Is Singaporean able to buy a property lower than RM500K? Or they have to go for RM1 mil in KL area?

Currently, we can apply the loan tenure up to at least 70 yo? or 75 yo?

Intend to buy 1 studio for keeping. But still assessing the market now, And some say next year could be crisis year....ai... sad.gif

I did apply for moratorium, but I still continue to pay the monthly repayment.
Logically I have made adv. payment for 12 months now right?

300K loan about RM 1300 installment at 3.6% loan rate, without calculating the maintenance fee, if any
so for quick check (1400+1500) - (800+500+300+300)

I would say you only have RM900 left for new house loan...Might be hard for you to get the loan

yes, 90 days start when SPA is signed. However, most instanec will need 4 mths to complete, which could be extend to 120days, easily.
And Leasehold usually take more than 3 mths...

btw, for better cashflow, you might want to arrange for $$ release to lawyer. Not all payment need to pay to lawyer in one lump sum

SPA and loan agreement Stamping $$ is needed when do Stamping at Government office. They not gonna need the stamping $$ when you sign SPA one
from my past experience. i paid my Stampnig$ after 1.5mth-2mths after i signed SPA.

Both ways works fine...


SPA and loan agreement are 2 separate contracts
Which means buyer can buy with Cash on a SPA.

If your worry is about if there will be an approved Loan agreement for you to sign, well, you have LO, thats pretty much secure a loan for you.
unless your profile got problem....

btw, SPA need 2-3 weeks to produce, whereas loan agreement probably take more than 2 weeks to come out....so it is unlikely you get to sign SPA with Loan agreement together...And without a signed SPA, why would bank give you a Loan agreement? Lu dato ka?

Flexi loan meaning when deposit, it auto convert extra to cover capital/interest.
Full flexi meaning when withdrawal it is very easy. Either by cheque or easy transfer via Online banking.
Semi flexi meaning when do withdrawal is call in to request for withdrawal

If need to call in to pay for capital, this is not semi flexi related. There is no any flexi nor flexi related in such behaviour....

Yes...
It seems like is a lubang on Loan structure
Eventually, lock in seems non-halal/not working in the so-called Islamic contract
Conventional Loan can be Locked, and Interest is serve for The Loan Rate
But Islamic loan works in a way, the customer is kind of renting from Bank. Bank own the Property.... and They probably cant lock that
Whatever we paid is more like paying rental kind of things... Islamic Loan is forbidden to take Interest as earning

So i guess is good for us...
And also good for showing good business in Bank Islamic Banking Account too..

how much is your loan amount?
usual 400K - 500k loan, FD of 20k->50k seems good. which could cover 1-2 years of loan installment
if show 100K fd abv, they allow more risk, and giv better rate lo

I had islamic loan b4, reason? They dont have real lock-in period
