New development by IOI Properties called Bandar Puteri Bangi.

Bandar Puteri Bangi located at the current development known as Bandar Bukit Mahkota (previously developed by Lion Group). There are 2 parcels within Bandar Bukit Mahkota to be developed by IOI Properties Berhad. Parcel A, with land area approximately 260 acres previously known as Seksyen 10 or Jimbaran Close and another 100 acres previously known as Seksyen 9, Bandar Bukit Mahkota.

Further called to IOI Properties, they are planning to launch by first quarter 2014 - 3 storey shop offices (25' x 80'), 2 storey terrace house (22' x 80'/24' x 70'), service apartments (971sq.ft., 1,060 sq.ft. and 1,215 sq.ft.) and townhouse (26' x 65'/70').

puchong jaya which develop by IOI is not that good also , the high demand n the success story of Bandar puteri puchong is spilling over from the pusat Bandar puchong which is develop by sp setia

Google via wikimapia...Bandar Puteri Warisan @ Sepang located within Kota Warisan originally by Gema Padu Sdn Bhd. I believed Gema Padu sold it remaining land to IOI Properties. There is also small portion land at Kota Warisan taking over by KIP Group.

with the parapet wall oso can see the pitch of the roof quite low. so water runoff rate will be greatly reduced. higher chance of leaking lar

The service apartment called almyra will have about 668 units base on their website. Won't it be too dense? But indicative price starting at 300k seems much cheaper than putra 1 aptmt project at bdr sri putra, however putra 1 looks lower density than this...

I saw somewhere in Setia Ecohill thread that there will be a launching for landed property with min price of 600k for 20x70 DSH....if IOI can mantain their target price of 600k for the 22 x 80 DSH in Bandar Puteri Bangi, this would be a better deal as BPB also comes with a concept township similar to SE i believe..Furthermore, BPB is nearer to PLUS Exit of Putra Mahkota.. hmm.gif

Lol, the latest news shared by other taikor is 20 x 80 unit, with 2700 sqf build up, fenced and guarded only, will be launched by Sep/Oct 2014. However only 111 unit only... doh.gif doh.gif

Now in kl/pj almost major access need pay loo..
All also pay till numb Liao..
If u every day pay toll for rm5-8 consider normal no feeling loo..
Unless u wanna Kira day by day accumulate become monthly expenses sure u will say costly..

Can anyone confirm the internal road width from IOI layout?

Bandar Seri putra provide 50 feet road and Mahkota provide 40 feet which is very narrow with car parked at the road shoulder.

The Bangi avenue also 40 feet.

at least it's a landed, no fuss in getting in or out easily. good for aging family if you take the down unit. price is lower than terrace due to it's land title

the cons of getting a unit in condo is depending on the mentality of the owners, move into a dirty/selfish/weird group of owners, there goes your home, while town house it's just you and your top/bottom neighbor

Do you have both type floorplan? 22'X80' and 24'X70', which size bigger, and better actually?

No I don't have it but what I knew the building plan and developer license & permit obtain from KPKT. If you go to site both phases currently under pilling.

just take GROUND floor built up area for intermediate lot as comparison;

22' x 80' after set back becomes 22' x 50' = 1100 FS
24' x 70' after set back becomes 24' x 40' = 960 FS

but 24' x 70' can park more cars and wider outdoor play area for your children..

Last heard from SA is 650 to 680k. IMO, may be the first row is less than 700k to test market only. Dun think IOI will price it below 700k for 22 x 80, not like IOI style

Their website has just updated recently, the price for the service apartment was written "starting from rm300k", today i check again and it become from 380k!

Just visit their website, link house from 680k onwards. Let say this is bumi price or the unit beside TNB, I think the standard intermediate will be 720k onwards. The apartment is 330k onward la, only 30k extra from the original

This is similar strategic used by mahsing, for southville, at first 2 storey then 2.5 storey with 750k price tag, and final is 890k. However they might not purposely do it coz their pricing strategy follow the market trend. 1-2 years gap really make alot of difference to the market

the price i think might get 400k because Bangi avenue behind this project abiut 399k my friend just bought it. My house in those area also but 165k. the area is nice. but only BSN bank there. i might say the price increasing day by day. buy now if got cash keke.. i do not regret bought my house last time even though no school no banks no shops. now everything got. but the traffic will be packed near future. KL to Bangi now still ok but increasing and will be packed soon.

yup...prefer the same as well...to me 70 long is sufficient...wider is better...however the 24 x 70 will be launched after the 22 x 80 and with price increment I presume..

