master plan is the best in Cyberjaya. SH looks good but maintenance fees etc are hard to swallow. Seg has different open lifestyle for residents. SH is closed community just like many boutique development whee u or public cannot get into the lifestyle to appreciate it. For eg. Without enter into setia ecopark or Gita Bayu, u won't know how nice is the lake and landscape there. It is boutique and not open for public to amaze its beautifulness ha. Dpc open it up to let public to taste the lifestyle that enjoyed by the community by allowing public to go there..jog there and provide outsider to feel the premium living there which exactly the model of SEG. That's the different between SH and Seg or other developments. Anyway, you are right that only next or future buyers can determine the premium. DPC take few years to convince outsider to pay premium n migrate there. It is too early to judge SEG especially in this soft market environment. Few years time maybe.

Actually, SH is not really a closed community. FYI, public can access the clubhouse. The clubhouse is not exclusive to home owners. In fact, it is owned by UEM Sunrise. Anyone can subscribe to the club membership. The only difference between SEG and SH is that the main road in SH leads to a dead end whereas SEG's main road will be one of the main artery between Cyberjaya and access to ELITE and MEX.

If you ask the home owners, they're generally not keen on this public accessibility especially when traffic starts growing.

Not just clubhouse. It is ambience and lifestyle. No one will jog around SH but they can do it in SEG with its streetscape and lake/waterway there. External traffic concern, heard the same comments from many dpcian too previously. In the end, ppls will realise it benefits too. Sometimes, broaden the views ll see bigger picture. No right or wrong. If one analyse dpc deeper, then you will know why it is so successful. Not just about landscape bla bla bla.

As of now, the islands seems to be not accessible to public. Hopefully, SP Setia has a plan to connect all the islands with walkways that are open to the public. They had this in the initial Masterplan. It will be an attraction definitely especially when the commercial component is ready. Anyways, totally agree that the more the public can see the beauty, the more the value will be appreciated. This will however always be balanced against owners who are always worried about security.

Fixing grills within a 3 tier security is a good reflection of such concerns...sort of defeat this new lifestyle.

Yes. Especially if the house is backing the road like mine. Road noise could be bad. I wonder how busy will the interchange be in the future. rclxub.gif hopefully they will prohibit lorries and large vehicles to access the road

Whats the minimum maintenance fees for SH ?

I think SEG is cheap for orang kaya as subsale is going on 1.1m, hard to resist after ppl seeing the landscape as 80% is up already. In this soften market, SPS even help to promote SEG by maintaining maintenance fees at rm220/month, good for either residents or investor.

Road are owned by local council i afraid your wish will not come true, however as i see the picture share there will be natural (trees) sound barrier.

Good if public area can open to public, no harm as public is not able to enter each precinct.
In case those lake/landscape is not open for public it mean the maintenance will need to be bear by residents, will cost a boom.
Besides when come to jogging or outdoor activity, of course one is loves to see some crowd in the park nod.gif

Flyover is not opened yet. Probably will have to wait until end of this month. For the flyover to open, the road linking Lingkaran Putrajaya to SEG to Persiaran Semarak Api has to be ready, and for this road to be complete, the heavy infra work that is currently ongoing at Charms of Nusantara Island has to be ready and this will likely only happen when Charms VP which is expected to be in Dec.
