I'm purchaser for Argentea which is entitle for DIBS,but my RHB LO still not yet come out,wonder if I signed loan agreement after 1/1/2014,can I still enjoy DIBS?i got LO from OCBC already but still prefer RHB..any1 can advise?

Seems like the nex phase of ecohill launch will only be in March 2014. Terrace house looks like only launching 22x75 and indicative price is RM680K. According to the staff, 22x75 quite highly sought after due to is surrounding got waterways and also moutain (SEH Parc). I feel the price too steep as phase 1 22x75 only around 580K.

I bought the property and finance by loan. I thinking to put my cousin name as joint owner ( for purpose of RPGT first time exemption when the property sell within five year) and create power of attorney and trust deed ( myself is beneficiary and donee and my cousin is donor). Any sifu or simu please advise :-
1) Is the PA and trust deed is effective even after the death of the donor? 2) Is the PA and trust deed is irrevocable? 3) Do the first time exemption is allowed by IRB in the above case (PA and trust deed)? It is a bit complicated but hope some expect can advise. Tks. |

Hi, I'm new to this forum and was impressed that the forum extended to V6.
Anyhow im one of the buyer of Luzento and signed S&P two weeks ago without DIBS. SPS offered 3% discount which is RM25,290.00. Is it worth? |

I just hope the water way or lake don't turn into a teh tarik colour. Saw it in setia alam and eco parks. It's not pleasant at all
 Anyway, thanks to country garden unethical sales, i booked ecohill instead. Not much choice though.....ended up with Luzento 2 instead. Sigh. |

There seem to be a new guideline on boomgates and gated and guarded schme by Sep 2014. No sure how this is going to affect SEH application for guard house and fencing for terrace area. Any idea when Sp setia will submit the application form to MPKJ?
Btw, the reporte issue was highlighted in the star paper. It seem to be associated with PJ area but I assume the new guideline shld be for all areas in Selangor. |

Today went to Garden to do some shopping, on my way back stop by SEH to collect the calender. A few things to report:
1.) As mentioned by bro Treehill, according to the SA, next phase launching only on the 22*75, which is Samanea and Saraca, indicative price is RM 680k, just willl have less than 100 units available during this launching... The next phase of 20 x 70 units shall not be launched so soon, mostly in 2015, as the plot is currently occupied by the show houses. It only will be launched after the show houses are being demolished. 2.) There are still some DSL unit owners not signing the SPA yet.. Dun understand how could SEH allow them to drag so long, since there are plenty of owners are still aiming the units I presume. 3.) The application letter for fencing and guard house only will be sent to local authorities when there is almost the time for VP. So far the number that sign is promising, the fencing and guardhouse should be set up accordingly. SEH will assist us to hire the security guard initially, but later the responsibility sure will be passed back to the residents' committee. Nevertheless, as long as there is no legalize guideline about the GnG / FnG, as expected, many issues will arise later. Just wondering whether DMC can be applied for freehold unit one day, not strata, but freehold with DMC... 4.) While jalan jalan to the top of the PARC and refresh some of my memories, noticed that the piling for the Pallida / Pilosa and Pistia unit should be done, as they started to do piling for Aquatillis plot (surprisingly start for phase 2 units first). Most of the piling machines have been shifted to the SemiD plots, I can see that the piling for the semiD units going quite fast as well. 5.) There are some families brought their children to the PARC this evening. The playground for children seems were fully occupied, not sure whether after the VP later, the PARC facilities are enough to support. 6.) On my way back, saw this big signboard being erected in front of SEH. What kind of advertisement it could possibly use for? CNY party, phase 3, commercial uni launching or......... ?  7.) The most feasible route I could think of from SEH to KLIA is: LEKAS - PAJAM - NILAI - SALAK TINGGI - KLIA If smooth traffic, can reach within 45-50 minutes, should be less than 1 hour. |

PLUS is heavily congested esp on weekends from or towards south so, getting in and out is abit difficult and no alternative route, unless they use lekas cut through bangi and then go to southville. but then again, not feasible, too much of time on the road. You can bypass the Saujana Impian traffic light by taking the Sg. Long SILK exit on the Grand Saga - additional RM1 but you exit very close to the Lekas Kajang Selatan toll. If you didnt know. You can google map. But, I do wish MPKJ will construct a flyover and revamp the road in that stretch, very poorly maintained. Happy Morning guys! And, last day of the year. This remind me of the joke Rabel Kor told on the SEH launching date (Oct 11 2013 - V2) about SPS management marking attendance of the so called buyers named Lim Ah Kau, Abu, Lee Meng and Ahmad !Cepat2 angkat tangan, kaki dan sebut nama bila dipanggil ya! Sekarang TKJ marking attendance pulak ?? LOL That joke still lingers on my mind even after nearly 2 months becoz at that time it was so funny ! |
