Finally long awaited Rawang BRDB launching this month

First phase 117 units 3 storey , link house price from 910k onward. Before discount

Total have 9 phase with 1.5 billion GDV.

BRDB AND MPHB enter into agreements to develop three parcels of strategic landMay 05, 2011Bandar Raya Developments Berhad (BRDB) wholly owned subsidiaries, Pinggir Mentari Sdn Bhd, Orion Vibrant Sdn Bhd and Magna Senandung Sdn Bhd have today signed three separate Joint Venture Agreements with subsidiaries of Multi-Purpose Holdings Berhad (MPHB) - Tibanis Sdn Bhd, Magnum.Com Sdn Bhd and Mimaland Berhad to develop land in Rawang, Penang and Mimaland.The three JVAs have a total land area of 670.078 acres and a combined gross development value of around RM4.25 billion.The JVA for the redevelopment of Mimaland involves the development of 7 parcels of leasehold and freehold land measuring approximately 324.051 acres.The Mimaland site is located 5 minutes from the International Islamic University, 15 kilometres from KLCC and is easily accessible from the Karak Highway and the MRR 2.The estimated RM2.2 billion Mimaland project will include eco-friendly hillside, courtyard and waterfront landed homes set amongst natural waterways, valleys and water bodies with mature forest views.The JVA in Rawang proposes the development of two parcels of land that comprises approximately 265.13 acres of leasehold and freehold land just off the North-South Highway in Rawang.As the northern gateway to the Klang Valley, the land is approximately 25 minutes away from Kuala Lumpur and less than 5 minutes from the Rawang Interchange.The development has a projected gross development value (GDV) of an estimated RM1.4 billion and its residential component consists mainly of landed homes.In the same venture, a commercial village is planned to capture the growing market north of KL.The Penang JVA comprises 80.9-acres of freehold land to be developed in the south-east of Penang near the Penang Airport. The site is located at the high growth area next to the Free Trade Zone and is also about 2km off the Penang Second Bridge.The proposed low-density, gated development here comprises bungalows, semi detached houses and condominiums with sea views and has a projected GDV of RM605 million.BRDB chief executive officer, Jagan Sabapathy said, “These joint ventures present an opportunity for BRDB to diversify its development portfolio into the Klang Valley and it also represents our entry into Penang. In a strategic move to augment our principal business of property development, these opportunities allow BRDB to participate in viable development projects without having to bear the substantial upfront costs of acquiring land.”He said BRDB has long been accredited with the establishment of Bukit Bandaraya in Bangsar, one of the country’s most established and affluent neighbourhoods. There's 6 type of superlink but only 3 showhomes, starting from 24x65 land area.
Freehold.

rclxms.gif ..access to Rawang has also improved a lot with the contsruction of new interchanges i.e. Kundang Interchange via Latar and BTP Interchange in Latar, Sungai Serai Interchange via PLUS, new flyover after Plus Rawang North Toll, widening of Jalan Batu Arang and Jalan Sungai Serai (B29)..

Rawang will take longer to develop. Semenyih with SEH, EM, DC, etc is more promising without the baggage

Rawang 910K 3 Storey + BRDB products = Quality is Sure.

Maybe the 910K is before rebate. After rebate 10% = 820K ??

Bro, how do you get RM150K for the additional 1 storey? Construction cost? Bangi Avenue 3 storey selling at 588K only! thumbup.gif Of course it depends on land area also.

Low Yat leasehold DSL totally different standard, can't compare with Premium Tropicana Height.. For G&G 3storey freehold landed less 1mil difficult to get in Klang Valley leh, somemore BRDB, individual title in Klang Kajang also sell up to 800k right? Or you have any recommendation for 3 storey G&G less than 900k?

on top of that, have to take consideration on accessibility. BTP is around 12km from rawang toll (exit 116). Emerald West is 3KM away, Anggun is 2KM away, and this BRDB new project is 1KM away only.

if Anggun 3 TSL can sell at 870K in 2014, why not for BRDB?

