Hi all,

I have a mortgage loan from RHB currently @ 4.2% (changes based on BLR) around 670k.

I received an offer from UOB for remortgage amount at 3.8% for 683k + RM6.5k MRTA.

Is it worth the switch to UOB or should I just stay with RHB?

how much is the lawyer fee? need factor in cost of remortgage against the interest saved from the lower rate.

Have thought of writing a letter to RHB to get them to reduce the interest rate?

why do you want to remortgage? To gain extra cash? but the difference is only 13k

why do you want to remortgage? To gain extra cash? but the difference is only 13k

Yep, factored it in and it's still just ahead. More so given I plan to pay down the pricipal aggresively. Currently I am paying an additional 3k to lower my principal. The swtich will see my installment be RM700 less, which I intend to use to pay it down even more.

Plan is to cut my overall installment short, with this I'm finish it up within 10 years rather than the initial 15 years.

I locked the rates at 3.78%.

Agreed, with the additional payments, it will finish the installment much faster

Especially you mentioned 3K additional now add another 500-700, bumps another few years off

What is the current going rate for loan below 500k? My friend was offered 4.4 by RHB for semi-flexi. Was wondering if I should advice him to nego.

Pretty sure if he's got a good credit profile and earning capacity, can get at around 3.85%.

Mine is with RHB for a property below rm500k done during the lowest OPR rate during Covid and 100% loan, my current rate is also 4.25%. Still lower than his. He should be able to do much better now.

Is UOB aggressively doing housing loans?

seems like they do give good offers

i also received 3.85% offer for above 500k, but didnt offer 90% for my project

Bank islam offered 3.80%, with zero moving cost+mrtt. Saw that standard chartered also offers competitive rate

guys, i have a question. im looking to purchase my first home.

1.3m but developer gave a 10% discount on the property. loan amount is 90-95% based on the 1.3m price instead of the actual sale price. do i still need to pay the 10% Downpayment upfront?

as for maybank they offered MRTT. which is at 65k. interest 3.95%

If the price on SNP/SPA is 1.3m and you are getting the loan for 90%, then you do not need to pay the downpayment upfront. The developer's discount means they are selling the house to you for 1.3m-10%. and the 90% loan from bank will cover it all.

Some bank can offer 3.8-3.85% on this loan amount.

my RHB mortgage loan taken in 2015 is MYR368k, current IR is 4.25%. Is the pricing steep? any point to go for refinance?

Very comfortably at around 3.9%. MRTA should be around 6-7K.

RM695k, 35 years, 3.95% (3.0% + 0.95%) from Maybank.

Any possibility of better rate? Agents welcomed to reach out to me.
