From my sources, didnt find jusco/aeon going to open any outlet in semenyih for their expansion program till 2017.

Based on what I hear from the SA, it will be from rm680k. Price could be even higher or lower depends on market sentiment.

Pros and Cons la.. Ecohills depending a lot on Lekas, more toll to pay.. semenyih trunk road pretty jam, but you guys got it cheap..

Trop Heights, Kajang 2 and N92 will have better access once a new flyover is built towards persiaran BBB, toll free uptil putrajaya and cyberjaya. also Kajang 2 connects to Silk Highway, easy access for N92 and TropHeights..
A propose KTM in Kajang 2 that connects to MRT.. K2, TH and N92 will be benefited with 1 international cum private school in K2, 1 chinese school in K2, and 1 more propose school in TH..  there will be shopping mall and commercial in K2 and TH.. synergy with existing township, kajang town is just beside and bandar tech on the other side.. but there is a price to pay to enjoy these amenities..

er, I think no more next step cause:

1) DIBS, so progressive billing or not, you don't have to bother /pay.
2) Loan and SPA and all related documents signed.

There's really nothing to do already apart from going over to SEH once a while to check the progress.

d) Forward the stamped original SPA to your Loan Sols;

e) Issue a letter of undertaking ("LOU") to your bank; and

f) Consider habis kerja now and wait till issuance of individual title, then SPA Sols to prepare the Memorandum of Transfer in your favour
2) Loan Solicitors ("Loan Sols") will do the following upon your execution of the LA, DA & PA ("Loan Docs"):-

a) Forward your Loan Docs to the bank for execution;

d) Upon stamping of the Loan Docs, proceed to register the PA at the High Court;

e) Request for differential sum from you (if any);

f) Conduct land search at the relevant land office and bankruptcy search on you;

g) Advise for drawdown and the bank will disburse the relevant payment based on the progressive billing issued by the developer;

h) Forward a stamped copy each of the LA, DA and PA to you for your safe-keeping; and

i) Consider habis kerja now and wait till issuance of individual title, then Loan Sols to prepare the perfection of charge in favour of the bank.

Asked SEH SA when visit WC this afternoon, they said next launch of DSL have been brought back to mid 2014 ..

Just wondering on how SPS appoint the panel lawyers for the SPA. I was under impression that SPS being world class organization will maintain their quality in all their deliverables but the first impression given by their appointed lawyer in handling the SPA triggers on their deliverables on quality of house that they built. Really hopes that the contractors that they appoint will deliver accordingly.

Jeyaratnam & Chong call last week Monday that they will sent on the next day itself but until I follow up, no news. Went WC on Sunday and tell our SA- Mr. Chris whom promised to follow up, but nothing happens until I call them yesterday. Lawyer promise to deliver it tomorrow, hopefully they will do it. Never thought of
SPS appointed lawyers are procrastinating even it is a simple job - give the document to courier guy to be delivered to me. Hmmmmm.... quiet worry whether SPS appointed contractors that construct the houses will deliver accordingly. Any comments?

I take back my stamped SPA after 1 month signing. Currently still waiting for the copy of LA, but I don't need this urgently for the moment. Not sure when I will receive the first phase of billing, though the piling for my unit should be completed ....
