what i meant is investing using account 1, this is the investment allowed under EPF account 1 investment scheme. I am not really withdrawing as the money never really in my hand, instead just changing hand from EPF to PNB. Definitely not the same as home loan withdrawal.

AS1M constantly beats EPF returns however 2014 is an exception, the difference is small but the waste comes from all the time it takes to que up in PNB office. I am only investing in the fixed price fund for the time being through EPF account 1 as it virtually offers capital protection, not in the PIDM sense but as a fixed priced fund.

Yes, I have been cursing myself for using EPF $ to payoff my house loan some years ago. Back then, my $ brain cells were very limited. My rule no 1 then was debts are money suckers, get rid of debts. Thus used EPF to pay off my house loan. I did not look at the EPF % vs loan % then.

Since you raised it here, I decided to dig up the data to see how much I have lost with my stupid mistake.

Surprisingly, that was not a mistake. In fact, I benefited from it! See graph below. Yes, it depends on the actual loan rate one gets from the bank, BLR - X.

Assuming my X was zero, then I gained some 17% cumulative BLR - EPF over the 10 years.

come to think about it, ASx fund don't invest in foreign market / properties like EPF does.
Only PNB does that nod.gif maybe that's one of the reason why EPF outperform ASx fund for 2014 hmm.gif

My conclusion was withdrawal from EPF to invest in ASx like your case is a no-no. Housing loan is a seperately issues they have I have raised

U should use the net mortgage rate aka blr-2.3% for instance for comparison, not using blr, for fairer comparison

Yes, agree. That is why I mentioned "BLR-X" and I assumed my X is zero.

Yes, boss, I will do that tomorrow.

Already discussed with my wife that we would be going to ASNB on Wed afternoon to change her and our 2 boys' passbooks. So happened that one of my sons will not be schooling due to his school sports days.

Good advice.

depends on Branch & counter staff.
some need authorization letter, some don't give a damn about it.

Some may see I am over reacting with this small issue. But you have to be in my shoes THEN to really feel the frustration and anger.

What am I talking about here?

I took my whole family of 5 (yes, whole family) to ASNB a few weeks ago hoping to change to the new ASM passbook for my wife and my 2 sons. The office was packed and we left without making a fuss. That was in Jan and lots of people getting their dividends was the cause of the jam.

Went again with my family this afternoon at about 3 pm. The staff at the door asked and we told her about changing the ASM passbook. She told us "system down". Wah, pun ada system down at ASNB! I had a look inside the office and there were about 10 customers there. Whole system down or only ASM system? Don't know. Thus wanted to ask if any one did any ASM transaction after 3 pm today.

Finding a window to get my family there is not easy as my 2 sons go to different school schedules (morning and afternoon). So happened that one of my sons is available today due to his school sports days.

Feeling unsatisfied, went to CIMB. Must get this done as the Hulk inside my head said "You won't like me when I am angry". Ha. After a few minutes of conversation with the front staff, learnt that CIMB here does not have the updated system to handle ASM!

Asking myself, is it really worth it updating and getting ASM units?

Yes, suddenly I turned from one who likes ASX to someone who hates all this ASX rubbish! Ha.