Do you guys know exact date of launching? when I called the IOI they told me end of Nov this month....i registered but not sure if any invitation will be sent...im looking to get a service apartment unit since that is within my budget for my family stay....even the place is quiet far, im sure the accessibility to KL is good since it is connected with few highway such as SILK and PLUS......looking at the price of rm3**k, i am sure many people will be waiting for the launch....any pre launch for this one? I am just wondering if IOI will invest more money to build the infrastructure here.....Anyway for own stay i think should be ok as Bangi is still developing...not really sure if it is good for investment or rental in Bangi....Can any good soul who stay in Bangi or familiar with Bangi town enlighten us with the development around this place?

Hi PeriPeri......When there is demand there will be a supply.........I am sure developer already do some risk management thing before start their project......Cyberjaya is a booming area and you will never know it might be the future KL ver 2 looking at the rapid development there......I personally saw the development in Cyber within the past 5 years coz I was studying in MMU Cyber and 5 years back it was a desert but now I only can see high rise......To answer your question......just ask yourself, even PJ and KL or Puchong already packed with so much of properties but you are still looking there right coz there is demand.......So I think it should be enough to cater the growing population in Cyber....again dun bash me if I give a wrong information...just a newbie here who is still looking around to own my own house soon biggrin.gif

there is better option...why don't you try newly completed OUG Parklane in Sri Petaling, KL sub-sale at 380k for 950sf..many units available with so many freebies i.e. free maintenance, a/cond, wardrobe, kitchen cabinets etc. and closer to lrt, kl. everything..BPB is too far for a condo (since KV a plenty now) and imagine travelling this distance daily..unless if you go for landed then BPB could be an option

Visited their booth at STAR property fair at KLConvention Centre today.

They didn't have any single storey houses planned for Bandar Puteri, Bangi.

I think the sales gallery almost completed in bandar puteri bangi...looks nice...just like shown in the brochure...now they are building shoplots...quite fast development...

Guys, I'm registered for this project but no clue on how IOI sells their units.

Is it by balloting or queue up the day before launching or how?
Do they do early bird preview or open the sales to IOI privilege card holders first?

Mind sharing please...thanks

They going to move to their Bandar Puteri Bangi's office by early next year and launch there. I'm plan to visit their site by this Saturday and update the latest photos.

For their service apartments, if people now buying Savannah, Southville City at rate of RM390psf, and if we take minimum price of Almyra Residence at RM365 psf. with 2 car parks which is just another 3 minutes drive with low density (669 units only and their floor layout either semi-d or bungalow arrangement) and it more resident rather than mix with retail lot..I think it should a good buy.

I think they follow price range per sq.ft for I&P Alam Sari Puisi 3 (RM285psf.) and Mah Sing Avens (RM290psf.)

The website showing 360k for apartment and 700k onwards for link house, i guess it means the standard intermediate for public non bumi shld be 735k onward

Received a call from IOI today about the project launch on 10 & 11 January 2015. Soft launch for project will be done on 9 January 2015 with price for terrace house The Terresse 22 x 80, 2,510 sq.ft. @ RM728,800 and for service apartment Almyra Residence @ RM360,800. For service apartment can select the unit now but for terrace house only on 9 January 2015.

Yes at Bangi sales gallery. After view their sample unit yesterday...the sample house is really big for 2,510 sq.ft., I decide book 1 unit The Terresse at their office today by placing RM10,000 cheque with my consent that I agreed I'm not entitled to any early bird rebate which they are not decide the final amount. I m planning to stay here after consider there is a club house, and the surrounding environment that they doing now..the project just next to Bandar Puteri town park...their California street look nice with proper bicycle path...any one ride Bianchi bicycle here?

I ride Marin Bike...I've seen a husband and wife riding bianchi bikes during weekend morning in Bandar Bukit Mahkota and Bandar Seri Putra Area.

Living room has double height ceiling at the expense of smaller family area on the first floor. May be good for some but not for others. But certainly the living and dining area has the wow factor.

Guys, any idea what's the rebate is?

Also, which is the down payment (based on 10% min) for IOI Bdr Puteri Bangi with assumption selling price is 730k;

1) Rebate is part of the 10% downpayment from selling price (730k) or;

2) Rebate minus selling price, then downpayment is 10% from rebated price of house


Appreciate some inputs.....

