Hi, good Monday morning to everyone.

Would like to ask regarding the average time for a home loan application to be approved?

For mine, it's already been almost 2 working weeks and there's yet to be any updates.

Thank you in advance smile.gif

Hi, wanted to ask if banks consider your rental income when calculating your DSR?

Want to calculate how much property loan that I'm eligible for.

Tumpang OP's post

Are there any banks that offer 95% loan for second home? I saw BSN and Maybank, looks like they are able to provide but am not sure.

Thank you.

Same as above, I believe its mainly rebranded MLTA

Just that they don't have an insurance company or sister company that can do MLTA direct

Check your premium payment terms, coverage terms as well as beneficiary (these are the usual differences).
1. Tenancy agreement, bank account rent credited into and SPA owner name must be same.
1a. Tenancy agreement must be stamped.
1b. Tenancy tenure more than 1 year.
1c. Tenancy payment record should be 6 months and above.

2. If joint name SPA, only split amongst number of owners.
2a. 2 owner in SPA = 50% etc.

3. Amount taken into consideration depends on banks and case by case basis.
3a. Some might go 75%, some might go as much as 100%, check with your banker.

Appreciate the reply sir

Hi all,

Want to ask will it be easier to get home loans from banks for new launch property (due to having to pay progressive interest first, before the full installment)?

Or will the banks treat the home loan with newly launch as the same as subsale?

Hello all, my girlfriend is buying her first house, this sales gallery person who's working for the developer is helping to sort out the documents and stuff, but he mentioned that for HLB, they can only loan up to 80% as they got caught giving out rebates in the past, Public bank as well, is this true or just some agent bullshit ?

I don’t think it’s bullshit

I’ve heard of this before from other sales agents as well
