Key collection have to wait Long queue until early Jan. Mah Sing is understaff and does not plan to work on weekends

LAD can only apply after VP collection? Or can start immediately?

Once u pay up whatever during VP. No need to wait till inspection finished.

When i check with MahSing today, it seems that the LAD payment is based on your block unit. Mine is said to be ready next month (or maybe later).



Mine isn't 36 months, but 42 months because they got a 6 months extension.

It seems we don't need to apply. When I called MahSing, they told me that my LAD will be ready later. Just call them and see when is yours ready.

Has anyone seen their unit yet? Does anyone know what are the necessary things to add to the unit before we rent it out? Does the units come with curtains and other furniture? Mine is a 450sqft studio unit. Thanks in advance.

You can see the few final pages of your S&P. It outlines the things that they provided. If I'm not mistaken, they provided:

Table, Wardrobe, Mattress, Bed, Microwave, Washer/Dryer. I don't remember seeing curtains and pillows from the list.

Yes, no penalty. They asked you to pay in advance for Dec 2016 to Mar 2017 charges.I find it bizarre because the actual payment should only be in Dec 2016 since we have 1 year waiver. This company seems asking money to fund their whatever expenses. Sime Darby never did this to me before.

However, I just paid to get the keys asap.

Guys i also just receive vp letter. Going thru, noticed that i have late payment charges of rm700. While i understand its all dibs and i was not made aware of any late payment by rhb.

Is there a way to go around this? Whats my next step. Thank you very much.

According to mah sing, this is stage 2a late payment charges which means if you are getting 90% loan, the process of releasing the payment from rhb to mah sing was late. I have the same issues like you, and you need to write in ask for waiver. I did it but lousy mah sing customer service never responseded my email until I called to follow up again. The lady who is arranging for key collection, Soo Lee told me that mah sing will definitely waive it but because they have thousands purchasers so not able to reply each email, what an excuse!

Besides, she told me my LAD cheque will only be ready before CNY. My VP date was 4dec and lad payment is calculated until 4dec 2015, though till today I have not gotten mine 😖

1 more thing to highlight is that, my bank charge me interest which covered the period before VP date, I called up mah sing, and Soo Lee, the same lady told me that we can claim back the interest charge from our bank before the vp date and she referred me to another Malay lady who is in charge of billing. I have been calling the Malay lady last week, line was either engaged or no response ... Very hard to get to call mah sing.. My opionin is that if you need to get the interest portion charged from mah sing, suggest you get your back to print out the breakdown of that month's interest and email to mah sing. I'm asking my bank to send me the breakdown already, estimated can get back around rm250...

just to update;
mahsing will waive the late payment. ive only been asked to pay the quit rent, and the future maintenance charges (no idea why to collect now)
i have about 400-500rm of interest from bank. will ask them while i collect the key.

The setup on 450sq ft for 3 bedroom for student is really well done. In fact for those student requirements, Garden Plaza units provide a very good configuration with everything student needs. They just take with them their own luggage will do. Washer, fridge, fan, microwave, and all critical a stuffs for students are there. Even the single bed with mattress is 6'5" in length. Some more with 2 movable drawing under the bed and 8' height double door wardrobe.

Hi guys,

collected my key 2 weeks ago. just a few advice to give new owners, these advise are from me and by meeting other people around the area as well.

1. watch for defects check every corner and test everything cause some defects are bad. mine was okay and simple but my sisters unit had broken pipes and all. I suggest when you get the key leave the water and electric running for a day or two to check if any leaks or wire trip.

2. Beware of The washing machine they provide. It may seem like its ready to use. but there are a few things you need to do before using it. Read the manual on how to set it up. You need to take out the washing machine and behind will be three nuts. Need to remove those nuts first and pull out the polisterine bags from underneath. I was lucky one of them informed when I got the key. Some owners motor spoil because of this, the first day and they wont cover warranty cause they said didn't read the manual.

3. Some of the Guards are abit rude, my first day when I came to collect VP they didn't let me in thinking i was lying to them because i was wearing simple shorts, t-shirt and slippers (worked from night till morning so just changed to something simple and went to collect straight), When I was trying to find the letter for key collection in my phone they kept asking me to stay our of the premises in the hot sun until i find the letter. When I had visitors come over and they ask for direction to park the guard were rude and some even didn't want to let them in until I had to come down and give a piece of mind to them only then they stopped harassing my visitors.

4. internet is fine and stable there especially with TIME it is heaven!! however when the technician was setting up the fibre in my house he said that a few houses the Fiber was faulty(broken wire inside, was not fixed properly in the first place and they just put the box there for display only)

5. To install Curtain Rail they asked for RM1000 Deposit and only then you can go ahead with the installation. and after install they will inspect and confirm no damages and they will give it back. i don't know whats the big fuss about this but I paid it cause was abit desperate to get the curtains up. But i think you can quietly install without them knowing shouldn't be a problem if you didn't damage anything ( I don't know what can be damaged when installing curtain rail also)

6. You can ask them to top up the aircond gas by filling up your defect form if the aircond is not cold enough for you.


Other than that my two weeks stay there was awesome. great view, great facility, comfy, feel like staying in hotel. Overall worth the buy.

U have 2 years to report. can submit the defect list multiple times, since the warranty is 2 years.