Only 2% discount? Cannot compete with Youcity Cheras by PJD. Last year launching 2nd phase You Vista, they offered 10% preview discount + 2% speacial discount + DIBS (no more this year). But price psqft totallt different, this apartment is RM380psqft compare to Youcity with RM600psqft.

ya, i also think it's better compare to southville, southville main core is the high rise...too huge density...

this IOI is better mix, more exclusive view...price i think is slightly expensive than southville but still acceptable...

Usually they dont enforce residents to pay for clubhouse unless it is part of strata compound, but it is not strata. some are optional. At most you need to pay for Guard services..

Anyone know whether the connecting road to Semenyih as sketched here is referring to a new road or current Jalan Bangi Lama? hmm.gif hmm.gif

I presume Bangi Avenue is just about 1km from this project, both will be using the same toll access.. Bangi Avenue shall be closer to the Bangi komuter station while this project is just beside the NSE toll..

Anyone mind to share the pro and cons if compare this project with Bangi Avenue? Price psf, design and layout, landscape, etc? hmm.gif

Oic, so this still referring to the Jalan Bangi Lama then.. Yeah, been using this road few times go to Alam Sari and EPF training center...

Too bad, not a new road... Bangi Avenue just about 2km ++ from EcoMajestic... Unfortunately, they just don't have any new connecting road that can link up the two townships.. It will be mutual beneficial as it will grant convenient access for both townships residents to use the NSE and LEKAS highway..

7% bumi discount can be used as part deposit.

I was initially targetting this project for own stay/investment but backing out...
Location is good IMHO...I'm looking at factors of transportation, connectivity, schools, hospital to name a few.

Can anyone tell where is the nearest Chinese school from this spot or an international school?

International nearest I think it's Tanarata at Kajang toll exit. Correct me if I'm wrong...

Bandar Seri Putra & Lion group project seems to have slower growth despite being there for a while now.
Perhaps IOI could be a pulling factor to turnaround this place with Tesco being brought in.

This township will be easily 10yrs to see the value of it if you're willing to wait.

Take note there won't be semi-dees or bungalows within this development...Only terrace, townhouse and condo's.
Terrese is the 1st phase for terrace house. There is only another 2 more phases for terrace houses. The rest will be townhouses if you're looking at landed prop's. Terresse 1st launch is 111 units and there'll be another 100+ units launched subsequently.

Those who interested in corners and end lot...cheapest I saw was 930k and end lots from 758k (30k difference compared to inter unit for additional windows/ventilation/natural light) which is worthwhile to opt for....

The nearest chinese school is Sekolah Jenis Kebangsaan ( C )Yoke Min at Jalan Aman 5, Pekan Bangi Lama. It around 5km away. Correct me if I wrong.

if i'm not mistaken, the earliest projects there were townhouses and low-cost apartments 2-3 years before yr 2000. the 1st landed project was putra terrace DSL back in 2000-2001 with price 198k. The progress slowly took place until the latest LANDED residential project LEGUNDI. The wont be any landed residential project there other than Bungalow units that BSP's developer UMLand is currently focusing on together with high-rise 2 condo projects, PUTRA 1 and PUTRA 2.

There is a big gap of price for secondary landed properties here, and definitely LEGUNDI cannot be used as reference, LEGUNDI IS TOTALLY DIFFERENT LEAGUE IN TERMS OF DESIGN AND PRICE. LEGUNDI was launched when the price of KV properties was in the category "beyond reach" by general KV population.

if you are looking for a secondary landed properties in BSP and the price is your main concern, go for the earlier projects there,,, (nothing against LEGUNDI!). Not actually.. Bandar Puteri Bangi is between Bandar Baru Bangi, and Nilai area which are already well establish industrial area. North South Highway has been there for few decades

EC and EM is between Semenyih and Beranang which still pretty much agricultural area.. although it is also near Negeri 9 border, but is closer to Pajam, Mantin of negeri 9 which are still small towns.. Lekas highway is still very new..

Beranang, Pajam and Mantin are still way backwards compare to Nilai

Nothing bad about it.. EC and EM are closer to nature.

Was checking out the whoe stretch of Jln Bangi Lama last weekend.

Serene Heights sales office/gallery is ready.
No one from UEM is operating there. Guess they will only start utilizing it once close to launching date.

There is also 1 show house ready. And there's one small water feature in front of gallery, unlike the Southville's MS ones...

