I assume JMB must have agreed to car parking fees increment. Quite ridiculous to allow operator and management alone to decide on such important issue.

So far still no AGM and no audited accounts.

Look at the water fountains in front of beer factory and the laminar jets. They are in such pathetic state. Even the main water feature are also not maintained well. Some algea are begining to grow in it. The last I heard from management is they are having problem with the supplier of the water fountains. Officially they are not handed over to SW yet!!!!.

SW JMB seems invisible/very secretive. Who are in those in the pro tem? I see JMB represented in closed/restricted residence FB. Please do something to push JMB to do something about the gradual deteriorating state of SW before it is too late.
*
If you are the owner, pls make sure u joint in Dec AGM and vote the right candidates. Complaint only no use. Understand what all those people inside and how much effort they have or have not put in. Mostly due to communication problem still.

me too i don't mind paying extra parking.

but big names not in yet - hence stop increasing parking charges.

With such increase, hope jmb enforce sw management to improve better cleaniness and secure carpark so to match the target standard as up market. Need to make sure brighter lighting in carpark area so to keep those cctv effectiveness. Else, those crime makers will take the chance. I m not sure those cctv installed are HD quality to hv clearer capturing. Hope SPS dun use cheapskate equipments as it being claim the top developer.

Car park security play important role today. If clean, convenience with all working condition lift, brighter lighting and proper cctv covered, visitors will not mind to pay the premium. Then it will attract more ladies for partying here.

only non-residential n r3 were completed > 1 yr ago [total = 4+ yrs]
r2 n r1 < 1 yr [total = 3+ yrs]
trigon is u/c - still long way to go [total = 2+ yrs]

R3 still subject to RPGT of 15% as it is still within 5yrs. So it will some how rather affect rental rate as not many investors can dispose properties easily or willingly. Thus got to lower down rental to minimise losses.
On 1 case, R3 19th flr 3 rooms type facing lake view already rented out at only RM1400 per month semi furnish. Aduh.

all units that face the lake aka "muzeum noise" in R3 r either 2 b/r [type C 1007 sf] or 1+1 b/r [type D 845 sf]. there is not such 3 b/r type that solely faces the lake. however, there is a corner unit with 3 b/r that partially faces the lake one 1 side n brio on another. but its b/u is relatively huge at 1396 sf [type A]. so i think u r actually referring to the smaller 2 b/r unit.

if there is any valid reason behind ur tenants' (especially those residing at R3 facing lake) intention of moving out, it's most likely becoz of the way past midnite din created by live band performances at muzeum n not forgetting bf n s7..now that most if not all pak hansem had vanished.
*
Really the 3 rooms type. Just RM1400 rental only. Already spoilt the market.

With such over bombarded noise from the beer factory and sector7, I guess this unit owner got to lower down rental to let out the unit which was near a year no people staying. That's how serious the irresponsible business tenant that affected value here. Now is over 1am, still the DJ and music are still at crazy playing.

But SW still has many down side that no solution yet.
1) Poor telco signal coverage especially inside restaurant. If hv appointment, hardly communicate to meet up.
2) Poor broadband coverage. Challenge internet access.
3) Low activities during morning session.
4) Poor SW entrance access.
....
Many more...

I think for those who said are those should capable to manage these problems that usually community services having. The important is Say=Action. Feedback to community is the most important. More brains = more solution. The team of JMB are not hero or god. They are just representatives of the community. And the community should cooperate to certain activities and events to make the whole JMB and Community stronger and functional effective. Do not just complaint and blame only. Do own part to help as to help yourself and family to a happy, safe and comfort stay.
Hope JMB to be and community concern are fully understand above and most likely already understood but just not in practice.

It's depend on size. But for own stay better buy larger units which facing the back, Taman Warisan which can be peaceful in the night.
*
Hints to choose best location.
Higher floor facing forest reserve will be the best, away from the noise either LDP and Pubs.
Better greenery view.
So far R3 will be best location block (Consider a little bit better than) as it more center location in SW. Less PH. Better facing either front or back.
More mature developed and less renovation works.

R3 is Solace.
Anyway, if FM & SPS keen to do it seriously well, all the 3 blocks will be the best among puchong area. Then bring back the good name for SPS whether Tan Sri leaving or not.
I think Tan Sri also no eye see leow.

all owners reading this thread, please come out in full force.

more importantly, ensure that all outstanding maintenance/service charges/sinking fund etc are paid. Else, they can bar you from attending the AGM or voting.

This AGM already being talk about quite some time, yet cannot firm up the date. They have to send registered mail out via a lawyer firm, can they make it on 7 Dec ? Another 2 weeks only.

A123,
Hope you can promote a transparent sw jmb so that to make all sw residents and investors paying the worthy value. Also please help bring up those un-resolve issues by developer before they end their liability. There are lot of issues still pending since R3 vp.

Hi all SetiaWalkers, I suggest for SW matters that need all valuable feedbacks or good suggestion shall all combine or unified to 1 common e media such as the facebook site as a123 suggested earlier. That will be close discussion for all SW related matters in seriously. Of course this forum by Dav also a very interesting, still reserve as public talk about topic.

A123
Or wait for your suggestion for a common unified area propose later on this.

New to this subject and owner of Trigon please go easy on me tongue.gif
not sure if anyone raised it but poor 3G connection is serious issue to me that would cause ppl reluctant to visit F&Bs, result in poor rental for the shop lots.
*
The poor phone and internet access have been the hot topics and almost 2 years plus, SPS still not able to solve. Capability problem. Some new malls have no issues at all. They are all aware and also mentioned it solving out soon next year in AGM. Developer dun care these as not their business to get these up in their scope.

Shd ask SPS to refer how others do their packaging as a mall. Like One City, pass by the road side, know what happen there rather than like SW, if not from puchong or even puchong kaki, most of them pass by LDP, did not aware the happening inside.

i dun see the problem of lacking signage to sw coz almost everyone equipped with a smartphone with GPS app etc...like waze/papago/mamago/babago/googlemap/mapking... or those patrons first time heading to sw r out fr the woods and suddenly one day decided to quit farming/hunting n pay sw a visit to enjoy the water landscaping?
*
Pls admit of poor signage. Poor marketing. Imporove it or else phase out soon by all others surrounding competition. Really no body know what happen inside the poor yellow building behind. Admit it.
