This area has a better mix of highrise and landed..

the density is average out by the surrounding landed around Seri Putra, Mahkota and Bangi Avenue.. more landed than highrise in this region.. lower density than SV..

100k+ more is additional rm500 more installment permonth.. not to mention Avens maintenance fee is crazy expensive (strata title), add in another rm300 to rm400 maintenance fee..

And if you only have small family.. to clean a 3 storey house can go kisiao.. shocking.gif

if its strata, it would have written Gated and Guared like their Almyra service apartment

Usually they dont enforce residents to pay for clubhouse unless it is part of strata compound, but it is not strata. some are optional. At most you need to pay for Guard services..

Not actually.. Bandar Puteri Bangi is between Bandar Baru Bangi, and Nilai area which are already well establish industrial area. North South Highway has been there for few decades

EC and EM is between Semenyih and Beranang which still pretty much agricultural area.. although it is also near Negeri 9 border, but is closer to Pajam, Mantin of negeri 9 which are still small towns.. Lekas highway is still very new..

Beranang, Pajam and Mantin are still way backwards compare to Nilai

Nothing bad about it.. EC and EM are closer to nature.

I presume there will be a Tesco building up beside Bandar Puteri Bangi later, but around SEH/EM area, Tesco already there for more than 5 years..

It's nothing wrong about Bandar Puteri Bangi to be located at the border of Selangor / NS as well, as people always has his / her preference to stay in a little outskirt from the city and enjoy a better living environment. But if there is a statement claiming Bandar Puteri Bangi is located at a more developed area compare to SEH / EM, there is a strong no no from me...  tongue.gif  tongue.gif  tongue.gif

Why I put Bandar Bandar Bangi and Nilai near to Bandar Puteri is because of accessibility and that is where Bandar Puteri can target their potential customer...

EM and EC enclave geographical is near, but accessibility to major industry area is still "challenging"..
refering the scale of those industrial area in Beranang vs Nilai+B Baru Bangi, big names like Denso, Sony and Hitachi (just to name a few).

Beranang and Bandar Tech are mostly local SME, warehouse..

The kampung road from bandar puteri to EM EC is taking forever to reach..

10km on plus highway takes 5 to 7 minutes until u hit bottleneck in sg besi..

Bandar puteri to bangi toll is just minutes away.. I live in this region my whole life n communte along NS highway frequently

Southville you havent seen how complicated the toll exit is.. dxmn a lot of turning until u reach the toll.. I dont see how superior is that.. plus.. not much exidting amenities, mayb need to wait for another 10yrs

I have been working in this area (Bangi + Kajang + Semenyih) for more than 15 years, commuting out from Bangi toll used to be my routine path. If really targeting to the Bangi Industrial executives, personally still think southville is better in terms of connectivity if compare to Bandar Puteri.. Hopefully Bandar Puteri can beat Southville in terms of price psf and of course quality spec/workmanship...

Bandar Puteri, BA, Seri Putera and Mahkota can leverage each other, combining amenities collectively..

Yeah, in terms of amenities, I believe Bandar Puteri stands better, as it is connected directly to Bandar Mahkota and Bandar Seri Putra which already have some commercial activity.

For Southville, it is a standalone township, it will heavily depend on how capable MahSing pull in commercial players into this township later... Southville also will has allocation land for a school in future planning as well, is indeed a plus point...

SouthVille might need to do a full circle interchange to reach housing area.
try to trace the road.. don't think you can enter housing area by just exiting the toll..
