Not familiar with Setia Alam...is the landed in setia Alam also got 26' width and built up of 2900ft2+ at Rm 1.1mil+?
Landscape of SA landed same par with Liu Li garden landed?
Eco Park is Rm 1.9mil but if not mistaken it's 41 x 85 whereas SEG is 41 x95 at RM 1.6mil. Ard 20% price diff for semi D.

Just looked into I property - Duta villa - 26'x 82' @ 3 Storey Superlink 4550ft2 BU asking for Rm 1.7mil+
so, Liu Li Garden superlink 2 storey 26 x 95 @ 2900ft2 asking for RM 1.2mil now still got more room to appreciate.

They were launch at ard 1.6 mil , there is the only landed strata in setia Alam , developer still have units

The other comparable but is individual title ,banyan/tamalan 24x80 sub sale now is ard 1.1 to 1.2 , launched ard 600k some years back

Eco park sub sale recently not doing well , semi d was transacted at ard 1.7 mil, some even lower than few years ago spa price .

subsale for any type of property wont be good in 2015 i guess.
let's see how it goes during 2016 and onwards, worst case will be property with million price tag, it will be very hard to find buyer.

Setia Alam/ Ecopark is sandwiched between many matured townships, i.e. Klang, Shah Alam, Subang and Damansara.
Location wise much easier to swallow.

Bro soros no doubt that setia eco park is a nice place to raise up the family, as this town ship is the in between all the mature Township like Klang, shah alam, n others. Well comparing seg and sep I would say both town ship have different concept and both have its pros too. But never the less let see how seg final product would turn out to be.

For sep, going any where is near and the road infrastructure I would grad it welly plan if we compare new town planning. Heading to their sp mall, the tesco commercial area, n never th less food wise u have plenty of choice.

Just that sep give you a peaceful stay n away from the bustling city life and kids is free to roam around, the gateless concept is so well accepted n feel great without all the grills, have to give the thumb up for the security system n guard too.

But I really like to stroll around seeing all those zero lot bangalow n seeing their own final design once they completed building up.

Waiting for the charm to get vp n have a look at their island different concept hehe.

Both is a good buy too cheers 🍻

One of my gangs collecting his semi-D key this weekend. can't wait to renovate and move in prior to CNY 2016.

SEG in Cyberjaya has more premium because of good infrastructure. Nowadays, we have to consider infrastruture cost per sq ft.