Actually it's called Tamansari & not Taman Sari lah..
Even if it's the earlier, it's not that bad either as Taman Sari it is a former royal garden of the Sultanate of Yogyakarta, Indonesia. Quite grand one ler even till today.

BRDB are currently doing some final touches to the sales gallery & show houses.

I beg to differ ler, it think these design are better than Acacia Park & M Residence 1.
Anyway beauty lies in the eyes of the beholder.
At least they don't come up with some weird spanish design.

I feel the façade looks okay, just simple and nice. Definitely no wow factor but overall, looks great for me.

Importantly would be the internal layout.

IMO, location is quite good. it's like 1KM away from Rawang Toll. But the setback is.... you cannot turn-in into that area if you are from Rawang Toll direction. You have to make a U-Turn at McDonald Anggun Traffic Light. But i foreseen lots of illegal turn-in in the future until the road is expanded to 2-land per direction with divider in the middle. then, owner need to make U-Turn at Anggun traffic light.

pricing wise, i think might be quite high looking at the pricing of Anggun 3.

The name Taman Sari is like Bandar Tasik Puteri for LYG.
Each phase have their own Branding name like Acacia Park for LYG.
BRDB@Rawang have more than 250 acres of FH land, with commercial & residential plot.
Concept very very similar to DPC, one grand entrance then branch out to different developments/phases.

yes. same like Emerald as well. but the main access still not suitable because "if the road" expanded to 4 lane with divider in between, owner will have difficulty to do illegal turn-in. but that could be for temporary until the developer get consent from JKR and local authority to build traffic light junction. just like what saujana rawang did to the new entrance.

For this Canal Link, the layout a bit boring, failure design for the toilet in Bedroom3&4, waste a lot of space, should shift out a bit like Avens Residence, can connect bathroom6 with guest room, balcony at 3rd floor I prefer it facing frontside like Avens instead of facing the "Golden Canal", and....if not mistaken for intermediate unit, 3rd floor Master Bedroom and bedroom2 no window right? How to breath? Zzzz...

Recently visited rawang n saw all those tamansari banner n location.. after 10yrs of driving thru rawang few times a year, i'm still shocked at how backward/bad planning rawang is...

No lights along the main batu arang road (even after toll), so many potholes with surrounding area still messy junk/bushes, flyover finally completed but normal day still SUPER JAM, commercial area (other than AEON) feels so UNSAFE with many abandon badly managed shops amidst banks/restoran & road still 1 lane n mus share 1 half with some cones in between.

Is this ur definition of an area with potential?? Commercial FAIL, town planning FAIL, access FAIL.

There isn't really a big scale development with developer willing to improve infra. The road is under government plan so it will take many years

20+years ago Tanco do nothing, 10+ years ago HL Prop (now Guoco Land) do nothing.. more recent HBL make some changes with their commercial component..MS just step in just to tap on the wave. Will BRDB make any difference?
Putting the road condition aside, I think the shame is this part of the world still lack of high speed broadband... come on.

Yup, there isn't any at this moment. Will have to wait for the upcoming Anggun City, next to Aeon.
In Emerald West, the sales gallery vicinity is proposed to be another commercial area.

Can't do much about BCH old shoplots as these were built by Tanco ages ago. However BCH area too are slowly picking up pace right now. More shops open for business compare to 3 years ago when i first visited. A new hawker centre just opened in the old Tanco clubhouse which was abandoned for years. This new makan place it's surprisingly crowded. Located just opposite the clubhouse is a new Mydin, currently WIP.

You have to understand this area is not hot until recently and previously people tends to associate Rawang with Bukit Beruntung. So it will take some time to grow. In long run, i do see the potential here.

Got lah, Hong Bee Land & Guocoland did built Persiaran Anggun from Aeon to Emerald West, all the way to SJKC Kota Emerald. Jalan Batu Arang is supposedly undergoing the 1st stage of upgrading right now as per the news I read. Even the signboard put up by JKR proudly state the completion date on 18 December 2015. But so far I don't see any activity here. Knowing how our "cakap tak serupa bikin" govt work, the completion date is sure to be extended indefinitely.

