very disappointed with spsetia to appoint such a small and inexperience player "redtick" to be the grocer. Think even KK mart is anytime better than redtick.

Seriously, when u say u want a highend supermarket, u really wanted to pay RM9 for a pack of chips, RM6 for a can of imported Coke or just see see/ walk walk only ?

haha, everytime I go Cold storage at Solaris MK, I probably ended up buying some Gardenia roti and some fruits only. Those imported cereal, snack, pre-prepared are all too expensive for me.

be realistic lah, Puchong is not up to that level yet, no real expat here except nigro, bangla. Jusco IOI mall has proven, imported goods not very good sales at Puchong.

BTW,just FYI Tesco puchong is Tesco Malaysia TOP 3 best sales outlet.

Perhaps the word "upmarket" is inappropriate.

I think we just need a normal one to make the mall happening...

But not this kind of new retail player ...

Maybe it is true that all other grocer has no interest in setiawalk ..

Lets hope redtick can make it

actually that area already have Aeon, Tesco, Giant ... would be natural they wont take up SetiaWalk.
most people do just buy generic produce that is actually brand neutral ... lest wait to see how competitive the price get ... a loaf of bread is a loaf of bread. brows.gif

Hopefully the new grocer shop will stock up proper & wide varieties of goods to attract residents & even outsiders. Proper shelving & a good balance of imported goods will be a good attraction.

Redtick started of as a pioneer of online shopping in 2010 in Malaysia. From what I read, so far their performance has been quite satisfactory. So it does have some experience in grocery line. SW would be their first physical in store supermarket. My guess is it will join many others like Presto, Hero, Econsave, etc in this competitive market segment. I find my self going to Hero and Econsave more often than say Giant or other larger hypermarkets because of their more complete and localized fresh food/green section at reasonable prices. If Redtick can do a good job, SW with its centralized location within Puchong's large population would be an ideal location for Redtick to be very successful. However it would have to work with SW Mall for special arrangement to minimise some key disadvantages of SW - parking charges, pushing trolleys to car park area and goods unloading bay.

Online store supermarket is the in-thing or I could say the basic service of developed nations. The success lies on the timely distribution channels of the fresh grocers to the purchasers. Just imagine delivering grocers to a hilly or mountain location. The bottom line is that the delivery personnel they employed must be well trained & timely. Again if Malaysia would like to join the rank of a developed country, the 'tidak apa' & lazy attitudes have to be discarded from all levels in the public & private sectors.

Redtick is good. The price is not too expensive but sad.gif not cheap either.
Most important is they provide fresh food, then i can just head down to buy fresh vege. I can't wait for it to open. If they can provide free delivery service to SW apartment at no minimum purchase, it would be perfect.
OK sometimes i need to walk down to the entertainment mall to check out the young chics at karaoke smile.gif

The time has come. Owners pull up your sleeves and attend the 2nd AGM.
I received a letter from JMB SW. Details are below
Date: 7th December 2013 (Saturday)
Time: 2:30pm
Venue: Level 5 TGV Cinema

This people obviously didn't want many people to attend with such a short notice. Let's come out in force to vote them out. Remember to pay all your outstanding balance or they will try to find way to forfeit your vote.
Worst of all, the nomination of committee member has to be submitted on 30th Nov 2013 with signature of Nominee and Nominators somemore.
Let's do your rights to vote the current JMB out.

As we eagerly await for the coming AGM and audited accounts, I have tried to conservatively ESTIMATE the services charges (excluding sinking fund) that should be collected. I have included a breakdown so that we can understand a liitle better when we compare to actual audited numbers later.

Retail shoplots & Dining POD=RM230K/mth
Offices & SOHOs=RM166K/mth
Serviced apartments=RM189K/mth
SW Mall=RM75K/mth
Hotel block=RM15K/mth
Total services charges=RM675K/mth or about RM8.1M/year.

Rental of common area and car park collection were not included above.
Do you think we are having a balance budget?

You are genious. The JMB SW letter gave a budget of how much SW will receive. It is a whopping 11 million/year shocking.gif
This is a big big piece of meat. It requires a very strong management team to handle this extravagant amount. You can be assured that if mismanaged, millions will be lost shakehead.gif .

A quick comment on the numbers released. The current service charges are very much the market norm. However from the budget presented, it is saying it requires about another 15 percent increment in revenue just to balance the budget. We got to seriously ask the question why?

The audited accounts is for the year 2012.The increment in revenue between 2012 and budgeted 2014 revenue is about 67 percent. However the increment in 2014 budgeted expenses over 2012 is 332 percent higher. We probably need some explaination for this large variance!

As promised I am willing to serve on the JMB committee for one year if someone would nominate me. My main aim is to improve/promote communication between all the owners and JMB. Not sure how much I can do, but I will try and be transparent about it. My level of success would very much depend on the new JMB. Please email me at kkhpsa@yahoo.com for followup. I will announce it here once I am nominated by someone, so that others can nominate more willing people. Thanks.
