Finally Midfileds 2 come out with press ad and some info. Total unit 792 and starting from 640k to 1.6m. Really good buy for those buy midfields make big money, still a good buy ? But normally YTL project all kena sapu all. rclxms.gif rclxms.gif

Nearby Vynes rm600psf. Southbank rm650psf.
If YTL price below rm550psf, the queue will be longer than fennel.
But if much higher than rm550psf, subsale of current midfields <500psf maybe better deal

YTL always have they own follower, i think easy 650psf up for YTL. For the location is not bad also la.

There are only 2 size

Type A5 = 1160 sqft
Type C3 = 1113 sqft

Looking at the alphabet should have more layout and size.

If the smallest size is 1113 sqft, then the minimum selling price of RM 640,000 which translate to average RM 575 per sqft

It seems YTL will likely sell 550+psf onwards and if takeup rate is good, then there may be upward rerating of current midfields

the 400+ psf is for current today price.

They are selling RM 570 per sqft is for future 3 to 4 years price. Meaning that MF1 price will be adjusted to RM 575 per sqft in 3 to 4 years time.

Kuchai lama, Sri petaling, permaisuri, mid valley, kl triangle also just 10-15min drive. Plenty of choice if you have car.

Been a resident for 2 years in Midfields. To future residents of Phase 2, do consider few issues before parting your money (probably not so relevant for investors/flippers).

Re car park, not so much of an issue but a matter of convenience. not sure if Phase 2 will utilize the existing car park complex. If yes, then future residents pls be prepared to crawl up as high as 8th floor and jog your way across towards Phase 2 area.

Land line/fibre is one of the biggest ongoing issue. YTL have never bothered to erect infra last mile for land line/fibre for phone/internet in Phase 1 and there is a high chance that they will not commit in Phase 2 as well and continue on to promote YES (promoting Buy 1 unit condo, get 1 YES zoom/dongle for free). Before committing, ensure that this is enquired with YTL. If no infra is planned, well its entirely up to you. Personally not having a basic infra is kinda disappointing and not having the options open for other telco s**ks IMO.

There are other issues to consider as well i.e. workmanship, leakages, astro HD, partition board, etc but it is subjective in my opinion and hope YTL could improve on this.

Sure, nothing is perfect but BBB with both eyes open. Do get the best value out of this.

Very disappointed to hear that and it happens to YTL's project. I also heard that there was some legal issues happened at Lake Fields Sg Besi too. But dunno why ppl still line up long que to get the Fennel unit hmm.gif

Ytl fansi Q up for good reasons.. mF1 was sold below rm200k for low floors blk A, capers about rm460psf blk A low flr. Fennel rm600psf for few units 2bedder..i guess there may be some units for early buyers way below 550psf for mf2. The fansi dont argue about unifi, htc,wall board..they just buy.

We always take for grantedthat everyone van subscribe to unifi....indeed it is a luxury. I have used yes before, its not as fast as claimed and u get charged by usage....

Dono MF2 their car park will same with MF > Different block car park, need walk far far only can back home. Normally others condo after park car just take lift go up.

My friend was lucky to get a unit during midfields 1 launch for RM200 psf. The average psf then was more likely around RM250 psf (my guesstimate). The early birds always get something juicy... hehe.

midfields 2 will have better specs. Definitely one. Quality will be better with Singapore's Conquas in the picture.

wah analyse so deep ..many current and future developments also surrounded by highways..

not everyone is into fengshui so dun get all tangled up into this unless if for own stay and
deep believer.. highway is good as it means connectivity but for practical reasons dont buy the ones facing directly to the highway due to the noise and dust..

this place kinda jialat. u need to keep jialat until the bandar malaysia and HSR done. minimum 6-10 years of jialat.
or even worse. 20 years of jialat. macam lrt2 jialat more than 10 years..now baru revive.