Bandar Puteri is sandwitched between Pekan Bangi Lama and Nilai 3. Pekan Bangi lama is still a Malay Kampung while Nilai 3 is an emerging tekstile wholesale area. Though there are plenty of industry area in nilai, the house prices in nilai still considerably cheaper than any KV housing, mostly because they are already in Negeri Sembilan and still have plenty of lands not yet developed. Don't be surprise you can easily get a fenced and guarded SemiD in Nilai for less than 800k, compare to a DSL link house in Bandar Puteri Bangi. With the entry price of 700k, people working in Bandar Baru Bangi has plenty of better choices of subsale in Kajang, which is even nearer and with better amenities.

Don't be confuse by the road (Lekas highway) and claim SEH / EM is closer to the small town like Pajam. If you really know the road, Pajam and Nilai 3 just separated by a bridge. The location Bandar Puteri Bangi is actually even nearer to Pajam if compare to SEH / EM. In terms of industrial area, kawasan perindustrian Mahkota, Kawasan Perindustrian Beranang, Kawasan Perindustrian Sri Hanesco, Bandar Teknologi Kajang all exist for some time already around SEH/EM area. Denso, Sony, Hitachi mostly in Bandar Baru Bangi, from Bangi toll to Mahkota toll is about 10km south, from Bangi toll to Kajang toll is 6.5km, to UPM toll is 11km and to Sungai Besi Toll is 17km, if concern about connectivity, Southville is much superior.. If solely want to compare in terms of connectivity, from Bandar Baru Bangi industrial area to Kajang 2 / Nadayu / Tropicana also doable..

If for Nilai, plenty of choices available, especially at Nilai Impian by Sime Darby and don't be surprise can get a FnG semiD less than 800k..

Semenyih area is picking up for industry, Yokohama battery just establish a 32 acre plant in Sri Hanesco a couple years ago and I believe they will be more big player coming in the near future.

Anyhow, I believe Saville + Bangi Avenue + Bandar Puteri Bangi shall change the outlook of Bangi area in the near future.

The kampung road from bandar puteri to EM EC is taking forever to reach..

10km on plus highway takes 5 to 7 minutes until u hit bottleneck in sg besi..

Bandar puteri to bangi toll is just minutes away.. I live in this region my whole life n communte along NS highway frequently

Southville you havent seen how complicated the toll exit is.. dxmn a lot of turning until u reach the toll.. I dont see how superior is that.. plus.. not much exidting amenities, mayb need to wait for another 10yrs

another point to consider,,, how long we need to get to the entry of the PLUS highway (toll booth), sometimes it may take 30 minutes just to get to the toll booth. try the following journey:

1) UKM to the bangi toll booth,
2) Bandar Baru bangi (Centre-McD) to Kajang Toll booth,
3) serdang/bandar seri kembagan to UPM toll both,
4) Bandar putri @ Bangi to putr-mahkota toll booth.

not a fan of IOI Bandar putri @ bangi, but i find it is a nice cruise for item (4), traffic flow so smooth, even dont have to stop at traffic light as we make a left-turn, then the toll booth, merely 3 minute drive. within the speed limit drive, not more than 15 minutes sudah sampai toll sg. besi....... just comparing the journey, life in KV is a matter of time, not distance.

Why complicated? I thought it is a dedicated direct interchange?

I have been working in this area (Bangi + Kajang + Semenyih) for more than 15 years, commuting out from Bangi toll used to be my routine path. If really targeting to the Bangi Industrial executives, personally still think southville is better in terms of connectivity if compare to Bandar Puteri.. Hopefully Bandar Puteri can beat Southville in terms of price psf and of course quality spec/workmanship...

I maybe wrong, time will tell..

I do agree on this, that's why we see alot of developments trying to build their project beside highway or just building a dedicated interchange for the project (as in Southville, Ecohill and EcoMajestic). It will be disastrous if after coming out from highway still need to travel a distance passing through narrow road or many traffic lights (happen in the Bandar Makhota Cheras and Sungai Long currently).

Bandar Puteri do have this advantage as the land just located beside the tool booth. No doubt this is one of the strengths of this project.

Lol... boss, interchange for highway I think need a bit turning for sure, same as mahkota toll too, if heading to KL also need turn a bit.. I think if from Southville to KL, no need to make any turning, straight fully can exit to highway but when come back from KL, need to make turning from the sales gallery...

Yeah, in terms of amenities, I believe Bandar Puteri stands better, as it is connected directly to Bandar Mahkota and Bandar Seri Putra which already have some commercial activity.

For Southville, it is a standalone township, it will heavily depend on how capable MahSing pull in commercial players into this township later... Southville also will has allocation land for a school in future planning as well, is indeed a plus point...

