It is actually quite common that this thing happen for every strata title properties. The first year is always involving mostly the developer, hence they will do less or best of not doing anything at all because they do not share the common interest with the residents.
Coming forward will be the new JMB that can be elected from the residents themselves. I heard it will be somewhere in first week of December. Although this seems like a good news but it not necessary is because many residents will not volunteer to be part of the committee. People prefer to complain but when asked to be JMB, all the excuses come out. That is the fact.

I don't see any renovation going on for this karaoke. Looks like they pull back again.
Only the food court New Shanghai is renovating and i expect they will open business before CNY.
I don't think people will come in just for food. There has to be more things to do in SW to attract people all day.

Glad to hear karaoke is not exiting. But i hardly see any renovation taking place at level of celeb fitness and level below.
Have they started any reno ? If not, I don't think they can open before CNY.

The flyover agak agak will be completed by end of next year September. The signboard has been erected with a completion date.

If escape room comes in, it will take a huge space and that would probably filled up the spaces in SW mall. If that happen, possibly no more space for grocer.
But let's not die hope, beside SW there is PFCC that i am expecting for some further excitement. Once trigon access is open, it will be so convenient to walk to PFCC.
I think now people has more reason to visit SW. icon_rolleyes.gif

Sure la because I walked before. Currently there is no proper access from SW side but once trigon access is open then we can use road around trigon to walk to PFCC safely.
IOI already allowed it by not putting barrier in front of PFCC which will add cost to them. So u can just cut through PFCC in the nearest block to get to Bandar Puteri. Very convenient and near indeed.

i also support a123 to be JMB .. we need someone to carry the flag.
once jmb changed, the facilities management also can consider change cos i think they take things for granted. if not changed also need to give them pressure to perform better.

Wow suddenly a spike of good news with karaoke, food court, escape room, and now grocery all will occupy entertainment mall. Suddenly this empty mall is going to see a spike of activities there. Finally the rise of the dead.

Redtick is good. The price is not too expensive but sad.gif not cheap either.
Most important is they provide fresh food, then i can just head down to buy fresh vege. I can't wait for it to open. If they can provide free delivery service to SW apartment at no minimum purchase, it would be perfect.
OK sometimes i need to walk down to the entertainment mall to check out the young chics at karaoke smile.gif

The time has come. Owners pull up your sleeves and attend the 2nd AGM.
I received a letter from JMB SW. Details are below
Date: 7th December 2013 (Saturday)
Time: 2:30pm
Venue: Level 5 TGV Cinema


This people obviously didn't want many people to attend with such a short notice. Let's come out in force to vote them out. Remember to pay all your outstanding balance or they will try to find way to forfeit your vote.
Worst of all, the nomination of committee member has to be submitted on 30th Nov 2013 with signature of Nominee and Nominators somemore.
Let's do your rights to vote the current JMB out.

You are genious. The JMB SW letter gave a budget of how much SW will receive. It is a whopping 11 million/year shocking.gif
This is a big big piece of meat. It requires a very strong management team to handle this extravagant amount. You can be assured that if mismanaged, millions will be lost shakehead.gif .

The budget is a fail case. The way they derive this budget was based on the income they received. The idea is to show all income being spent in the budget so that they won't be held liable when there is no savings in the account. This also makes them easier to misuse the fund when there is no expectation.
Another very funny figure in the budget resemble the 1malaysia residence. The electricity budget accounts for half of the total expenditure meaning 6mill/year, this is 3x the amount spent on the Najib official residence. Worse still, Najib official residence is twice bigger than SW whole development. What sense does it make when the manpower cost is less than electricity cost ? This is a big joke.

Btw, the increment in revenue between 2012 and budgeted 2014 revenue is due to the later vp from block 2 and 3 in year 2013. Actually the statement account is 1 year outdated. They should at least show first half of 2013. This whole budget thing has failed.

The voice came in after they were sued and now they are claiming they are counter sueing us for a huge sum.
My personal take on this is they are afraid, and that's why they come in trying to scare us with their counter sue. If they are confident, they would have proceeded with their law suit and not ask for settle out of court. Another very important point is, they have not been sincere. If they are sincere, they should have reduced the noise prior to talking to us. After the AGM meeting, they still play their music loud at night, that shows they don't care.
Don't fall into this kind of people asking for peace when they are not sincere. I say just sue them and bring down their business as this type of people has no interest about other people except their own.
One of the Beer Factory member even tried to be the nominee of JMB at last minute lol, but luckily was shouted out by one guy who claimed a "Rule is a Rule" Shame of FM who said this is "walk-in customer"

Congrats and good to see that JMB is formed comprising a strong team. Electricity is a major concern. Anyone even without accounting knowledge would see it is ridiculous to have electricity cost consume 50% of the total income. If you found the Big Rat, I would suggest you to pluck all the hair, then pour hot water, then put salt on it finally chop it pieces by pieces. Ok we will wait to hear more updates on this. Actually when the old JMB proposed to have the ratio from commercial and residential, I felt it was a fair statement. After that I felt WTF, most of the same old JMB were representing the commercial. I felt cheated but luckily the result was satisfactory, we have a fair amount of new faces and quality ones to represent us in the JMB.

There were others who worked hard prior to this AGM, although some were not appointed but I truly appreciate their contribution. Do not feel bad, I am sure Ivan, current JMB chairperson will still need their help and let us not limit those who are sincere in helping. Contribution can always come from outside despite from JMB.

Smart move. This sub-comm thingy is really a good idea. More manpower, more brain, more contribution which resulted in more effectiveness. Looking forward to see better improvement in future.
In fact, I have been let down by the commercial part.
1) No proper signage to SW. I know developer had claimed they can't do about it because LDP belongs to Litrak. But indeed many shops complaint about this. I believe this issue can be resolved one way or another. Maybe consider signage at the Petron station. If this issue is tackled, I am sure many shops will feel appreciated.
2) It is disheartening to see the landscape gone down days by days. The water jet is malfunction almost all the time. Something needs to be done. I rather it stop running than it shooting everywhere. It just show how bad the management is when it is not taken care of.
3) The 1st floor retail business has been struggling. One of the issue is also due to the escalator not functioning all the time.
Kindly highlight this when the next JMB take place.
