There seem to be a new guideline on boomgates and gated and guarded schme by Sep 2014. No sure how this is going to affect SEH application for guard house and fencing for terrace area. Any idea when Sp setia will submit the application form to MPKJ? 

Btw, the reporte issue was highlighted in the star paper. It seem to be associated with PJ area but I assume the new guideline shld be for all areas in Selangor.

Frm what I gather fr market, usually developer offering DIBS will be completing the project ahead of schedule at least by 6 months so tht they can make some $$$ frm this scheme. If no DIBS they will complete th project on time as they don't get any reward for completing it early.

So, it is bonus for buyer if NO DIBS and early completion.

It is bonus for SPS if got DIBS and early completion.

Since the SEH hv mix of DIBS and non DIBS, we can expect some phases are completed earlier than others. Most probably DSL will be completed earlier compared to semi-d and hope this will help th township to mature by the time semi D buyers get their keys. Any comments?

Glad to find neighbors of Luzento. But I booked Luzento 1. Anyhow just want to check whether your unit facing South? What is special about houses facing South as SPS charging additional RM5k for this. Can anyone share?

Yes, I pergi zumba dance sekejap, then walk at the uphill jogging/cycling track lo. Confirmed no leng chai there but ramai leng lui in zumba dance    

I didn't collect the goodies bag as you can only collect it if you follow the zumba dance until the end, but I dance sekejap oredy cabut ma

But today went to Cheras Pudu Ulu to makan the char-siew, siew-yoke, oink oink knuckle, etc (Char Siew Yoong)
Very very nice (standard still maintaining even after shifted from Peel Road), cleanliness so much better than previous place, but pricing manyak mahal lo (18 of us makan more than RM300+ !)
