Yes this would be the first step. Besides having fair tender processes, we also got to know the basis used in the industry for contract services such as management, security, cleaning, etc. to actually have an idea whether our contracts prices are about reasonable. At the moment we do not even know basic info like whether B1 car park is common property/under JMB and the total sf of each type of properties that are paying service charges. I do not know why such broad/general info is kept very tightly. I feel it is the right of owners to know them. If voted into JMB, I will try to get these basic statistics out for all owners. Transparency is the key to checking abuses.

Another huge problem faced with JMB is that enquiries made via phone calls are responded not effectively. Dewi or Shiela are not proactive & lots of follow-ups have to be made. Can we re-elect the whole JMB? GEt rid if the useless ones.

Hope you can promote a transparent sw jmb so that to make all sw residents and investors paying the worthy value. Also please help bring up those un-resolve issues by developer before they end their liability. There are lot of issues still pending since R3 vp.

Thank you to all who make time to attend AGM or arranged for a proxy to vote. My name is YT Teh. I have been elected into JMC with your kind support. I will try my best to promote transparency of JMB from within it.

During our first JMC meeting after the AGM, I was also appointed by JMC as the treasurer. I feel our first task is to arrange for the audited accounts as at 9/2013 that was presented at AGM together with more details and statistics to be approved by JMC for released to all owners asap. JMC will be having its next meeting in mid Jan. JMC has not decided on which e -media to employ to listen and communicate with all owners and tenants. Meanwhile please feel free to contribute any ideas that you may have on how to improve the management of SW. I will continue to participate in this forum until JMC makes a decision on the e-media/platform to be used. You may also write to me at kkhpsa@yahoo.com.

Yes I would try to encourage JMB to be as transparent as possible. SPS is a reputable developer. We would try our best to help it maintain its reputation by delivering what were promised. Look out for more details after JMC meeting in Jan.

All the views and comments posted here are my personal comments as a commercial owner's rep. They do not and may not represent the views and opinions of JMB.
For the benefit of those who may not have attended the AGM, A total of 12 were elected into JMC. So the new JMC has 11(2 each from R1, R2 and R3, 6 from commercial) + 1(block K-single owner rep) +1(developer rep) =13 persons. I feel every owner must be given the option to contact individual JMC members, especially their respective parcel rep, should they feel the need to do so via emails or letters through FM if so prefered. Names and emails contacts should be prominently displayed at all FM offices notice boards and supported e/social media for owners.

I feel JMC's job is to manage SW within the confine of Act 663(Act 757 not implemented by local government yet) with utmost possible transparency. JMC members are volunteers (probabily except the developer's rep) tasked to transparently select and oversee a professional team in FM to implement the policies of JMB.

It was also disclosed during AGM that the last JMB had appointed a consultant to study the reasons for the high electricity expense. Report should be ready by next JMC meeting in mid Jan.

Feel free to offer suggestions.

I would suggest the following:

1. Wheel lock all car that has committed into illegal parking especially around the main entrance, backyard, handicap parking lot and along horoscope and bank rakyat. Obviously there are groups of vvip who are friendly to security guards having sepecial treatment to park cars at these areas.

2. Do not block the handicap lot. It should be open anytime for people with disabilities. Just wheel lock those who do not follow the rules.

3. Do not allow anyone (developer and tenant) to paste any notice or promotion messages at public wall including basement and lift entrance. It will leave a permanent dirt mark and risk the image of setiawalk. Really disappointed with spsetia who starts this kind on irresponsible pastingĀ  @ basement 1, signage to lead visitor to sw mall. If there is a need please do a proper and a permenant one.

finally, a voice representing the operator of the BF was heard. though still in legal dispute, he took a rather amicable n soft approach when briefly speaking of the legal tangle between his principal vs jmb n developer.

just as much as every1 had wanted to hear their (defendant) side of the story, twice he was abruptly interrupted by the developer's rep for obvious reasons. the majority of the owners r in the dark over this legal suit let alone the facts of the case.

Thanks alankan. I have thought about it myself. It is going to costs between 1 to 2 percent but we get convenience and reduce late payments. At the moment we are concentrating our effort at big ticket items first eg collection. electricity, etc. Will bring this up in JMC meeting when finance department is more ready for it................ This goes into my note for followup. Thanks.

It seems that the legal suit on bf is not on the excessive noise
It is a waste of resources on a glass structure
Excessive noise is the issue and the ugly back structure blocking R2 entrance as 2nd issue
They should be a control in the allowable noise in dB.

After the AGM, on sat night, even louder shouting and partying music was played until nearly 3am. What is the solution?

It is unfortunate that some of those nominated (residents who really fight for all residents) were not voted into JMC. I think Ivan, Samantha, and few more. A123 hope you can still contact them to hear their feedback as sub-committee group.

No grouping was done on the list of nominated candidates. Instead, they flipped through pages to find nominees for R1, R2, R3, etc.
At least group all nominees within same table la..
Even the counting was not verified
Was it accurate?
No check of ID (MyKad) during registration
Anybody can just walk in to pretend to represent a unit and vote!

Also poor co-ordination with the Head of FM constantly asking his team to update the screen.
Could we then trust this team in managing our service charge?

Yes, we can learn from mistakes of others as well. Ivan is the chair person in current JMC.

Yes I have just looked at it. From what we know now, we will first try to reduce deficit by first looking at reducing major costs items including electricity (as we smell a BIG rat there!) and check collection performance.

The voice came in after they were sued and now they are claiming they are counter sueing us for a huge sum.
My personal take on this is they are afraid, and that's why they come in trying to scare us with their counter sue. If they are confident, they would have proceeded with their law suit and not ask for settle out of court. Another very important point is, they have not been sincere. If they are sincere, they should have reduced the noise prior to talking to us. After the AGM meeting, they still play their music loud at night, that shows they don't care.
Don't fall into this kind of people asking for peace when they are not sincere. I say just sue them and bring down their business as this type of people has no interest about other people except their own.
One of the Beer Factory member even tried to be the nominee of JMB at last minute lol, but luckily was shouted out by one guy who claimed a "Rule is a Rule" Shame of FM who said this is "walk-in customer"
