That is possibly the amount that SPS is going to pay the bank for the DIBS scheme, getting it upfront, reducing your burden isnt so bad after all - you will not be able to buy any prop similar to Luzento for that price in future - it is a good buy in my opinion.

With proper maintenance, it should not be. But, am unsure of the situation / state in Setia Alam.
Anyways, bro gtfan, SEH seems to be much better option that CG - this has been extensively debated in this forum and most of us voted for SEH - primarily due to its connectivity and reputation as both are in the same vicinity.

With EM coming in, SEH is bound to be more prosperous vs CG.

Good choice I would say.

Lol, bro Sam, this is what we call concentration risk. Top 5 = 60%, anyone pull out the thread will move 8-10 pages slower instantly. But, true indeed, for 90% we need more than top 10s. We need all to make SEH a better place to live in; not just SPS.

Yes, the amount rebated (3%) and DIBS for 90% loan is approx. similar. Maybe, +- 0.5% to 1% difference.

Yeah, the Samanea is mostly purchased by BA and Staffs - the other parcel is probably going to opened for Public fully and pricing is expected to be in highs of RM500Ks. Lets hope it is priced reasonably to allow first time or genuine buyers to own a beautiful home in a beautiful township.

Since this development consists of DIBS and non-DIBS where rebates have been given, expect the development to complete as per schedule maybe 1 or 2 quarter earlier ( 3-6 months ) - this way SPS will be able to gain and at the same time increase their MF (Marketability Factor) to new purchasers - and i expect by the end of the 2 years, they would have repaid / recovered all the significant outlay / capital expenditure and repaid banks who have extended them the bridging facility.

That way, they will able to dictate the profit that they would like to recoup from future phases. I am guessing it will be at least 1 quarter early.

From my clarification with fellow neighbours who bought the unit facing south which was charged additionaly RM3-5K, the south facing units bring better luck - feng shui very good hence the premium - and this is practiced in all development, not juse SEH
