well for a neutral guy like me... i did consider setia alam and semenyih when i was looking for landed property... but I still feel that setia alam is more vibrant... semenyih not too far away... somehow still lack the vibrancy of the mall... as for setia city mall.... I dont find it as kesian as what you mentioned... nowadays i lepak setia alam almost every weekend due to relationship commitment... SCM almost every weekend able to gather certain level of crowd... maybe your time of visit is one of the odd time of low peak.... for me... chinese eateries are plenty as well... and semenyih do have chinese eateries I like... chinese to chinese... setia alam one very common... nothing special... semenyih ones more to specialties cooking... anyhow... for own stay.... SEH can be consider... but for sure to take a long time for working adults to really move in to semenyih... just the same as setia alam... however... setia alam has PJ subang shah alam those matured working areas supporting them...

haha yea... i know wheres lenggeng... to compare against kuantan seems harsh there haha.... anyhow is... u already mentioned... they are the investors... theres nothing much u can do if someone decided to join the gang right... and landed... its not a flipper property.... its a holding investment required significant years to appreciate....

haha.... if i invested in these kind of township... i really expecting something like that before the return come... for property to play short term... u must play it in hot location with higher selling price... hence the rich can get richer from flipping short term... provided there are buyer in the short term though...

anyway... for long term... this really a good township... township planning also not bad... i wont be so skeptical on their potential.... its easy... you can hold you can wait for the fruit to ripe... you cant wait.... just look elsewhere.... setia or ecoworld project still have certain quality geh.... first batch of setia alam owners did make profit from their investment.... of course after 4-5 years of holding.....

for new project.... youngsters that worked for three years.... no other commitments except credit card... i think still can get it.... especially for the non bumi youngsters... i rmb i own my first home at this price point also 2 years ago.... and i am just a office worker exec level nia....

yeah... i wish my FAMA support me... but then... they already retired... i duwan touch their retirement fund... i go in at 550k landed 2 years ago... but its zero downpayment package la... 6k income change using a job with no day no night.... oni the house i bought for own stay can make me feel its worthy.... haha....

no la... my work really use my life to work one.... i am not what top achiever... really basic plus consistent allowance... 1st year i join i already work like fucker jor... hahahaha... nvr see daytime before except lunch time... hahahah.... dont go the same path as me.... go do sales all those.... earn comfortably than me....

haha yea... zero down project.... not setia project la of course... although i like their township masterplan... but actually i have the cash... imagine everyday work til no day no night.... to save DP for three years gt how hard... nowhere to spend... but i know its not a correct way to work... when younger that time thought work hard jiu can jor.... now a bit regret hahahah....
