Guys..i thought they only give 1% as referral discount..was not aware of the 5% early discount..foes that mean we just need to pay 5% and sign the SPA..and balance 90% after VP?

There r 2 types of sales package for SEH 2 phase 1 launch.

Alexus & Everna come with the normal STB scheme. Means after minus 5% rebate, u just need to fork out remaining 5% after signing SPA. Progressive billing so need to bear bank interest during construction period. U know the drill, so pls get ur loan approved before signing SPA.

Banyas & Clarus shall hv the BTS 10:90 scheme. Sales package can refer to post # 585. This is the one that 'pay balance 90% after VP'.

Only 2 aircon points provided? any idea which area the aircon points they installed at? need to pay extra to install extra aircon points like that, usually how much to install aircon points and the piping?

Basically it's a built then sell concept. You only pay 10% during SNP and the remaining 90% is when the house completed. Hence you have 2 years time to apply for loan and do not need to bear the cost of interest like the conventional method. There will be no progress billing as the remaining 90% will be paid to developer upon VP. smile.gif

10:90 scheme is Build Then Sell (BTS) concept. 10% down payment, remaining 90% payment (by bank loan or by cash) within 21 days after VP. Does not involve progressive bank interest. But if fail to get bank loan or pay by cash for the remaining 90% payment within 21 days after VP, 10% down payment will be forfeited to developer. It is advisable to finalize the bank loan agreement a few months before the dateline in order to allow sufficient time for bank to do remittance.

Malaysia built-the-sell scheme is 10/90 regardless of which developer or project.

Glad to know that SEH2 has access to/from Beranang industrial area. The access will definitely help to boost F&B business in SEH2 commercial area and Ecomajestic City.

Something similar like Kota Kemuning. During lunch time, KK just flooded with people from industrial area. Ong ong....

It will take some time before the SEH 2 commercial area is up, most likely after SEH 1 taipan area is established.