I am staying in Midfields 1 and honestly I thought the same about dust and noise but at least the dust part wasn't as bad as I thought. Noise wise, higher floors are noisier because of the close proximity of MEX highway. There tend to have loud exhaust bikes/cars from time to time, especially during the weekends but the good connectivity made up for it.

According to newspaper is minimum RM 499K. I guess is bumi lot and lowest floor. Don't forget that the minimum price is for early block. Can't imagine what price will be for the highest floor.

499k for 1044sqf? It's impossible for today's market. i assuming 499k is bumi lot, even 535k also BBB. Compare to market, the price should be 600k above for 1044 sqft.

Their tactic is to launch phase 1 or one block of midfield 2 starting price from 499K on bumi and 534K on non bumi. Not sure you can grab a unit with the price mou cause internal staffs will sapu 1st.

from the sitemap, looks like those unit facing pool view is better (although view blocked by MF1) becoz not facing highway. some poolview unit wil hav west sun issue.

klcc facing unit (facing north) will hav highway in front of them, noise issue

That is only if the land cost is cheap.
For those hot area like in KL Golden Triangle, PJ Downtown. It is a luxury to build car park at a separate building.

But mk Many well plan condo. Car park just right below. N semi hidden from outside. Mf1 cp 6-7lvl of car park. Siao. If your car park on the top. Siao Liao. Now it repeat on mf2..

+1 but that's YTL's modus operandi. Look at Fennel with > 900 units but still charging 45 cents psf, which works out to approx RM550 per month. Too much

monthly bank repayment for 30 years is RM2435 ,
total expenses per month will be RM2785 .

2. Partition wall? Like in MF1
3. Unifi but I think this will solve in future
4.HTC, radiation
5. The f***ing ugly palia paint ! What's wrong with ytl for the paint in MF1?


However the location wise and 2 entrance/ exit, great environment are the plus points

rental rm2.5psf...... bukit jalil plenty option or even some mk old condo. sri petaling, oug also can get.
even in kl city some condo you stil can get rental rm2.5psf.

this part of sungai besi very hard. surrounding seriously not very good for now even next 3 years. yes location and distant wise is much much closer to KL. but... surrounding very a little tak boleh pakai for now.

rental around rm1.9psf to rm2.1psf baru look ok.

coz same things happened to my brother in law for his Royal Regent unit...
Rental cannot cover loan installment...

so can I know is my brother in wrong direction (loan 90% too high caused month repay high) or some just too optimistic?

sibeh jialat. if alone go grocery shop. make sure bring foldable trolly. rent there stay ok if rental cheap.

floorplan layout is not bad..every unit is semi D design with low density 8 units per floor only...

but the quality hope can be better than midfield 1...

many phase 1 buyers expect midfiled can become another Tamarind/saffron condo at Sentul...but somehow the quality for midfiled cant meet the expectation...

the midfield phase 1 building paint looks so tired....must use some very low quality paint...

nowadays rental definitely cannot cover loan instalment dy, every where oso same not only midfield 2 my frds. unless u look for those subsales low cost apartment or flat, then may be can cover instalment.

for property investment, u can play rental game or flip game.rental game u should go for low cost apartment and get those more than 6% rental yield property, cn cover ur instalment, but bear in mind that normally this kind of properties slow in capital appreciation. mean tat ur property value climb very slow or stagnant.

for flip game, investor buy those mid end to high end condo, good location, high price, better capital appreciation. but definitely not good in rental yield (only 4%).

where got property can get rental cover instalment yet good in capital appreciation my frd?

ur bro is not wrong, although the rental cannot cover instalment, but I belive the value of the property has gone up.

for those who is going to the launch please do take note that there will be road closure within bukit bintang area from 26th - 28th April '14. and high level of security check due to obama visit.

