I heard SP Setia top management team has changed to Bumi team to in charge (force by gouvernment to sell the company share to Bumiputra entrepreneur). Their old management team is set up new company that the project has a named start with "ECO".
Did this rumors true? Anyone can clarify this?

It is real dirt far.

Country garden township will launch soon too in two months time.

Good luck to you all. I am not keen though in semenyih at this moment. You got better chance if you submit more than 50 forms as seen by some companies doing this. wink.gif

Setia alam is far, but it borders klang (a cash rich township, vast population).
Next up u have shah alam, subang then damansara n kota damansara...all within 30mins drive (normal condition).

Semenyik....what u get? Kajang, bangi, cheras?

Actually tis part of semenyik is less than 20kms to seremban.

I was thinking along the same page.... semenyih takes Lekas need about 25-35 minutes to reach ChewLai only. Still pretty far from city centre....

People are just caught up w the setia bbb mode operandi......

Even setia annouced that its more for ppl currently residing in surrounding areas...

Am not advocating dun buy for semenyik...but if u really want to buy for own stay, do study the convienenece of it.

Its much like ciberjaya....

comparing semenyih to cyber? not even close la..semenyih os worst..traffic is bad, access to highway is bad, conclusion dont buy this project..

but, i just went there yesterday recce the showhouse. the view from the hill is quite something..relaxing

SPS will improve the accessability plus with ecoworld coming up with their GNG there...it will be massive in terms of appreciation over the next 7 years...

merrum is nice but at RM1 mil....ah

Personally plavia 2 design nicer...square hall and dining..plavia 1 got an outdoor lanai in middle...

The way Tiger sees it, Permodalan Nasional or PNB is in quite a pickle. It has undertaken not to get involved in developer SP Setia’s management. But its president and CEO Liew Kee Sin may be moving to a rival and may well take others with him. Should PNB sit on its hands and do nothing in the meantime? If it were a Tiger, it won’t.

In the corporate jungle, Tiger goes by a number of rules. One of these is a simple one – if you don’t know what to do with a company you want to take over, then stay an investor and keep the stake below a level at which you don’t have to acquire a majority interest in the company.

If you do acquire majority control and ruffle feathers and more, and if top staff leave in droves, then be prepared to put your own people in at the apex, restore confidence and run the company as good or better than before.

SP Setia is Malaysia’s foremost property company and perhaps equally as famous is its president and CEO and one-time major shareholder Liew Kee Sin, widely credited with building up the company from scratch.

Liew Kee Sin

Unlike many other Malaysian tycoons, Liew and associates, the main ones of whom are Voon Tin Yow (currently his deputy at SP Setia) and Teow Leong Seng (chief financial officer), somehow did not keep majority control of SP Setia but steadily decreased their stakes. Both Voon and Teow are SP Setia directors.

That puzzled Tiger. Why would they do that? Tiger will have to go into the realm of conjecture  and offer only possible answers. Perhaps there were other backers who preferred to exit and who were happy to sell to whoever was accumulating.

That somebody else who had been accumulating SP Setia shares  was one of Malaysia’s largest funds Permodalan Nasional (PNB), and associated interests who by 2011 had acquired just under 33%, the trigger point at which a mandatory general offer would have to be made. At that time, Liew’s direct and indirect interests amounted to about 11%.

But things continued as per normal – PNB had two board representatives, less than interests aligned with Liew who had five at least. PNB and other government-linked funds, controlled over 50%, making SP Setia effectively a bumiputera company which gave it leverage to do land deals with the government. Crucially, management was firmly vested with Liew and associates.

And then PNB did something unwise and strategically confounding – it pushed its stake above 33%, triggering a mandatory general offer, which it duly made in Sept 2011 at RM3.90 a share. The floodgates were opened and the protests cascaded. Cries of backdoor nationalisation were heard, and in race-crazy Malaysia the not-so-soft whispers talked of Chinese businesses being taken over by Malay/bumiputera interests.

Tiger being apolitical and more than a bit naive here, wondered aloud: But was not SP Setia already Malay-owned? This was met with suitably disapproving glares which chastened Tiger, but only a bit, as Tiger has a distaste for racial politics.

But Tiger understood well the ramifications. Once PNB gets majority control, it will want board control and that may spell the end of independence for Liew and associates too. To put it bluntly, PNB’s hostile takeover bid evoked hostility too and that just would not do. What if Liew and gang just upped and left?

Tiger is not sure whether PNB thought about that and was prepared to move in. That would have been brave but reckless because none of PNB’s property units, Sime Darby included, had developed the kind of innovativeness, push, panache and marketing coupled with the delivery that SP Setia had. That is why the move was confounding. Why did PNB not attempt to make the takeover friendly?

