At one point we are talking about Setiawalk being one integrated development comprising retail, mall, hotel, and residential. Now we are trying to set a demarcation between commercial and residential on the fund received. I agree that some money needs to be spent on commercial but not to the extent of drawing a clear line between commercial and residential. In fact, it is absolutely okay for commercial to subsidies residential because the residential has also been supporting the commercial business. Instead of drawing a line, more integration effort should be set-up to reduce the cost.
For eg, there is no need for 3 guards sitting in the control room in each residential block. JMB should look at ways to integrate the system instead. The patrolling guard can also utilize the ones from commercial. The guard can be given a bicycle to patrol to increase frequency or a better zoning can be considered. There can be ways to reduce the amount of guards without compromising the security level.
The same goes to electricity. Did you see the car park lighting ? JMB claimed they removed one tube but it's not the case. I still see lighting switched on with two tubes but some lights were turned off. This is much easier done instead of removing each tube but will not have good lighting distribution. JMB should go to the ground to see instead of just listening to FM and do the talking.
Put a timer on air conditioner instead of relying on guards because they wouldn't care.
The way I see is there are many ways can improve the system and reduce the cost but of course, it is easier to call for higher maintenance fees and do nothing. I think the voters made the right decision on rejecting the higher maintenance fees but that doesn't mean we agree to lower level of security/ comfort. Do remember that you JMB are elected mostly by the residential to represent us but if you failed to understand us, most likely you will be voted out in the next AGM. You can say it is a challenge to reduce the cost without compromising anything but I don't see many effort being done.
We appreciate what the JMB are doing but if you starts to draw a demarcation line, one day we will end up with R3 fund, Trigon fund, Block K fund etc. We are all 1SetiaWalk.
Just like R1 purchased a new toyota in 2010 and he was once happy with monthly expenses of RM 250. Few years later warranty expired and the car costs RM 400 per month to run and to maintain.. R1 is trying to argue with service manager and petrol station on why RM 400 now as it was RM 250 in the past. R1 has choice to pay RM 400 to enjoy the current level or to down grade to a proton. R1 refuses to down grade, insists to keep the toyota with only RM250. He asks his brother C1 to subsidise RM 150 quoting "we r one family".
R1 is so lucky to have a nice brother C1 subsidising him for months. But R1 has no intention to improve and expect C1 to continue subsidising until C1 goes bankcrupt.
Due to reason above ... I suggest and support C1 to draw a clear line with R1. I fully support the user pay policy.