1) Jalan Imbi (Probably only one lane will be open for traffic movement on scheduled times)
2) Entire road of Jalan Yap Tai Chi and back road of CCC Loading Bay /back area of Bintang Palace (Permanently road closure)
3) Jalan Gading, Jalan Palmer (beside Carlton Gourmet / entrance to Starhill Car Park Entrance) and the turning from Westin downwards to JWM Car Park Entrance / Loading Bay will be closed for a short while during movement of motorcade

went to the showroom today, but got snubbed.

coz today 1pm - 5pm is for YTL staff
tmr 10am - 5pm is for recurring customers - bought 2 units and more in the past
sat and sun only open to registrants.

although previous mentioned by some forumers, i just summarise on the outcome of enquiries i made this morning.

3% "early bird discount" (applied on the total selling price not the deposit)
free legal and SPA (makan sendiri for loan documentaiton)
free air-cond
centralised water heater
maintenance fee 0.35 psf (not cheap!)

9.4 acres of land
792 units 3 blocks

anybody has any idea what was the take up rate about?

all in all....worthy for investing?

500+PSF for a decent 3 bedrooms condo unit consider good price already in city area. Price may be going up again due to inflation next year. Even our local drink "milo" also announced will increase 5-7% from May onwards.

yes, fennel and capers are positioned higher than midfields. midfields actually considered medium cost / medium high cost apartments.

and fellow member who's YTL staff mentioned that for midfields staff purchase, only staffs that joined YTL at least 3 years and their first purchase of ytl property will be considered.

some ytl staffs got turned away yesterday.

KL CITY South has better development then KL CITY North now.
TRX, bandar malaysia, HSR all in the pipe line. sibeh ong. and also close to bukit jalil just down bottom only.

Yes, now no more DIBS so have to pay interest during construction. My previous loan also no DIBS but the structure of the loan is such that i pay the interest only upon completion of property. Only way to escape paying interest is to pay cash.

Other sifus out here will be able to give u better advice. I'm not so clever in this. blush.gif

Does anyone know how YTL price th unit? Why some people buy at High floor is able to get cheaper price (20k different) than low floor? While the sqf is only 13 sqf different? Both units also face shotlot.

Block F comes with only 1 carpark.. Block D comes with 2 carparks (tandem). Price varies depending on unit facing pool, garden, highway, shops etc.

Having a wife that good at investing is really very lucky. I have seen an example, husband working outside consider high income. His wife is full time housewife and also use her husband money and credit from bank to invest in property. End up, the money return from investment is much more that the husband can make.

I will calculate based on per sqf instead of rooms. If block D top floor is 12sqf different from low floor block F, yet u need to pay 13k different for low level. I seriously think not worth it...

Looks like people who buy Midfields have not taken this into consideration?

YTL reliable company. Very affordable and cheap price point. Location consider okay.

Not many developers willing to sell their new launch lower price than the subsale of it MF1 next door.

Anyway, I feel 2 cps unit would be a decent buy than 1cp unit.

investment point of view i suggest better sell your unit within 5 years time.
some leasehold property specially condo with less than 70 years left may have difficulty on sub sales loan.

Chance are they will not. If not they would've factor it into the selling price.

but seriously, i've purchased from YTL and others i didn't even bother asking whether have 1 or 2 carparks or whether lease will be extended.

even my other condos in PJ that are being rented out at good returns are leaseholds and i also not sure about it lol

reed is for my own stay so maybe should really look into it.

yea still under defects liability period, but the purchaser said he wanna renovate the house anyway, so didn't bother just touch up some minor defects and the purchaser got VP from me..i even gave him early VP before i get full redemption sum from him to start reno.. i know it's risky, but manageable risk..

yeah not that much, that's why those PJ leasehold landed house remaining about 20 years lease prices still going up and up and up..

you can some more get up to 30 - 50% discount of the total premium payable from the land office if you settle it within 3 months.. lol

haha understood. in actual fact, location is not bad, just can't take the fact that there is toll right in front of ai entrance.. imagine i go yum cha in kk, i pay 1.20 in and out.. then i go buy some grocery, another RM1.20, go fetch kids to and fro from school rm1.20.. can foresee at least 3 or 4 times in and out on weekends..

the other exit to jln kebun is still quite bad..

i remembered that the mf2 hoardings on the site didn't have the word conquas on it until few weeks back. i was quite surprised when i saw CONQUAS on the hoardings.. could be a last minute decision by YTL to have it?

any ytl insider able to confirm this?

this actually depends on the developers. I've purchased a subsale condo (by metro kajang) before where it was just completed. as the new owner, i'm able to rectify some of the defects in the condo even though i'm not the principal buyer..

as far as i recall when i sold the dale, YTL do allow, but via ytl staff verbally only.. some i know for sure don't allow this.

and conquas is not sign by any body, they must be the certify group from Singapore.