Recall that at the time of that takeover, the election game was being played out and it just would not do to have Chinese resentment and voter backlash by letting the takeover go through in its format then. It was said that no less than the prime minister intervened to rectify matters.

So this takeover was aborted and another one put in place instead. The offer price was a mere five sen higher at RM3.95 a share. This time there were joint offerors – PNB, and yes, smart reader that you are you guessed it, Liew. It was silly to call it a joint offer because PNB would still be doing the buying.

The real difference was this: a management agreement which gave Liew total executive powers subject to board control in governance and strategic matters. And from what Tiger could see from an examination of the board composition, PNB’s numbers on the board have remained at just two post-takeover, less than those aligned with Liew which at that time would have amounted to at least five.

According to the management agreement, PNB’s involvement is only through its representation on the SP Setia board while day-to-day operations will be led by Liew for the tenure of the management agreement which is three years, unless his appointment is terminated earlier. Reports put Liew’s leaving date sometime in March 2015. The agreement was made in January 2012.

As an incentive for Liew to stay on, PNB gave a put option to Liew to sell his direct over-8% stake in SP Setia in three tranches over three years, effectively giving him a floor exit price of RM3.95 even if the price of the shares fell below that. The share price traded recently around RM3.20.

This was no incentive at all. As a joint offeror for the takeover of SP Setia, he should have been required to just keep the stake and take his chances with market movements. If he did well, he would reap the benefits from higher share prices.

As it is, Liew got the best of both worlds – a high exit price even if the share did not perform and management control to boot even if he exercised part of the options. His direct stake has been whittled down to below 3% from over 8% as he exercised his options but he is still firmly in the driver’s seat. How odd!

At the end of PNB’s revised offer (Tiger excludes Liew here because he was joint offeror in name only) it ended up, together with associate companies, owning nearly 70% of SP Setia, a management agreement which gave Liew total executive powers and for PNB still just two representatives on the board.

That’s a bum deal for PNB in every way – it has taken over the company but has absolutely no say in management and does not even have board control which implies no control over even strategic or governance matters. Again, how odd!

The hope was that Liew would do his utmost for SP Setia in the three years of the management contract. But other events overtook this, leading to serious questions of conflict for Liew which are yet to be resolved. It changed the game completely for SP Setia and PNB to the disfavour of both entities.

Less than a year after PNB’s takeover of SP Setia, a new and rapidly rising name in property emerged –  Eco World Development which is making waves throughout the property circle. Note the “Eco” in it. Its main properties have the “eco” in it too – EcoSky, EcoBotanic, EcoBusiness Park etc.

That’s much like many of SP Setia’s higher end projects – Setia Eco Park, Eco City, Eco Glades, Eco Hills. It’s getting to be very difficult to differentiate one from another. In fact, Eco World is staffed by former top executives of SP Setia. Interestingly, Liew’s son, Liew Tian Xiong, at 22 and a 2012 graduate from Melbourne University, is on the board of Eco World.

Meantime, Eco World, together with Tian Xiong has already bought a 65% stake in listed developer Focal Aims at RM1.40 a share or some RM230 million and is making an offer for the remaining shares. Of the 65%, 35% (more than half) is owned by Tian Xiong and that would have cost about RM124 million.

Tiger says tender Tian Xiong cannot have that kind of money at his disposal – it must come from his father, don’t you think?  In fact, that is confirmed in a Focal Aims announcement to Bursa Malaysia where Liew and his wife are listed as parties acting in concert for the offer for the rest of Focal Aims as financiers to their son Tian Xiong. The general expectation is for Eco World’s assets, which the company says have a gross development value of RM30 billion, to be injected into Focal Aims via a backdoor listing.

Eventually one can expect Eco World to become a major rival to SP Setia itself. And where would that place Liew?

Isn’t it time PNB satisfies itself as to what Liew’s intentions are? Shouldn’t Liew and PNB CEO Hamad Kama Piah Che Othman have a tete-a-tete and shouldn’t the latter ask the former whether he would stay on in SP Setia or follow his son?

Even if Liew gives his assurance, has PNB evaluated the situation to determine if that is reasonable and fair, to use a term that financial advisers are fond of? And if they have already had the conversation shouldn’t the investing public know the outcome?

And what about Battersea, the RM40 billion project in London? SP Setia and Liew lead this venture which is 40% owned by SP Setia, 40% by Sime Darby and 20% by the Employees Provident Fund. Shouldn’t Sime Darby and EPF be concerned about how Liew will handle this and indeed if he can given his potential conflicts?

