have you been to GG? Its not just the brand name. Gamuda has made this place look extremely desirable to live in, with the waterfalls, natural lake, a towncentre for the residents to meet etc not forgeting the impeccable workmanship that past gamuda owners have continuously raved.

whats diff from semenyih is largely this. Kundang has nothing I agree but GG will have its own town centrwle with amenities all developed by Gamuda, just 3 minutes to NSE and 20minutes to Damansara, a plethora of offices and commercials. call it a satellite town if you like.

The main reason why I bought this is due to the vision that Gamuda founders have for GG- they want to create a town that has a personality that makes people want to stay and belong. watch it on youtube. You can call it a marketing gimmick but i was really smitten by it mostly by the sincerity and genuineness shown. I only wish that the sales staff adopts the same belief and passion when they sell the property. Not enough sharing between Gamudians, definitely.

i bought a unit for investment eventhough I know renral will not be good for the early years. I do wish I can live here and would if its entirely up to me.

elmina lagong is ligh/medium industrial zone, not much houses zone, i believe budget highrise most

I see Guthrie connectivity there from Gamuda Gardens. Does anyone know where the entry will be?

I heard that it will be near the PKNS apartments near Kuang Raya...

I am not sure about the connectivity from GCE to GG. But what I know is, there are no plans for it yet. Unless GG works with PROLINTAS the operators of GCE to do the connectivity. For now though, GCE toll Lagong takes u into NSE from which you can take the GG exit.

Hope they will do a direct exit from GCE soon.

Very well said! i think place has huge potential. I am looking to get a piece myself. My wife who was totally disinterested at this option was blown away after the 2 hour tour we got of the place.
If you can wait for 2 years, JOYA is the best option to go with.

The distance though, is quite ok if you ask me. GG toll Duta toll is roughly 18km about 20 minutes. The same time it takes me currently to go from Jalan Duta to Jaya One PJ for example.

GG is a very desirable township to live in. Especially for those who want to live out of the hustle and bustle of the city. I have lived in a condo right in the middle of the city for about 14 years now, and I cant take it any longer.

I look forward to going for a jog in the GG park where I can breath some fresh air, and not Carbon Monoxide!

Agreed with you and I shared the same sentiments after leaving in the city centre for years where life for growing children might not be very best for them.

Explored & scouted 12 projects, GG is really my top choice. Booked a unit, Jovita & Finger crossed, with their reputation it should be a good investment or family stays for years to come.

like i said le, how long do you think the amenities able to survive based on the current population around there now? and how long it take to be semi self sustainable? i passed by GG alot and i went to other gamuda townships before... workmanship and design is okay, but whether its convenient to the residents there is another matter... the most successful example should be kota kemuning which also took alot of time to come to where it is now... but since already committed, good luck and enjoy the township, thats all there is to be...

Valid points. Great for stay. For investor, would need to pay the instalments for 5 years at the min.. as we speak, therre are many developers launching their houses near GG though affordable (400K range) which will bring in population to GG waterfront commercial (about 20 shops). These will give them sustaininance cos these guys got nowhere to go. Well, if its proven to be a chic place, surrounding rawanians will drop by too. But it will bring in a different crowd, than those DPC.

It also depends largely when Gamuda will develop the city centre (shopping mall, medical centre, commercials) which will be next to NSE. IOIPutrajaya mall comes to mind
.

All in all, I hear you. Great for stay. For investors, would need to pay instalments for 5 years or more- as rental would be hard to source.

Thats my novice thoughts. Appreciate all the sifu's advice esp on the investing part. Also, you guys think its worthwhile to invest in those affordable freehold developments around GG? Cheaper entry and leverage on GG? But again would need to sustain instalments for the next 5 years.

- Not sure how the access road going to be - looks like they might enlarge the road at the corner (Persiaran KPK) that merges with Jln Lagong

I have taken keys and started reno for my unit. So far connectivity wise is actually better than expected. If you take the highway and pay the toll RM1 X2 it will only take you 25 to 30 mins to Kepong ( I'm running my business here, so it's very ideal for me). About 20 to 30 mins to PJ or KD as well if you are looking for shopping centers.
In terms of toll, if you can afford the house you should be able to comfortably afford the tolls.