I am not the best guy to comment on Conquas, im know skin and bulu aje but basically these applies:

- dont need to pay anyone to sign. It will be signed regardless. Its a scoring system not a qc paper passed certificate. the grading will be publicly available

- its not a malaysian standard, rather its developed in Singapore and is now used even overseas for highrise quality control. The conquas audit team will be from singapore

- grading is comprehensive and based on structural, m&e and architecture

Im betting very sure this project will be sold off regardless Conquas as the price is friendly. But personally feel Conquas is damn important and I need to get a confirmation that it will be implemented! I was not there at launch

conquas stand for construction quality assessment.
you need to pay for registering your project with conquas scoring.

any projects located outside singapore will be evaluated purely based on architectural.

MF2 near to the main road and convenient walk to LRT station but walking duration is 10 minutes. Sounded like to good deal on the selling price.

PETALING JAYA: YTL Land & Development Bhd saw about 80% or 650 units of its latest Midfields 2 project snapped up during its sales preview recently.

The group said the total gross development for the project alone for this phase was RM400mil.

“Although we had received more than 5,000 registrants, it was humbling to see our customers’ confidence in Midfields 2,” said YTL Land & Development executive director Datuk Yeoh Seok Kian in a statement.

“It proves that a competitively priced product in the right location is always attractive to genuine home buyers,” he added.

The Midfields 2 will have three towers block of 792 condominium unit on 9.26 acres of leasehold land. The price starts from RM499,000.

Yeoh said the crowd at the sales preview was mostly first time buyers from a young demographic profile.

“The level of enthusiasm among the public could be seen in the long queue that had formed before the sales gallery’s doors were opened,” he said.

Located along the convergence of 3 major highways, Midfields 2 is only 8 minutes to Mid Valley and a few minutes drive to Smart Tunnel, shortening car rides to downtown KLCC to within 15 minutes.

The recent confirmation of the new High Speed Rail station (Kuala Lumpur to Singapore), to be completed by 2020 in Sungai Besi, further adds to the attractiveness of the Midfields 2 address.

sold it at 9++, without going through agent, 4 months after completion.. reason was i bought reed for own stay. if i didn't buy reed, then dale would be for own stay..

There is a pedestrian bridge to crossover, boss. The danger part is along the road you have to cross the road that turn in to cannaught.

i think rental in dale should be around RM2k - 2.3K depending whether you rent it kosong or provide basic fittings like lightings and fans etc.

all YTL projects don't have DIBS, and they reflect NETT selling price as their SPA price. a very good practice, therefore reflecting true selling price.

it's only in 2009 after the financial crisis all these so called "freebies" were introduced by developers to push sales and made everyone able to purchase properties without a single cent or maybe pay some minor d/p like RM5k.. very dangerous practice, inadvertently pushing up / inflating property prices.

what developers do are just adding all these "freebies" costs in their selling prices.. so in the end not free at all. you just finance what you're supposed to pay in the first place.

Ytl again surprised the market by selling below market expectation. They rewarded their staff and repeat buyers with lower price. I believe F1 is the best block as it is furthest from highway and htc. Although higher price on Sat, public get 2 tandem carparks in block D.
Those units 1 and 2 in blk D1 , and 5 and 6 in F1 will have good view of the large park and pool area. This is the key difference compared to Midfields 1.
Expect block E to be in the range 550-600psf which will give buyers some paper gain feeling smile.gif Congrats to all buyers.
