The GnG still can be done under individual title such as setia damai 14, 15 and 16( of coz GnG under Serata title will be the best such as Duta villa). Only thing, u will find some guys will refuse to pay the maintance fee in future coz under individual title but the guy will become famous in the area coz able to buy the semi d with GnG but unable to pay the few hundreds fee. doh.gif doh.gif

Yup, got pro n con.
The maintenance fee will be more expensive under Serata tittle.
Proper way, scurity will be better. Normally outsider can not simply go in except obtain confirmation from owner (intercom), maintenance fee oredy included club house fee. (invididual tittle - pay per entry)
The green area will be maintenanced better n all the houses not allowed to renovate(external). The view nicer.

No, I not sure Eco hill will provide intercom system or not since is individual title. If Serata title, should hv since the security got right to stop ppl go in and outsider only allowed to go once security obtain permission of owner.

Last time was told by SA the club house the per entry basis ( but maybe change to monthly basis recently. Not sure) but confirm excluded in the monthly maintenance fee.

Exterior Reno?. Y not?. as long as u got approval form MPK coz tis is individual title.

Room near to entrance oredy quite some time design in parkland klang. Is good if got older ppl, they can stay in tis room.

Friend, arroyo garden 85%ltv. From 561k n above(6600sf).
Shoplot, now talking about semenyih. If not mistaken. Pelangi shoplot still less than 1 mil.

Eco hill will be launching shoplot after two yrs( not confirmed yet). price should be more than 1 mil
Eco garden will be launching land next yr ( not confirmed yet). Price should be higher than arroyo garden.
So, if u think this area u need to hold for more than 4 yrs. land n shoplot will be better( even though invest in Pelangi with current rental ard 2k or less for grd floor. Once Eco hill "ong" Pelangi shoplot will get benefit oso).

But if u hv confident can sell the house within 1 yrs or 1 yrs plus little bit after VP then should invest house oredy.
Anyway, congrats to Eco hill buyers especially arroyo garden land owner, oredy paper gain.

Agreed, I oso gv up tis rd not becoz of location, project or developer. Is matter of timing.
For landed, if can sell within 1yr then is good timing to go in.
If 3 to 4 yrs, cash flow allowed.. Still ok.
If need to hold for more than 4 yrs. So, need to reconsider how to allocate the cash flow.

Everything will follow SnP (official). For those first time buyer, u should check the SnP before signing.
Got cases before in setia alam. The SnP diff with master plan n they will tell u whatever info during launching is reference info only. SnP is official n legal doc.