SouthVille might need to do a full circle interchange to reach housing area.
try to trace the road.. don't think you can enter housing area by just exiting the toll..

Tesco really aggressive, when Pelangi Semenyih just launch about 6-7 years ago, they also did the same by putting up a big signboard opposite to sales office...

tried asking last week why is it priced as such at current market. answer was simply "all our product are packaged differently according to areas and market needs"

IMHO put it this say, they've got money to play with after listing. they will take their own sweet time to do the sales...even if it goes slow. dont think they will go down with the prices or go up with the rebates.

The location is very far from klang valley, southville city is the better choices, their landed Avens has superior security system with gated and guarded, intercom. Avens also supports multi generation living with double master bedroom.

the fully extended 80 feet houses really a big plus point, this makes the usable house enclave having a gigantic 22 x 56 feet, makes the house looks super spacious and have a superlink feel, really a supreme wow factor... rclxms.gif rclxms.gif

The first floor also having a 22 x 56 feet enclave excluding the balcony, this will make the rooms look very very spacious.... rclxms.gif rclxms.gif

The only shortcomings is there will be no family hall in the first floor. The absent of this family hall doesn't give extra space to the room, just a void area, as shown in layout plan.. Too bad, it will be really nice if there is a family hall here, or extend the space to enlarge the bedroom...

This is the material spec of the DSL...

Too bad, is cement sand brick.... ohmy.gif

But in terms of tiles, very generous, mostly are porcelain... rclxms.gif rclxms.gif

Car porch and driveway is concrete imprint, nice.. rclxms.gif rclxms.gif

Only provide 3 aircon points, maybe not enough.... hmm.gif hmm.gif

There will be a club house built behind the Tesco, but heard most likely will be opened to public, not fenced up or exclusive for certain presint... hmm.gif hmm.gif

There will be no additional / new infra built.. Just building some internal connecting roads, still using the Persiaran Mahkota 1 as the main commuting road.

Need to go through the main cross junction every time in and out. If going to toll, no need to wait for traffic light, but if coming back from toll, still need to wait traffic light at the cross junction before can turn into persiaran mahkota 1.

The toll plaza is fairly small, contains 3 booth only, 1 for smart tag, 1 for tng and 1 for ticket + tng...

Not sure it can accommodate the traffic from Bangi Avenue + Bandar Seri Putra + Bandar Bukit Mahkota + Bandar puteri Bangi at the same time during the morning rush hour.. hmm.gif hmm.gif

There is a McD is there, just recently opened I presume...

Overall, the terresse is individual title and FnG, SA said not sure about the maintenance fees as it depending on RA later.

The EcoOasis Parkland is not within the fencing area and most likely will hand over to MPKJ (if not mistaken) thereafter...

There will be no Bangalow, SemiD or Cluster in Bandar Puteri Bangi, only terrace, townhouse, highrise and shoplot units...

Hi there, endlot is rm758,800, about rm30k diff from inter unit. Cheapest corner lot unit not sure, i guess it is around that figure you mentioned. I'm also going tomorrow, to take booking receipt :-)

Indeed... nothing wrong using sand brick, many developers also using it now.. of course if IOI can use clay brick, that will be a plus point for all the buyers..

The approved building plan show to me stated 11.5ft...the main door look big, and if we cover the void area. ..We can create another family area with double volume ceiling height.

The Almyra Residence design and layout is 100% more better than Savannah with the current price they sell it...8 units per floor only with either semi-d n bungalow layout. ...3 lifts. .just got 4 retails lot only. ..It nice please to stay

Do you mean currently the void at the first floor makes the living room at the ground floor having the double ceiling height effect?

I am not a fan for double ceiling height as it may dangerous for kids.. How IOI shall deal with the safety feature for this void? hmm.gif

Currently open one is Block 2, which is near to Hammock and Cabanas facilities, on sale is 172 units. There are some blank column in the sales chart after 25th floor, not sure it is booked by staffs or the design is actually make it void. If assume other 3 blocks similar to this number, there will be 688 units in total.

Not sure about the sales package, coz only concentrated asking question about terresse... tongue.gif Maybe other taikor know the information can share share..

Attach is the floor plans for Type A, B and C, as well as the material spec.. Quite generous with most porcelain tiles throughout the unit.. rclxms.gif

However only mention is brick wall / RC wall, most likely is using sand brick as Terresse as well.. Some more only 3 air cond and 3 fan points for type A, IOI expect either one room or living room no need aircond/fan?? doh.gif doh.gif Store room perhaps? shakehead.gif