Surrounding is beautiful, no regrets buying.

It's also a bonus consideration if your are from Perak. Easy access to Ipoh and the new WCE which will connect all the way to Penang.

Only temporary issue is not many options for food YET. But the Freshii mart has quite some essentials, ( surprising amount of steamboat stuff like HDL) And the bakery supplied by RT pastry. There's also a few cafes opening soon at the water front.

Here's my 2 sen after visiting the experience gallery and having a very informative and detailed briefing by their sales team. As a bit of background, I'm comparing against Semi-D projects that are available along the GCE corridor as this fit's into my personal requirements.

Pro's
1. Connectivity to PLUS highway is really good as it is right at the toll plaza with the easiest connection to the city.
2. Since my elderly parents would live with me and have their medical appointments at Sungai Buloh hospital, Gamuda Gardens has the best access to and from the hospital
3. The environment within the project is very nice and relaxing, particularly the lakes and gardens.
4. Strata development so neighbours cant make weird or ugly extensions and modifications to the homes
5. Facade of the homes are quite nice with multiple facade to choose from
6. Personally I feel that the management fee of RM320 for Semi-D units is not too bad
7. Gated and guarded. Plus the houses come with fence-less concept
8. Cul-de-sac streets which should mean light traffic
9. Pet friendly park/development and they also have a dog park/gym area!!

Con's
1. Their Semi-D's are not really Semi-D as they are actually cluster (back part of the house is joined as well as one side). This results in a number of disadvantages:-
(a) 2 internal bedrooms not to have exterior facing windows but instead face internal courtyards.
(b) 2 bathrooms don't have external windows so very poor ventilation - developer should really include exhaust vents as part of the product
2. Some obvious parts where can see that cost has been cut where they should not have done so:-
(a) Bathrooms do not come with hot water piping and you have to use instant water heater unless renovate the whole bathroom - this is not suitable for Semi-D homes
(b) Garden only come with spot turfing - not acceptable for the price of the product
3. Lack of shops - need to travel, although the good highway connectivity should help this
4. I don't really have confidence on the office/commercial development - why would companies want to move to so far away, especially if more companies move into WFH in the future.
5. What will happen to the water park, luge park, pet park, etc when the whole development completes? To run this operations need a lot of cost and I dont think the area has or will have enough population to sustain. I have a fear that the developer or operator will just close these businesses down due to losses.
6. I only found this out because I specifically asked, but the common park area is NOT strata but will be returned to the Majlis once the development completes. I dont have confidence that the Majlis is able to maintain these areas into the future.
7. Price - The price is quite high and even after 1+ year from launch, still have (my estimate) at least 50% unsold for the (cluster) Semi-D. What makes it weirder is that each unit has a different price (almost like a condo) although the difference is not significant. But price is really on the higher side for the location and considering that these are cluster homes and not proper semi-D's.

On the fence
1. Semi-D built-up is only 24' wide. This might be a con for most people but personally to me is ok. I have kept as item to consider as it would likely be a negative item for future resale.
2. Lack of schools - very important for families with kids. I don't have kids so this is not important for me. Again may be important for future resale
3. Leasehold - personally not an issue to me, but just added for completeness

Major turn-off's
When compared with other developers, I am not sure why Gamuda is not clear with a few things which are always mentioned in brochures
(a) house number is not mentioned. instead only states the "lot" number. But when deliver, there will actually be a house number. For people that care about feng-shui and numbers, please make sure you check this.
(b) no idea what is street name/number as well - forgot to ask this
© house facing direction is not mentioned - I had to specifically ask where is north as I am quite sure I dont want west facing/sided homes as it would be too hot. This item is very important for me.

Also, I feel that their current HOC campaign seems dishonest - they launched at RM1.2 million and now under HOC is is still RM1.2million after discount - seem weird