I wonder if BRDB can pull some strings here.

btw, TM has enabled and been promoting 8MB Streamyx in this area. IMO, 4MB line is good enough. I didn't subscribe to 8MB yet. waiting for the speed to stablize before i subscribe to it.

I think i saw such JKR board for many yrs but little effect.. persiaran anggun is the inside road for those residents n whole rawang main road is batu arang road.. my relative lives in emerald n i feel like las time the road was SO dark with NO streetlights n potholes everywhere.. havent gone recently icon_idea.gif icon_idea.gif

after reading your thread, rawang still has a long way to go before catching up with other areas and it is true that banks previously also reluctant to give loans for development? has that changed now?

if we ignore the surrounding for a bit, do you think tamansari is a good product especially being that it has a huge build up, G+G with clubhouse, sub 1 million price and freehold?

Good product for ownstay or rawang upgraders.. have u been to rawang recently??.. banks are willing to loan those newer areas for sure but not sure about those old areas...

yes bro. i stayed there for almost 20 years. i seen the limelight from the big hoohaa of bkt beruntung which bearing rawang address eventhough it's 15km away from rawang town. i experience the dark road right to bigger lane now. I also seen the rise of emerald project. I do almost give up on rawang due to lack of development. but my decision to stay put bear fruit for me. Most importantly, my wife and children are comfortable in that area. at least when i travel, i have peace of mind.

Old area like BCH still can get loan. I helped my mom sell her hse 3 years ago and managed to get loan from HLB, RHB and MBB.

If you intend to go there this weekend, i would suggest the following time to avoid jam. Take note many will flock to AEON to watch movie and window shopping. There will be contra flow during weekend as well. but time will be different from normal weekdays. EE-EW Bridge / Link will close during weekend.

Toll --> BCH area
a) 8am-11.30am
b) any time after 6pm

BCH Area --> Toll
a) anytime before 3pm
b) anytime after 8pm

Their BP plan shows 6 lanes (2 lanes towards persiaran anggun, 2 to Taman sari, and 2 towards Rawang tol direction). The AGM said its confirmed and approved thou.

I think they misconception here is Rawang residence especially residence in Anggun 2, Emerald West Bunglow is all the factory owner around Kundang Area , Rawang Industrial Park that is super rich. I doubt any working class -middle class working in Klang valley will consider TAMANSARI.

Once BRDB developed this piece of land .. with Anggun City up within 2 years time .. do you think BRDB still selling at 1 million price tag?? Anggun 4 will be selling at premium price as well as Emerald !!!

Rawang ( Batu Arang ) location
Advantage
1.) Nearer to NKVE compare to Rawang town
2.) Property price still low for large build up compare to Sri Kembangan , Puchong or Kinarara or Ecoworld semeyih !
3.) Multiple exit to Guthire , LATAR and NKVE ( Rawang to Jalan Duta distance is nearer then Setia ALam - Duta by 7 KM ! )


Disadvantage
1.) Batu Arang trunk road is still 3 lane ( with traffic routing at specific time ) donno when will upgrade to 6 lanes
2.) If on holiday eve ( Raya, CNY or Depavalli , ) you will stuck in then NKVE jam !!
3.) Curry power factory (BABA) is nearby can smell curry at certain time !!!

let me try to guess:
1. school education. if you reside in elmina or cyberjaya vs rawang. what do you think about potential school education for primary, secondary, tertiary?
2. daily amenities need. eg. supermarkets, groceries, stationaries shop, post office, etc. which would be better
3. security. which location would be more ideal for security?


if you are purely thinking of distance, obviously the choice of elmina and cyberjaya is more appealing. but if you are assuming the guy to be in city center, then the difference diminishes between these choices because on normal occasion, the difference in distance could translate to difference of journey time of extra 5-10 minutes or so?
what would be the extra 5-10 minutes compared to an hour journey then?

Are you surprised that Rawang properties can sell so high price? Maybe you should visit Rawang and look closely the potential.

Was browsing for threads related to tamansari and found this. Ive recently booked an unit here for own stay. type C for 1.149mil..with 5% discount (confirmed) and further 2% upon signing of S&P (not that sure, but was told by banker). Judging by price per sqft..its only RM287.25persqft, which in my humble opinion..more or less similar to prices at semenyih (Ecohill and EcoMajestic) and I have visited places like rawang, semenyih (eco) and shah alam (canal).

