I went to this place. Lots of empty units. DOuble storey starts from around 5xxk, and lakeside 6xxk-7xxk (if my memory is correct) .

Just went there on Saturday. We liked what we saw. Saw Joya Jovita (Jovita 2.5storey sold out btw and they costs 1.9 a unit) and even went into the Village Homes (still have) and the finishing is very good. We've seen many developers before this and Gamuda's finishing is worth the extra (if you think its expensive). I am a Subang girl from 80s (before Kesas/USJ/NPE) and my mom used to ask her "Why buy so ulu?"(ppl buy in ttdi those days). Now SJ matured. So, my take is, the area will grow (likely due to the highways.) Dont be surprised in 10-15 years it'll be busy. Have faith! Booked Joya because facilities are up, school soon. The waterfront village is like a mini Citta Mall. Will cater to residence just nicely.

I dont think it’s hulu since that area is well connected with Guthrie, Plus and Latar highways. You can reach gamuda gardens within 20 mins from Duta Toll. Meanwhile, Puncak Alam is about 30-40 minutes from Duta Toll.

[/quote] If it’s about job opportunities, Rawang which is 5 mins away has plenty of it. If it’s about basic amenities, Aeon, NSK, Mydin etc are 10mins away from GG. Hospital Sungai Buloh and Kpj within 10km radius. I believe Gamuda is focusing on residential area first and will definitely develop other facilities/amenities with their own pace. ✌️ |

Had a look at Gamuda Gardens despite already making my purchase elsewhere. Can see the appeal in the landscapes and almost direct access to PLUS. House designs are also rather unique in a good way. Looks good to me. But price is a bit of a premium considering the location. Took some aerial videos as usual and there seems to be many more phases to come. Looks like a thousand acres from the top

[/quote] I think it's because the bloom of Kota Damansara and Kwasa Damansara (soon) because EPF HQ will be moving there and a lot of development will be made in kwasa damansara until sungai buloh which benefits Elmina, Puncak Alam, Sungai Buloh, Damansara, Shah Alam. This is because some of the GLCs and Big Companies are trying to run away from City Centre due to overhead cost in greater KL (i think)... Meanwhile south KL like Semenyih, Dengkil definately will bloom due to proper town planning (unlike KL), nearby Klia, Cyber, Putra, and Nilai... But in the end it's just my view... anything can happen in future... KL can be cowboy town oso can due to stress, jam, etc... |

Lakeside can’t be cheaper than 900k I think, cuz end unit already cost 1.3, so don’t think intermediate will b lesser than 900k. 500k one is townhouse which is at hillside ,smaller unit that’s why can sell at lower price.Location hmm ...
