Good news! Some of us have received a letter from MP Sepang regarding result from the hearing. Even though it is clearly stated that they "mengekalkan pindaan", they have actually reduced the rate to 7.35% (residential rate) from 8.4% (commercial rate) previously. Really the long long wait..Anyone know when the developer will send us the letter about the LAD payments? Just ask because my friend is Zxxa buyer and he received the announcement letter about developer willing to pay the LAD due beyond the complete date base on S&P. Me only receive bank statement to remind me to pay interest...wuuwuu..

I just received news that water tariff will be RM 36 per month minimum, charging is commercial rate per this schedule @ http://www.syabas.com.my/consumer/water-bill-water-tariff
This is not fair. Can we complain to syabas? |

I received Vacant Possession letter from the Developer, My Villa and also the Mah Sing appointed property manage, MS ICON Property Services Sdn Bhd asking for payment before handing over of keys. While the billing from the Developer is OK. Billing from the Property Manager which is a subsidiary of Mah Sing needs to be scrutinised. In my bill, beside asking for 4 months service charges and sinking fund, they also ask for (1) TNB Bulk Meter Deposit =Rm 515.00 (2) Sybas Bulk Meter Deposit= 156.32 and (3) Water Deposit Rm 150. 2. Should I pay for 2 TNB deposits( One paid earlier this year when we submitted in theapplication form for TNB meter to my unit and another one the TNB Bulk Meter) and 2 water meter deposits? Can any body give your opinion? 3. I check the S&P agreement Para 22 (1) and (2), my layman interpretation is that Purchaser only needs to pay 1 deposit for the installation of water and 1 deposit for the installation of electricity. Am I right or Am I wrong? 4. Para 22 reads as follow:- " Para 22 Water, electricity, gaspiping, telephone trunking" (1) "The Vendor shall, at its own cost and expense, lay or cause to be laid all necessary water, electricity and sewerage mains, gas piping(if any)and internal telephone trunking and cabling, to serve the said building and at its own costs and expense undertake to apply for connection of internal water, electricity, sanitary and gas installations (if any) of the said parcel to the water, electricity and sewage mains of the Appropriate Authority, and the gas mains of the relevant authority." (2) "The Purchaser shall be liable for and shall pay, within fourteen days after the receipt of a notice requesting for payment from the Vendor, the deposits for the installation of water, electricity and gas meters and the Vendor shall bear all other costs, if any" |