Was not that confident on the pledge by BRDB that the right turning junction (jln batu arang) although the sales agent and even the GM confirmed that it will happen as it has been approved. Might really take i-dont-know how many years to be completed.

The layout for type C looks impressive tho, as my partner and I liked it to be honest. The maintenance is RM300 per unit, regardless of size, and they will provide FOC club house for 5yrs, although I dont think we will utilize the clubhouse, haha..

Anyway, I am a lil skeptical about the progress of rawang, esp at the anggun area and brdb, as my friend's and familiy unit at emerald west and anggun is still, well, pretty empty and its a lil quiet at night, so what is important is the security. For tamansari, each phase will have its own perimeter fencing with anti-climb and cctv, which may serve as the peace of mind at least (although i dont know how useful is that).

Apart from that, they have 50% reserved for bumi's, and i am unsure how long are they gonna take to transfer it to non-bumi lots, which indeed the bumi-lots have zero takers as per my last visit, so the area, i would say will be pretty empty and quiet, for phase 1 at least.

Lots of things to share with you guys here, but time limits my sharing..

To be honest, i still think our purchase of RM1.149mil is on the high side, but we are planning for our future, with intention of staying at least 5-10yrs. Well, how will the prices of the properties here move, i really cant tell, but oh well, we are planning to stay ourselves anyways, so no issue really on the price movement. One thing to note of is that quite a number of panel banks they have, which accepts the loan at such a steep price, and i am surprised that they are so many of them, including ocbc.

I am waiting for my loan approval now, and still undecided about our purchase here, as BRDB gives the option to withdraw @ no cost (according to the sales staff that attended to us), so we are still thinking while waiting for the loan approval.

Hope you guys can enlighten me with our purchase, whether or not we should pursue the unit, or otherwise. Love to hear your comments.

Thats the unite left in phase 1,with the latest on the right hand side,while the one on the left was taken last week. Bumi units are being taken up, a few at least. Additional 2% rebate..nt too sure about it, bt i've heard about it too.

Rawang is a good place to stay... i stay rawang since 20 years ago.

the road to selayang and kl already improve...

Rawang by pass from serendah to templer park will be completed next years...

latar completed..

now only the batu arang road, from emerlad to rawang town and tesco to rawng town..

SiS international school going to built at taman sari...


next 10 years , may become another puchong....

Well the red ones are not sold..reserved for bumi's. Those with yellow and double(orange+yellow) are sold.

Divana, Im looking at own stay after 3yrs..so this project is just right for my family and i.

I agree with kenlaw..only batu arang road needs to be improved..bt the road widening looks like its taking forever.

Beemaro, well for own stay, recommended, bt if for rental yield or cap appreciation, i think its nt that suitable. Just my opinion yeah..

It is not just a 3 storey house, it has the unique concept with the courtyard design.
Price wise, Anggun 3 Semi D is cheaper, as the price was fixed > 1 year ago. But we need to look at the whole package.

Taman sari is a open couryard concept.. it reserve a lot of land for the garden which maintained by the developer... alot of greenry...it dont have gate... and fancing... it a serata free hold title..like condo.. every unit have a backyard garden which maintain by developer....

if taman sari open for sell on 2008 around 8 years ago.. when i looking for my second house at rawang.. i will choose this taman sari.. During that only emelard and primaville to choose.. finally i choose semi d at primaville which more near to san yuk school...


Mar sing too far away... not worse to buy...

sp setia very far from rawang town...

now the best choice at Rawng is taman sari...or lake club home..at rawang town..

question is if rawang market can absorb this price because am not so sure demographics of rawang

for setia alam, lots of upgraders from PJ and Klang

Type A & D the length of the house very short, only 35ft long, nett build up around 2600sf and only have 3 rooms

Type B & F courtyard design is good but the living hall & dining area relatively small and all the room no balcony

No more low cost housing nowadays, only affordable house like what Selangor Government have launched two weeks before in m residence 2.

