as i understand from SPS, the gate will be in manual boom gate type, is that mean in future MPKJ only allow those gate set up with automated type with access card?

last time i checked with sps stuff, the application is for guard house and fencing, and the guard house control is manual boom gate control by guard by identify on the car stitcker...

anyway, i prefer with automated gate with access card...hope MPKJ come out this rule any application for fenced and guarded must use automated gate control with access card...

i wonder why still got this kind of discussion talking about semenyih far from kl and very jam, nobody will buy here...

come on la,,,look at kota kemuning, setia alam, alam impian, rawang...all also about the same distance to kl compare to semenyih, and the traffic condition also about the same or even worst, the toll rate is even higher...ppl also buying there and price also appreciate....

in fact, i oledy got offer to give me under table money 80k to transfer my unit at SEH to him...it is just 1 month after i buy the unit at SEH...too bad SPS not allow transfer name like this, or i oledy can just make 80k profit by just transfer the name...not to mention after 2 years when SPS complete the house....

imagine when the whole project complete, with the ecoworld come in...the whole area will give a very refreshing eco green township feel...nowadays ppl dun mind stay further but more concern on the environment.....

now the trend is the mid end condo/apartment at city area will fill with foreign worker/students/single working class...those mid and high end income family will start to shift to high end condo in city or landed at outskirt area.....

same thing happend when setia alam launch lo..ppl say that area is kampung meru la, can buy double story link at 200k, why wan buy setia alam at 300k....now look at the price..plz la....buying SEH is not buying a house only...but buying a green eco township concept landed with affordable price...hahah

with ppl offer me 80k undertable cash to transfer my unit to him, i know that my DSL now value is at about 500k eventhough one month ago i just purchase it with 400k plus.....i never say it will go up to 750k in future, but by judging on the hard work done by SPS, it might happen... tongue.gif

and now i m thinking to keep it as my weekend/holiday home after i saw all the nice landscape been done by SPS, for sure it will be a very nice environment to relax the mind and forget about the hustle and bustle in city..

well, anyway, hope ur dream will realize soon that market wil crash, so u can afford to buy something from that.. rclxms.gif

The fact 70 %are investing rather than staying.. couple with distance domini effect and price of property..property furyher south such as seti pajam is suffering low occupancy and also kajang which is more north to SEH  also low occupancy.. I cant find other reason than to reach this conclusion..partly driven by flippers marking up the price.. I agree property will come up some time.. but the price expected to be sold is really unreliastic to the working class in full as the marketing you investor targeting is us.. rm3.5 k lon is definately out of reach...

for milionares no doubt purchasing for own stay.. example of high end bunglows and semi d such as TANMING CORP 1.88.. jade hills 1.5 million... westiara tan ming 1.2 million.. twin palms 1.2 m.. saujana villa..1.3 m.. hao residence ag long..I residence 3 storey semi d 1.5 m and many more not listed has remain vacant for years despite competative price design and location..

ya...please stay away from SEH, not worth buy at all, market will crash, SEH is ghost town in future...

just buy property beside your office, not need worry about toll and jam, wake up and walk to office...but make sure u not change ur job, or else u need to find another property beside ur new office...or the best option is rent forever...wherever u work, wherever u rent...

he got very good intention...his opinion is SEH is overprice product, will become ghost town in future...market will crash...70% of SEH buyers are flippers who will fail badly......

his intention is very good, he wan to warn the young buyers do not simply just buy buy buy, he want to let the yung buyers stop buying, and better dun buy property...maybe he do not have any property, so he want more ppl accompany him to become zero property owner...he scare of jam and toll, he prefer some property just beside his working place... tongue.gif

anyway...not need worry much...after 2-5 years...there are either one of the scenario will happen as below:

1. economic crash badly, majority malaysian lost job, 90% cannot afford to pay their housing loan, SEH become ghost town...bearbear bro will be very happy if bearbear bro not losing job due to economic crash...

2. economic not crash, SEH become mature township, ppl stay happily and flipper flip happily...bearbear bro still cursing in this forum say that SEH will fail after 10 years....
