QUOTE(darween13 @ Oct 9 2013, 10:15 AM) Hi Ambang, What's wrong with close to guard house? Safer isn't it?Which facade / layout are you looking at in Merrum and what unit (inter or corner?)? Just checking on the demand / attraction. I am targetting Merrum B1 Corner, either corner will do but preferably the dead end corner, further from the Guard House. Easy to park cars. |

QUOTE(darween13 @ Oct 9 2013, 05:29 PM) Dude, there's nothing wrong being closer to the guard house, but the corner faces another corner of Merrum. What you said it's true la. When visitor comes also at least can park by the road side without disturbing your neighbor. But hard to get and probably someone in SPS has the same thought as you.Its just preference. Like the unit at the end of the road; since its dead end, any sort of activities can be held not worrying that its gonna distrupt the trafffic flow. More on convenience thoughts. After all this is G&G, if the safety is compromised, it will not be by where house is, it would be by how easy it is to penetrate. |

QUOTE(darween13 @ Oct 9 2013, 05:37 PM) Thats exactly the prob; according to sources here, the corners are sold out, taken up by internal buyers, probably she/he gonna make a killing by selling to desperate buyers like me. EG will probably more expensive at this rate. I wonder if LKS would change things a bit and make it better?I like this project so much due to its location - convenient for me. EG will do the favour too, but launch is much later and i am looking at house for 2015 completion. |

QUOTE(raikonen1213 @ Oct 12 2013, 10:43 PM) Probably they want the local semenyih people to get the units...oledi half taken by staff and business partners ma....not good for a township to be dominated by investors.... It's more like 1/3 for staff/business associates only, certain not half. And don't think we can really tell if it's for own stay or for investment. I certainly agree that if too many empty units, it would not be good that's why in my opinion SPS did a surprise launch for those who is desperate enough to take leave (and most of them did for those I spoke with) and stayed for the entire session. Most of them that I spoke to wanted for own stay and/or 50/50 not sure yet, seldom purely for investment purpose. And to be fair to SPS, if they wanted to advertise EcoHill, they could have announced the launching sooner and they sure can get people to camp overnight (or days before) for it thus creating the news about long queue, thousands of people camping there and etc. There were 25000 registered interest, just imagine quarter of it turned out, it would be havoc for the launch for both the interested parties as well for the staff. IMO, I think they did a good job overall launching this phase of the project except needing the purchaser to stay until later night 9pm something regardless of the reasoning. Not a waste of time for me though as I get to make a few friends there talking about investment as well as the project. |

QUOTE(Mair @ Oct 13 2013, 10:44 AM) Wow congrats bro.. Subject to personal preference. I rather have bigger space for rooms/bathrooms than having more of them. Other reason is the maintenance for them, the maid(aka wife to some) may have to do more work but if got a lot family members, makes more sense to have more though. Just my view.I envy Lecus.. The cheapest true blue SemiD.. Lecus can appreciate better I reckon.. Also have 5 bathroom.. For me a SemiD should have min 5 bathroom.. If not, feeling like just ordinary terrace house.. |

QUOTE(xemse89 @ Oct 13 2013, 03:07 PM) haha i'm always not around when they announce something important, was in the toilet when they announce the pricing Can't blame ya, there were so many people in there hardly can keep track of everything.Come to think of it, I have a question of my own. They selling it as bare unit, but does it come with the toilet accessories and bath tub (for Merrum B1 and Plavia 2 type)? |

QUOTE(Lionking1900 @ Oct 13 2013, 03:10 PM) if you want to go further detail, I would said the main contractor should complete the physical construction works within 15-16 months (with piling foundation) and another 2 - 3 months to get all "surat sokongan" from relevant authorities for your CCC (previously as CF). Thanks for the info In generally, you will get your keys.... approximately 20 months from your snp date. |

QUOTE(xerver @ Oct 13 2013, 03:17 PM) I think hlbb is always having the most uncompetitive when it comes to application if compare to other banks.. rhb normally slow on application. cimb a bit lenient. pbb is the slowest where sometimes can wait till a month & when comes to redemption, pbb always gv u heart attack from the dunno where excess figure can come to ur redemption statement.. just personal opinion For CIMB, my wife had some bad experience with them. Basically their internal process is quite messy and can easily "forget/lose" things. Best to chase after the bankers especially this CIMB.Best for me is still OCBC. |

QUOTE(jay8411 @ Oct 13 2013, 04:49 PM) Hi there..1st time buyer here Think no one can tell you your chances for number 70> in the waiting list bro as it subject to many things like how many drop outs due to loan or interest. At least though SP Setia will do it transparently and allow the people to take based on first come first served basis. I was early into the unit selection and those that's allocated for the customer were all available for selection.1. How long should I wait? Is it waiting for those that loan reject, i.e. until early Nov? (the date which the successful buyer get to sign S&P then) 2. Will they inform separately even if I didn't get? I've submitted through banker's cheque, basically means my 20K is locked down. By the way, is at waiting list no. >70, chances are...? As for your bank draft, my friend manage to get it back on the spot on the same day but not sure the process now but best check with SP Setia. |