Will PNB use its voting power to get additional representation on the board? Will it then make changes at the top and replace Liew with someone else who is demonstrably more committed and has no conflicts of interest?

If PNB does that, can it be sure that Liew’s two lieutenants still remaining in SP Setia, Voon and Teong won’t leave as well? These two have been with Liew for the last 17 years and helped him build SP Setia. Won’t their loyalties be with Liew too? Indeed, would PNB want these two to remain there without Liew? And if they stayed, how confident can PNB be that they will work for SP Setia’s interests?

When is PNB, through its various companies the largest owner of property developers and land banks in the country, going to push for in-house expertise and capability to be built within its various holdings instead of depending on other developers indefinitely?

PNB right now is well and truly pickled over this SP Setia and Liew dilemma. It’s damned if you do and damned if you don’t and sometimes it may be better to be damned doing then damned doing nothing at all.

Tiger knows PNB is no Tiger and the answers are a foregone conclusion. Which leaves this final niggling, disturbing question: What’s going to happen to SP Setia? What’s going to happen to Battersea?

GRRRR.

So far I didnt hear there's any discount for public but there's a conditional DIBS. 10% DP + stamp duty on MOT since it's on individual title liao.

10% + Stamp duty on MOT i reckon will be close to RM150k for Merrum.

Dep = 95,000
Stamp duty for MOT = 22,500
Stamp duty for 90% loan (RM855,000) = 4,275
Misc like stamping, registration fees, searches n etc = 2,000
~ 123,775

Not sure whether SPS is giving free legal fees on SPA + Loan or not.

The GnG still can be done under individual title such as setia damai 14, 15 and 16( of coz GnG under Serata title will be the best such as Duta villa). Only thing, u will find some guys will refuse to pay the maintance fee in future coz under individual title but the guy will become famous in the area coz able to buy the semi d with GnG but unable to pay the few hundreds fee. doh.gif doh.gif

Yup, got pro n con.
The maintenance fee will be more expensive under Serata tittle.
Proper way, scurity will be better. Normally outsider can not simply go in except obtain confirmation from owner (intercom), maintenance fee oredy included club house fee. (invididual tittle - pay per entry)
The green area will be maintenanced better n all the houses not allowed to renovate(external). The view nicer.

I heard EcoGardens will be under landed strata, even for the double storey terrace. Should be very similar like Setia EcoGardens in Iskandar.

The maintenance fee will be more expensive under Serata tittle.
Proper way, scurity will be better. Normally outsider can not simply go in except obtain confirmation from owner (intercom), maintenance fee oredy included club house fee. (invididual tittle - pay per entry)
The green area will be maintenanced better n all the houses not allowed to renovate(external). The view nicer.

Eh, the SA said, got Intercom system to residents, but club house membership / facilities payment basis, unsure.
Understood that, no extension allowed, no walls allowed, it has to be open, small fencing will be given for pets.

That's my understanding too!

a) Intercom to residents

b) No exterior reno including but not limited to extension, painting, changing of facade

c) Low fencing given for small pets

I didn't ask abt the club house membership though.

Personally i like the facade of future launch 20x65 Pistia. Modern and neat compare with the two that going to launch soon.

Still, except Merrum, the rest of the semi-d are with not so decent tiles on the first floor. The tiles really spoil the good feeling of the house especially Lecus.

Are you sure on the built quality? I am unimpressed by neither the built nor the facade. However, this is the best we could do for now.
Before this, visited the Dijaya's Tropicana Cheras - very poor finishing and access.

Yeah dude, exactly why I am still fixed to Merrum. But Merrum isnt that great either. Just better than the rest.
Will definitely need to spend some on interior reno for own living.

Yeah, some had very funny orientation, Lecus had room in the front. Infact, one of Merrum design, i think A1 had room in the front.
Plavia had bathroom next to the entrace. Those small windows make the house look ugly from the exterior.

I guess at least can jimat 10-20 mins during peak hour as the main Jln Semenyih is very congested.

Can anyone staying within the vicinity confirm this?

Should you be coming from Cheras-Kajang Highway or SILK from NSE, you can save at least 20-30 mins during peak hour. There's just too much of housing to be catered for through the current Semenyih road. This is just bare minimum as all the heavy vehicles to Sg. Lalang industrial area are also using this road.

For Kajang residents who need to go into Semenyih during peak hours, say the Nottingham side, they rather take Lekas all the way to Pajam and cut down back. I personally found it much faster tho longer route due to heavy traffic.