May I know what problem does Hindu temple really make?

For the food industrial opposite hill top area, I didn't smell anything most of the time when I visit.

1) location rawang, coz not sure the market outside KL

Im sure there will be affordable homes in all types of township..coz thats the requirement by govt..

And like i hav mentioned earlier, although i bought one unit type c, i somehow feel its overpriced..haha..bt if we dont buy now, then when? Just a ques to ponder thou.

Just a quick update, i drove from petaling street in kl to tamansari after office hr yesterday in 30mins..althou the traffic was unusually smooth.. I drove using nkve

There are still differences between low-cost housing and affordable home.
Affordable home can be priced up to RM300-400K, whilst low-cost flats are priced at 42K.

Some can smell curry powder, some could not, some are ok staying close to place of worship, some are not. It's subjective.

in term of sub sale value .. semi d is better than super link with same buit up...it have bigger land...

Hi kenlaw,
Ive been to a1 and a2..nt too bad..bt i think tamansari is a little more strategic coz its nearer to highway? Hopefully brdb will fulfill their promise to create a right turn into tamansari..else it will be a hassle..

most important is you comfortable with your choice..if you like it, then take it..no need to compare.

But phase one is the best one.. cheaper and have room to increase over the years.

According to founding principal of SIEG Charlie Grayhurst, Taman Sari Rawang residents will enjoy priority status at the new campus.

Meanwhile, BRDB Developments will launch the second phase of Taman Sari in September. It has an estimated gross development value of RM170 million and comprises 149 superlink houses.

taman sari accessibility issue. The "legal" access from Toll to Tmn Sari shud be U-Turn at McDonald-Anggun Traffic Light. But getting out from Tmn Sari to Toll is breeze and very near. From Tmn Sari to Emerald/BCH, it shud be using U-Turn at Toll's Traffic Light. But those are just for "Legal". I saw many car did turn into Tmn Sari just like that causing hazard to other road user. smile.gif

I always thought that the hilly landscape in this part of Rawang ( Batu Arang ) and between Rawang town and Selayang, would inhibit the potential growth of this area. The TamanSari has yet to change my mind on this. Compare this to Puchong , with vast flat land on surrounding and down south, they are already competing on different playing field.

Furthermore, Puchong is surrounded by Subang Jaya, Old Klang Road, Cyberjaya, Shah Alam, Sri Petaling, Sunway, Putrajaya. Whereas Rawang is surrounded by Serendah, Selayang, Bukit Beruntung, Kuang, Bantang Berjuntai ( bestari jaya ). So saying it to be another puchong is really premature.

The ironic thing is Rawang town was started way way before Puchong when it was just basically forest and abandoned ex-mining lake.

This is brdb. Totally another level. No play play. A developer built troika klcc. One menerung bangsar. All super quality stunning development. Just landscaping also out of the world. Only with their brand, workmanship and design already worth it.

Most likely an abandoned project or a white elephant in the making. Perhaps DA Land will sell the project to another party in the end. Anyway, I hope they can deliver what they promised.

SA told me at the existing sales gallery and complete same time with phase 1.
Dun know true or not as I dun think they will build another gallery for other phase

I'm deciding for own stay also. Steep price.

Adjacent to highway is actually not good for residential as it is subject to noise.

The most important is the accessibility - must have direct access from the main road.

to make comparison better I will use the current LRT/MRT route as the original klang valley.

trying to register but website db seem crashed or some back-end application got crashed.

i have called the sales office once if not mistaken after i've seen the board advertisement with big lake in damansara, left over units i think are over a million.
if i refer to homepage, there are phase 1a - 1h, all those have been launched ? and next launching will be 2A ?

I believe BRDB's strategy would be:
1. Launch phase 1b first, which is coming real soon
2. Sell off non bumi-lots to gauge the demands
3. Release phase 1a bumi lots accordingly

The launch of phase 1b is getting nearer it seems, any of you have any updated news to share?

Yup, there is a 3% increase for all the bumi release. The type b for phase 2 will have the courtyard covered, try pm me i hope to get referral fee

Wow frankly i thought is some double story with the name taman sari. Didnt expect to be one million property.

