Hi all, is there anyone managed to get rate below 3.8% recently?

i got an offer of 3.8% for 800k, 24 years.

Anyone knows what OLTA and how does it work? This is from specific bank only.

Others are coupling with MRTA / MLTA which seems more expensive.

500k 30 years with
OLTA: 22k for 300k coverage for 25 years
MRTA: 25k for 400k for 30 years

The rates are ranging from 3.85-4 so tempted to pick the lowest but it comes with the OLTA. Can’t find much info about it.

No matter what, at those prices the lowest rate will always be cheaper.

Hi all, I have a question and hope to get some advice.

I currently have an RM310K active loan with RHB which I am paying progressive interest. Bank already disburse total 220k now.

I called RHB and they mentioned I can do early commencement of installment but they will need to make a report to release the remaining 90k early to the developer.

with this then I can pay installment which can deduct principal and not only progressive interest.

Can I know if this is a good idea to early release the money to developer so I can start early installment?

300k property, am getting 90% loan (270k). loan legal fee coming up to 9k, this is bank panel lawyer. since i am first time homebuyer, i can get stamp duty exemption so excluding that the final lawyer fee around 5.5-5.6k. do u all think this is reasonable price or too expensive? already discounted

Hi, I'm about to sign RHB Full Flexi loan soon, just wondering if what my agent mentioned was correct as he said I can offset interest during progressive interest stage as well?

He mentioned the moment after signing loan, whatever amount that is charged in the future during progressive interest stage, to make payment immediately less 1 ringgit to prevent early settlement.

Can I confirm if this is possible? Because HLB does not allow me to offset progressive interest during construction stage.

OCBC 700k 35 years 3.8%

Catch: Min MRTA needed, but it's reasonable if you're looking for protection anyway

If possible, take MLTA instead of MRTA... MLTA is transferable if you sell this property and buy another property.

Mine - OCBC @ 3.8%, but without MRTA. But can choose to buy MLTA.

Hi sifu, i signed for new property ..expecting completion 2028.

The agent broker got me a mortgage with HLB, i signed the loan offer etc. Just wondering can I go to another bank and get mortgage offer from them? Eg maybank, cimb?

Or have to stick with HLB?

Loan tenure: 33 yrs
Interest rate: 4%
Installment: Rm 1920

Is this good rate? Should i stick with 27years mrtt or 33 years mrtt?