Now that we are on this issue, how would the Lekas interchange into SEH work; i am sure other nearby residents such as Pelangi Heights & Pelangi Semenyih as well as Kesuma Lakes will use them - are they allowed to? Will heavy vehicles be able to pass through, or they will place a height barrier?

Anyone with insights, please share.

I always use Silk - Lekas, exit 2102, pay toll, then turn left at the traffic light, go straight (I think this is Jln Bangi Lama), then sampai Semenyih bus station, then trafiic light, then turn right n go straight into Jln Semenyih. So is this the route that will take 20-30 mins during peak hours?

I'm pretty sure they are. This has been one of the greatest demands among Semenyih residents for quite sometime. Though i hope the heavy vehicle shall forbidden from using it.

Believe me, during festive season you could stuck in traffic jam for 45 minute just to get pass from Bandar Rinching to Sunway Semenyih. My parents live there so I kinda feel the needed for this link very2 much.

Correct me if i am wrong, i thought there is additional 2 tolls to pay after sg. long toll if you plan to use the new proposed exit to ecohill as compared to use the normal semenyih road.

Anyway, all the best to you people who's going for balloting.

This is no longer my target. Will wait for others project and save my 30% bullet.

Correct me if i am wrong, i thought there is additional 2 tolls to pay after sg. long toll if you plan to use the new proposed exit to ecohill as compared to use the normal semenyih road.

Sg long exit is a nightmare now with those damn resident from tmn rakan keep building speed bump for their own convenient on the only way out that lead to the highway.
So expect to waste 15-20 minutes every time you go out from Sg long

The time wasted you should have already reached semenyih via lekas.

What you are using is basically the Bangi Semenyih exit, in which you go towards Semenyih town and turn right onto the main road (near Semenyih Police Station) and eventually lead you to the Nottingham / Broga exit. Further up, you need at least 10 minutes to reach SP SEH (normal traffic due to single lane before the Tesco Semenyih).

This link is very much needed and i am pretty sure, other residents will probably use this too, especially, those in Kesuma and Pelangi, but would it be too congested? It will defeat the purpose if they allow heavy vehicles through.

I think for residents of SEH, it would not matter much as congestion will be on the main road, unless these road is being use prominently by all causing congestion within the SEH vicinity.
However, something that need to be clarified before i plough the money in here.

not really...my friends stay at sg long...out at 7.30 am and reach jalan tun razak area at about 8.45am...1 hour++ for 20km distance...

i at mont kiara...out at 8am, reach jalan tun razak area at about 9am..jam because of the international school.......1 hour for 10km distance...

So far the balloting date is confirmed? I have called the Sales office so many times. But they said haven't know when is the excat date. Up to now 20,000 people has registered which shown interest on this Project. OMG!!!!

Cheryee, so if the resident is a bad paymaster in terms of monthly maintenance fees, he/she wont be able to enjoy the club house facilities, right?
Good way to curb someone from missing the payments.
However, it would be ridiculous to buy a >500k house but not being able to honour the mthly fees.

Sg. Ramal is SILK toll, if coming through NSE / LDP connecting to SILK, then 3 toll, Sg. Ramal, Bukit Mewah Fasa 9, and then you connect to the Lekas Bangi / Semenyih exit toll.
If coming from Cheras, its only 2 unless you take the Sg. Long way to Semenyih. 1 at Batu 9 (Grand Saga) and 1 at LEKAS - this means you pass through the Saujana Impian all the way to Lekas.

If you compare that way, then i agree, but i stay in Kajang town, i leave home at 7.45 and reach office by 8.20 everyday - office at Damansara Heights.
Comparatively, if i stay in Sg. Long, due to that exit congestion, I would need to leave at 7.20 to reach office at 8.20. That way, moving into Sg. Long is not a good option for me. Also, the Tropicana Cheras project is not worth the price.

Link to SEH should not have a TL, i heard its a flyover, bypass into SEH which means from the toll into the SEH, but at SEH, may have some sort of barrier or what to slow the cars down.

Exactly, i am going in for for own occupation, not for resale, i am not an active property investor la.
And, i dont like to live near KL, so much of traffic and noise. Prefer to stay away from KL and dont mind travelling.
Furthermore, convenient for me since I travel outstation alot, so, nearer to airports.

Where got 45 minutes so nice. I stayed at Sunway Semenyih, during ching ming, you dun need to go home at all, can be hours because they need to pass thru semenyih to go Nirvana, and the cars so a lot.

Nowaday, coming out and going back during office hours also bad. During Saturday, when I need to send my kids to tuition center at semenyih, a few times I patah balik because that is during the peak traffic hour around 11am - 12am. Our politician never do a great job.

