Living room has double height ceiling at the expense of smaller family area on the first floor. May be good for some but not for others. But certainly the living and dining area has the wow factor.

wow..the 1240sqf unit can squeeze in 4 bedrooms+3 bathrooms...the living+dining area, and the bedroom size should be quite small...

Is the Show House is up already ? Any hint ?

100k+ more is additional rm500 more installment permonth.. not to mention Avens maintenance fee is crazy expensive (strata title), add in another rm300 to rm400 maintenance fee..

And if you only have small family.. to clean a 3 storey house can go kisiao..

Today's launching. Very dusty show house gallery, poor parking managenent, cannot park at the designated crusher run because of muddy surface, park at roadside, walking very far. Aiyoo IOI, first time coming very bad impression. Please improve it.

tried asking last week why is it priced as such at current market. answer was simply "all our product are packaged differently according to areas and market needs"

IMHO put it this say, they've got money to play with after listing. they will take their own sweet time to do the sales...even if it goes slow. dont think they will go down with the prices or go up with the rebates.
