i concur with whatever you said above,,,, categorically true. i live in BSP.

if i'm not mistaken, the earliest projects there were townhouses and low-cost apartments 2-3 years before yr 2000. the 1st landed project was putra terrace DSL back in 2000-2001 with price 198k. The progress slowly took place until the latest LANDED residential project LEGUNDI. The wont be any landed residential project there other than Bungalow units that BSP's developer UMLand is currently focusing on together with high-rise 2 condo projects, PUTRA 1 and PUTRA 2.

There is a big gap of price for secondary landed properties here, and definitely LEGUNDI cannot be used as reference, LEGUNDI IS TOTALLY DIFFERENT LEAGUE IN TERMS OF DESIGN AND PRICE. LEGUNDI was launched when the price of KV properties was in the category "beyond reach" by general KV population.

if you are looking for a secondary landed properties in BSP and the price is your main concern, go for the earlier projects there,,, (nothing against LEGUNDI!). The owners of houses built during previous/old phases are willing to let go lower than the prevailing current market level as their cost was much much cheaper.

e.g. semi-d 45x80 28++ sf at D'sentral (project started in 2005, VP in oct 2006) for sale below 1m, bank valued in 2013 700-800k.

another point to consider,,, how long we need to get to the entry of the PLUS highway (toll booth), sometimes it may take 30 minutes just to get to the toll booth. try the following journey:

1) UKM to the bangi toll booth,
2) Bandar Baru bangi (Centre-McD) to Kajang Toll booth,
3) serdang/bandar seri kembagan to UPM toll both,
4) Bandar putri @ Bangi to putr-mahkota toll booth.

not a fan of IOI Bandar putri @ bangi, but i find it is a nice cruise for item (4), traffic flow so smooth, even dont have to stop at traffic light as we make a left-turn, then the toll booth, merely 3 minute drive. within the speed limit drive, not more than 15 minutes sudah sampai toll sg. besi....... just comparing the journey, life in KV is a matter of time, not distance.