If you go from Bangi toll at Lekas all the way on Silk Highway to Kajang exit to Seremban highway, there are 3 tolls, Bangi - RM1.00, Silk Highway - 2 x RM1.00, Kajang toll to Sungai Besi toll - RM1.80

From Bangi toll to The Mine direction, very nice road, 4 lanes, cost you: RM1.00 + RM1.00. But when you reach The Mines, it cost you more on time and petrol because that is a black traffic area.

From Bangi toll to Cheras direction, RM 1.00 + RM 1.00. But I do not like this road, it cost me few times to replace my wind screen. The road are bumpy as well.

Nowaday, I use the exit at Kajang to KL as I mentioned at the first option. Cost me a bump of tolls, but save me a lot of time.

Bungalow is not within my budget, dont want to be eating peanuts for a house.

Corner has extra land, RM100 psf. The standard land size for SD now is 10ft 5 ft on each side - 42x80 land size, 32x70 Built up, so 5ft each side.
My current home has ample of land since its corner lot, and we have passion for gardening.
Plan is to build pond, just outside the dining area - since the dining is double ceiling in Merrum B1, it would be ideal to have a corner with some nice landscaping.

Dude, there's nothing wrong being closer to the guard house, but the corner faces another corner of Merrum.
Its just preference. Like the unit at the end of the road; since its dead end, any sort of activities can be held not worrying that its gonna distrupt the trafffic flow. More on convenience thoughts.
After all this is G&G, if the safety is compromised, it will not be by where house is, it would be by how easy it is to penetrate.

Thats exactly the prob; according to sources here, the corners are sold out, taken up by internal buyers, probably she/he gonna make a killing by selling to desperate buyers like me.
I like this project so much due to its location - convenient for me. EG will do the favour too, but launch is much later and i am looking at house for 2015 completion.

Yeah, and its in future, entry price is gonna be higher. However, it is the true breed of LKS. So, I wont mind flipping SEH (if i get my choice for EG) should EG be worth the launch price.
But, one thing for sure, Semenyih will no longer be sleepy town.

Hi Darween,

I m keen on A1 as the living room is spacious. A2 design is not practical in my opinion as guest room is next to main entrance, which make living room look smaller.

To me, some important factor in buying semi dee is the house need to have spacious living room, bigger room size especially master bedroom, good air ventilation, master bed divan has to face EAST direction, house facing south or east to enjoy morning sun (must avoid evening sun).

If u look at the 2 show units of merrum, type A1 is very stuffy n hot especially during 3pm onwards even with strong air conditioned whereas type B1 is very cooling. This is because the unit is facing morning sun. If a person buying intermediate terrace then this may not be the main factor as sun light does not enter from side way. However, the side way of semi dee are all windows n it will be extremely hot despite installing curtain to block it.

I m going for unit facing south east n hope to get 1.

Great to hear that. In terms of layour, comparing SEH and MKH (Sentosa Heights 2.5 Story SD) - the MKH layout was much nicer, in terms of airiness, but sadly, the price has shot up from RM800k to RM1.2m in space of 3 years since its launch in 2009. But, the drawback is that that prop is sitting on a leasehold land. The house is nice but no township to go with.

Also, I personally think the layout design for SD Merrum in SEH has compromised alot on space and air ventilation for the modern looks. Thus, in my view, B1 had the best air ventilation and layout for my liking hence my target on Merrum B1 corner.

I had same thoughts like you but when i came to realise that there are only 2 corner for B1, the directions went right out of the equation. Cant get the best of all. So, lets hope we both get one! I am probably going to put all my eggs into one basket and see if i could hit one. biggrin.gif biggrin.gif

That's why u can see from their previous launching..all are going smooth because they are well prepared smile.gif. A very good example is during the apartments launching.

Hi..rushed here after seeing the sms in the morning. Was here at 7.45 and got my queue number in 20s. There were already Semenyih and Kajang locals here queuing to buy.

SP is giving the local residents opportunity to own a house. Most of them I have met is buying for own consumption. Link still have but the queue is long now. Maybe 50 to 100 numbers left for link and 100 for semi d and bungalow. They are launching all off the landed in precint 3 excep bungalow only Tralas and all off Precint 1 except thos unnamed village.

332 units for G&G and 400 unit a of link house.

The sad part is the SEH Link from Lekas is open to heavy vehicles as well.

Semi - D linked or cluster starts at 728k and Semi - D is starting at 828k for Lecus. Merrum and the rest is 930k onwards.
