Yeah, in fact i think, my mindset is so fixed with Merrum double ceiling, if cannot get corner, i will pass SEH, and wait for EG.
Not gonna try for Lecus.

Maybe, will go view Plavia again, but then again, let see how it goes.

Any discount for normal buyers? If not, we will have to put 10% DP?

I am still quite confused on G&G which has been debated on V1 thread.
If individual title - can G&G be effected to fullest.

10% + Stamp duty on MOT i reckon will be close to RM150k for Merrum.

Hahahaha, BBB today is certainly cheaper, but when it comes to own usage, tend to be very picky, cuz the limitation on next prop purchase if dont like.
I am looking at EG and Country Homes too. But no news yet.

Eh, the SA said, got Intercom system to residents, but club house membership / facilities payment basis, unsure.
Understood that, no extension allowed, no walls allowed, it has to be open, small fencing will be given for pets.

Are you sure on the built quality? I am unimpressed by neither the built nor the facade. However, this is the best we could do for now.
Before this, visited the Dijaya's Tropicana Cheras - very poor finishing and access.

Yeah dude, exactly why I am still fixed to Merrum. But Merrum isnt that great either. Just better than the rest.
Will definitely need to spend some on interior reno for own living.

Yeah, some had very funny orientation, Lecus had room in the front. Infact, one of Merrum design, i think A1 had room in the front.
Plavia had bathroom next to the entrace. Those small windows make the house look ugly from the exterior.

Should you be coming from Cheras-Kajang Highway or SILK from NSE, you can save at least 20-30 mins during peak hour. There's just too much of housing to be catered for through the current Semenyih road. This is just bare minimum as all the heavy vehicles to Sg. Lalang industrial area are also using this road.

For Kajang residents who need to go into Semenyih during peak hours, say the Nottingham side, they rather take Lekas all the way to Pajam and cut down back. I personally found it much faster tho longer route due to heavy traffic.

Now that we are on this issue, how would the Lekas interchange into SEH work; i am sure other nearby residents such as Pelangi Heights & Pelangi Semenyih as well as Kesuma Lakes will use them - are they allowed to? Will heavy vehicles be able to pass through, or they will place a height barrier?

Anyone with insights, please share.

120K today i think worth nothing, i have been fortunate to have been rewarded good bonuses in the past two years.
Have been saving up to buy my own consumption prop hence, compromised on all the luxuries, such as cars, entertainments.
Give some, gain some.

Yeah, its a definite No No. Access is so bad, cramped inside Taman Rakan.
Not worth the pricing & outlay.
Also, the Sg. Long road exit is nightmare during the morning office rush.

What you are using is basically the Bangi Semenyih exit, in which you go towards Semenyih town and turn right onto the main road (near Semenyih Police Station) and eventually lead you to the Nottingham / Broga exit. Further up, you need at least 10 minutes to reach SP SEH (normal traffic due to single lane before the Tesco Semenyih).

During peak hours, 5.30pm to 7.30pm, that whole Semenyih road will be crawling due to congestion. I am pretty sure, at the very least you need 20mins from SP SEH to the exit to Lekas under current circumstances.

Should you be coming from Kajang, Bandar Teknologi side, the queue could be even longer.

This link is very much needed and i am pretty sure, other residents will probably use this too, especially, those in Kesuma and Pelangi, but would it be too congested? It will defeat the purpose if they allow heavy vehicles through.

I think for residents of SEH, it would not matter much as congestion will be on the main road, unless these road is being use prominently by all causing congestion within the SEH vicinity.
However, something that need to be clarified before i plough the money in here.

Is there 2 tolls? I thought only 1 at Batu 9 and the other is at the Bangi / Semenyih exit. The Kajang Selatan toll is where you pick up your transit ticket.
Anyways, i will be glad if there's more giving up, give the prospective buyer real chance of owning one.

Cheryee, so if the resident is a bad paymaster in terms of monthly maintenance fees, he/she wont be able to enjoy the club house facilities, right?
Good way to curb someone from missing the payments.
However, it would be ridiculous to buy a >500k house but not being able to honour the mthly fees.