Do they have a link way to Aeon? Or have to go through the main road? I dont think any link way is possible because should be cut off by Anggun 1?

Saw sign of international school up already at main road.

It is one million as it is a three storey... Averaged out around RM300 psf currently for intermediate.. The current linkway to aeon is through jalan batu arang, only when the surround development complete, there will be a link road through anggun 1

Second phase launch should be held by the end of this month.. Pricing will be slightly higher than phase 1 bumi release from what i heard, as it is built on a higher ground

Without the courtyard, the house is still very bright due to the rooms being offset to only one side of the house

Agree on that, the partition location is odd, it is like the extra 6 feet extra of Type C, just put one wall across only tongue.gif

If not, try looking at the corner ones, it varies quite alot from the intermediates

There is an increase of about 3% on the list price as informed by the SA. However, in the other hand, they give a rebate of 5%

Should be the same with Amaryllis except for type B/E where the centre courtyard is covered up.
Can't wait to see how the new type B/E will look like.

For Camelia
Type A/D - Same same
Type B/E - Courtyard covered, double volume living space on first floor covered, you can take Type A/D and just "widen" it, only difference from Type A/D is that there will be two rooms on the second floor
Type C/F - Same same

No idea of the design yet, but the sales gallery will be converted into a clubhouse within by the time Amaryllis / Camelia VP, you will get 5 years free membership as a buyer though.

If the size is similar to the one in DPC/Jade Hill, that would be enough

I am aware that this club house is a temporary one to cater for the first few phases. The permanent one will be built further in.

What i am worrying that it will be a very small in size, without much facilities.

It may happen but not so soon. considering they built 3 furnished temporary show houses for the ~270 units for sale, unless they build a bare unit first at the actual site. After amaryllis and camelia, the future phases gonna have different design.

Strata landed development is quite a new idea. They are not easy to find at matured area.
For this budget, one will only able to get normal traditional terrace houses in matured area.

Strata landed is just a gimmick, a lot of restrictions also, 1.0mil really got a lot of choices, for this price, willing to travel far distance, do you think cyberjaya landed would it better and higher potential in future?

For me, since strata no renovation, so gotta max out the built up upon purchase, and maintain a garden that is not too big would suffice.

There's also price to pay for the brand of BRDB smile.gif

Camelia is 1mil for both 26x65 and 26x70, few k difference for the extra 5' garden

1mil you hardly can get a proper strata titled landed in cyber. Those FnG ones yes a few.

but one must live in cyber to realise that cyber has its pros and cons as well. Cyber in my book is NOT a bed of roses. You need to make some adjustments to your lifestyles as well.

Yeah, following that pace, BRDB gotta launch just over 1 phase to fulfill that timeline, depending on sales in the end... I do hope some plots have some low dense condos with landed (like phase 2B) on it, it helps with the population...

I went to the showroom last sunday and phase 1b is still slow moving, still one unit taken only, bt the concept is better than that of phase 1a, in my personal opinion of course. Haha...

But i think ppl are holding back quite a bit in anticipation of weaker property market and also weak sentiments in fy2016.

There will be a few other launches in the vicinity as well, ie. Emerald heights by loh&loh, serai by Gamuda.. which i believe contributed partly to the slow take-up for phase 1b

Camelia got more garden space, pocket garden, a large private park, price and maintenance charges also better la....

See whether u like N/S facing Camelia or E/W facing of Amaryllis...

Publicity is weak from BRDB for Phase 1B. Except for Edwin Yang appearance on Lite FM, I did not receive any news or brochures from BRDB on the launching of Camelia.
Maybe they do not want to waste bullets in this year end period where everybody is away or busy....
SA once told me the best time to launch will be after Chinese New Year.
I think only after official launching, one will then know whether it will be a success or not.

Camelia will definitely be better as it sit on higher ground level, lower density, more corner units and have a private hill with watch tower on top.

Yeah,in a way i agree with you both that year end is harder to sell..bt all in all i prefer camelia over amaryllis.. What about u guys?
