Hello..that RM 200 p/m maintenance fee is for liu li garden and hasn't include the amount that subsidy by SPS.
I been to Evergreen Garden Residences before and I truly impressed by their security guards who are more discipline army trained and stringent type!
For Symphony Hills - Maybe bro noblebaby or Ross or others can comment.

The benefit of gng on less chance of robbery is becoz it cannot be targeted. Gng robbery normally is insider job. Tenant or car tailgated to come in. Grille, if u r targeted..won't help. Anyway, follow your heart. Don't make urself cannot sleep at nite. Gng, normally jmb/mgmt office will come out a standard grille..do it if you r not ready. However, house without grille i.e. jail-less..for some ppls r must n feel much better...

You mean landed strata must use standard grill as well? Dun like the jail failing , but still, somehow feeling unsecured ... Lol

Personally I think it's a waste to have a house in such environment if you still need a grill. Install CCTV and alarm system should be more than enough since it's already in a secured, gated and guarded environment.

Planning to get a unit at Lepironia West Gardens. anyone who's bought a unit there? what do you guys think of the clubhouse? pool area could have been covered a little bit more. facing the main road and completely open spaced doesn't seem too child friendly.

yes...guard dogs in ecopark....plus guards on both foot patrol and basikal patrol......also anxilary policemen as well.

I believe only less than 10% houses in ecopark got grilles.

This is a true story...one day a visitor was in my house......we sat down chit chatting in the living lounge....and after a while...he told me that my house feels different,,,,but he cant pin point how or what........until later he realised that my house got no grilles........haha icon_rolleyes.gif

A great buy in my opinion. pool area, if u realise is quite shallow, shouldnt be a big problem

bro u currently living in Setia Eco Park?
We truly love SEP however the location doesn't suit our daily activities - office / KLCC / KLIA etc.
In my opinion, SEP should be nominated the best living environment in Malaysia! so beautiful!

I think kids will have lovely time running ard lepironia garden than at swimking pool area.
The pool is too small, however it still serve the purpose for occasionally swimming exercise.

SEP already won the bestest housing estate leh in the world......please keep in up Soros.... tongue.gif

Soros, u should have relook at SEP again....

50m Olympic size pool, football field, basketball court, tennis court, futsal, squash, 2 gyms, dog park, cycle lanes, jogging tracks and etc....

your wife and kids will be truly happy there.......

a happy wife is a happy life.......

Just 2 mins drive to setia alam...plenty of food choices...tai chow, mamak, malai food, indian food......

Another 3 mins drive to Setia alam commercial area.....lagi banyak restaurants and stalls.....

Oh.....did I forget 2 mins drive to setia mall?????

I can't bro....I am a heavy frequent traveler....I need ERL to go to KLIA + KLCC.......

SEP tp KLIA....around 40mins normal driving nia.....could be less than that also if speed up a bit.

SEP to KLCC.....if travel non peak hours....38kms door to door....around 1 hour.....think I achieved it in less than 50mins. But certainly wont want to do it day in day out.

Putrajaya sentral to KLIA - 15mins, parking is RM 1 per day.
Cyber to KLCC - 10mins toll to toll (one straight road) + 15 mins from toll to KLCC (mild traffic).

Put the SEP facilities aside.
Whatever you see now is already a mature township.
Imagine that many phase 1-2 buyers of SA and SEP also facing the amenities issue like cyber last time.
Think long term, I am sure Cyber will be transforming into a mature township soon.
Just look at 2011 and now 2015 - FnB (all kind of fast foods, mamak, international food......), D Pulze mall, Centrus CBD 3 (looking for tenants now), Cyberjaya lake garden, Putrajaya lakeside, quality residential areas, 10 mins drive to IOI resort city mall, HSR, ERL, MRT, Chinese school (coming up), CCC, Skypark, close to KLIA + KLIA2 etc...... YET - the housing price is way cheaper than SA and SEP. So, best strategy now is - own stay, and enjoy capital appreciation as time goes / township mature.

Another plus point - Cyber is served with 5 expressway > SKVE, LDP, MEX, B15, ELITE.

Lepironia garden 41' x 95' still got few leftover units at RM 1.6mil, last time liu li garden 26x95 was Rm 1.1mil+
cheap cheap value for money ler!
