after checked with my friend who is the engineer in SEH2
one point located at living hall and another located in master room

the other 3 rooms have to pull the extension wire by own cost.... vmad.gif

Hi guys, been looking for houses the past 6 months. need some advices

I'm 25 this year and should be getting married 3-4years time.

I'm a jiulai lang and working in KL city centre and schedule to buy my first house this year.

Questions, which to go for and why?

1) 300k affordable house highrise at Bukit Jalil by Berjaya (launching oct) 800sqft tepi MEX highway

(+) Freehold, the only 1 among RMM
(+) Cheap, more cashflow
(+) Matured area, plus the PV BJ enhancement

(-) Small, I could only see myself and my future partner stay for max 5yrs
(-) Can only resell after 10 years, but i think can curi2 rent out..
(-) Minimum faci

2) Landed 600k+, SD Elmina, MS M-residence, SPS Ecohill2...

(+) Landed, suitable for small family when i have one
(+) Better appreciation (in general compare to highrise)
(+) Worry couldn't afford landed as my next house if I din't get for now @@

(-) Need to wait for it to mature
(-) TOO FAR from my working station (due to the nature of my industry, unlikely to escape from KL centre)
(-) Quite burdening financially, considering should be getting married 3-4yrs time.

Seems like you already did the homework.. There is no absolute pro and cons, from my perception depending on your priority. The only thing I can say is people needs will change when time pass-by, just prepare on that..

Why not buy a Rumah Selangorku as ur 1st property? EM's Simfoni 750sf unit is $100k only. U won't get 2nd chance after buying ur 1st property.

300k vs 600k. If you have financial burden, go for 300k. That make a lot of difference.

I've considered that, but I won't be staying there it's too far from my home @cheras and my workplace.
It will be to flip after 5yrs lock period for rumahselangorku however I don't see very positive rental opportunity for Simfoni.. plus if I buy the Simfoni and get RMM at BJ end of this year I'm kind of worry it would affect my loan passing, not the margin but the purchase frequency?

If your priority is on distance to work, your choice is very obvious already..

If the second loan is still comfortably within your repayment capacity the frequency shouldn't be an issue. Of course the banks may have concern whether you will over-gear and repayment is an issue or not.

Just want to add tht if u intend to live a peaceful life, please avoid rawang at all costs.. i know ppl who take 45min from rawang toll to emerald on a weekend. u will regret for all ur life as the main road is still 1 lane n undercond for 30 yrs.

U r btr off in d BJ flat or even semenyih low cost which SURELY can give GREAT ROI next time laugh.gif

You want to live in Bukit Jalil? Traffic jam loh. That day I travelling 3 hours back and fro from Cheras. KL and PJ is overly developed until it has gone out of proportion and terribly congested. But its up to you.

Yup BJ is so jammed up from what i heard from my friend staying nearby BJ, but the one I'm looking for is at SK and SMK BJ side, less congestion kot.. anyway thanks guys, out of thread topic already.. I will still keep SEH2 on my list when making decision in near future biggrin.gif
