sprinting more than 250kph from Kuala Lumpur to Singapore in just 90 minutes, door to door.

Head to the Kuala Lumpur HSR (high-speed rail) terminus in Bandar Malaysia (now the Royal Malaysian Air Force Sungai Besi airbase), check in and clear both the Malaysian and Singaporean Immigration and Customs before boarding the train.

A train will leave for Singapore every 15 minutes. There will be two classes of coaches — business and standard.

Either way, you will be enjoying a smooth and pleasant ride, while adoring the scenic view of the countryside.

At Nusajaya, the train will cross the Johor Straits to Tuas via a new rail bridge. Once you arrive at the Singapore HSR terminus in Jurong East, head to the Jurong East MRT station and, in no time, you will be in the Singapore city centre. No more Immigration queues as you have stamped your passport in Kuala Lumpur.

The ambitious Kuala Lumpur-Singapore HSR project, the first-ever in Southeast Asia, has been dubbed by leaders of both countries as a “gamechanger”.

It will improve connectivity, change the way people travel as well as transform the economic and business activities of both Malaysi

and Singapore.

Prime Minister Datuk Seri Najib Razak said in New York last week that the HSR project, along with other major infrastructure projects, would proceed despite the tough economic environment.

Here’s what we know about the iconic project so far:

Q:When will it start and complete?

A: The project, which involves building a 330km HSR line, related infrastructure and procuring the bullet trains and other systems, will start next year after the final agreement is achieved between the Malaysian and Singaporean governments.

It was earlier envisaged to be completed in 2020 but both Najib and his Singapore counterpart, Lee Hsien Loong, said four months ago that the target was not realistic considering the scale and complexity of the project.

Q: What is the Malaysian preparation so far?

A:The government has set up a development company called MyHSR (Malaysia HSR) Corporation Sdn Bhd, a delivery agency similar to MRT Corp. The company is headed by Mohd Nur Ismail Mohamed Kamal, formerly the CEO of the Land Public Transport Commission (SPAD), which regulates the sector.

Nur Ismail, an MBA holder from Northwestern University’s Kellogg School of Management, is an experienced figure in the national public transportation sector.

He was formerly with A.T. Kearney and Accenture.

Nur Ismail tells the New Sunday Times that the project’s next major timeline will be the signing of a bilateral agreement between Malaysia and Singapore.

“The agreement will outline the basis of how this railway operates, the security features, Customs and Immigration procedures, service level and the operating structure.

“All these will be discussed, negotiated and agreed upon. And this will determine how we construct and structure the project, and arrange the funding and procurement approach before commissioning and operation.”

He says a clear milestone is to sign the bilateral pact within the first quarter of 2016.

“Our target is by the next Leaders’ Retreat with Singapore, we will have this bilateral agreement signed or signed at the retreat.”

He says the agreement, to be concluded next year, will be a critical factor in deciding how the project proceeds, including how and when the international tender will be called.

“We need to get everything right in 2016, so that when it is opened, it is the best railway, the safest, the most efficient and built with the best value.”

Q: What are the benefits of this HSR project?

A: Nur Ismail says the project is not just a normal infrastructure project that yields the usual multipliereffects of construction.

“It gives you that and much more.

What you have seen in other places, in South Korea, Japan, France and even in the United Kingdom, the opportunity to transform economic activities is there with increased mobility and a reduced journey time.

New investments will come in.

“This is very much in line to catalyse our inspiration to move towards a high-income nation because without this, things will grow organically at a normal rate. But with this opportunity, we can look at different growth projections, different trajectory all together.”

Q: Are the alignment and station locations finalised?

A: Nur Ismail says the proposed alignment and station locations have been some 80 per cent firmed up. A few parts are still pending input from different stakeholders. The stations will be in Bandar Malaysia, Seremban, Ayer Keroh, Muar, Batu Pahat, Nusajaya and Jurong East.

Q: Who is bidding for the project?


A: A consortium of South Korean agencies and companies, comprising the Korea Rail Network Authority and other railway firms, is being formed to bid for the project (see accompanying story). There is also a consortium of Chinese companies, comprising China Railway Construction Corp Ltd, the Third Railway Survey and Design Institute Group Corp and C.R. Qingdao Sifang Co Ltd, vying for the tender. A group of Japanese companies has also expressed interest — the East Japan Railway

Corp, Sumitomo Corp, Hitachi and Mitsubishi Heavy Industries.

Q: How much can passengers expect to pay?

A: The fare structure will be dynamic, depending on the load factor and peak and non-peak hours. SPAD says a one-way ticket may cost less than RM200 per person.

The failure of KTM due to many stations located at Kampong areas. The main purpose of KTM/LRT/MRT should cater as much as possible population due to the high development cost and must consider the cost and benefit impact. The less population areas can be connected through other lower cost public transport (example bus) to the KTM/LRT/MRT station.

This is one of the key direction of the existing MRT development. The MRT stations will only located at the high population areas.

Same development concept to HSR is intention to connect 2 cities center (KL and Singapore) together to generate the high economic impact which covered Malaysia and Singapore center business and financial district connectivity.

This is the Win Win concept development for Singapore and Malaysia.....

Without enough population and business activities, HSR or MRT wouldn't be success. What you want to do at Perlis?

Why need to make the Greater KL so huge to cover many areas in Selangor, KL.... Population is the key factor...
Greater KL aims to have 10 million population (Mega city) economy zone through the good connectivity to all the hotspots areas (not kampong areas).
