May I know whether all Common facilities are done up?

For those who have collected the keys, is there late for delivery from developer? Any LAD compensation?

Ok it make sense else too much traffic will build up inside SEG area.
Not only the Charm of Nusantara islands area but also the whole main road inside SEG which one of the main roads still closed for construction.

Note - I used the interchange few times (not official) and two thumbs up for that. From SEG interchange to MEX toll is only 3 mins!

No Lad , but I think most common facilities and landscaping is yet to completed . and currently no electric and water meter as well

Don't think there is any LAD.....
Even though it's VP now, but still no water no electricity power at this stage!
Got keys also cant start renovation....why like this SP Setia? Could be the next MCT!

Under SPA, if common facilities are not completed, purchaser has the rights to claim LAD on the last 20% until all done up.

Common facilities for Liu Li is definitely not completed yet. Landscaping is still in progress, fountains are not running while clubhouse/swimming pool is also not opened. I guess it is arguable that LAD can be claimed since the house has no water nor electricity and hence, there can be no occupants who can enjoy the common facilities much less the house itself. I think need another 2 or 3 weeks for the whole facilities to be up and running.

Anyway, i doubt any owners is going to start legal action over this. Personally, I would just want to see efficiency in terms of rectifying defects and the developer making the effort to enhance and beautify the landscaping and surroundings (which they're doing).

Fyi, the developer is throwing in an unexpected 2 year free broadband for all owners. This is a pleasant surprise

In fact I got 3.5units there

Btw, as per Sch H, only need water and electricity to be "ready" for connection. TNB and Syabas are responsible to connect and install the meter to each individual unit.

we are taken for granted....all previous developers spoilt us kau kau....

no wonder you talk up SEG

Will collect keys this Saturday. Any defects to take note of? I wrote to SEG on payment of BIPV and possible LAD.

Nice for developers to get all these connected but as a buyers, wouldn't do harm to read your own SPA to know your rights.

My unit quite bad , many water mark , all across the master bed room.yet to do the defect complaint yet . I am not worried abt the defect and warranty , however , it will delay the renovation progress ...

The back yard water features all not done yet ... Macam half way only ... Definitely not fit for occupation yet ...
