First floor it is now from RM850psf upwards. Ground RM1200psf upwards.
For ground floor prime location facing water feature (eg. Amelio, Muzeum, Starbuck, etc), willing buyer rate is now RM2,500psf but no willing seller!

Must be PRIME corner unit - not any corner unit and without encumbrances such as long lease. I know of ready buyers now. I have even listed the units. Any sellers? PRIME intermediate unit already transacted at over RM2k psf bro! Even the slightly less prime corner Bata unit would not even want to consider RM2.2k psf. Transacted price for a normal inner facing corner unit is around RM1.5k psf. Off course RM2k psf not easy to sell - especially those facing LDP.

Unfortunately, even at RM2k psf no seller for that roll - only a waiting queue of buyers!

Juice D 'Fruit row ground floor= No buyers' offer and no sellers offering their unit to market.
Tipsy Brew row ground floor= Asking prices of above RM2k psf are too high for buyers to consider at the moment.

Subang Condo Bans African Tenants.

“African” tenants at a Bandar Sri Subang condominium here have three months to vacate their units after the building’s management slapped an unprecedented occupancy ban on them last week.

The decision came after the majority of Ridzuan Condominium residents voted in an annual general meeting (AGM) held on July 6 against renting their units to foreigners from the continent, whom they allege to have “caused a lot of nuisance"

Action as per "Enforcement" in Deed of Mutual Covenant(DMC) can be initiated. Includes "Management may suspend all and any rights and privileges of the owner for a specified period without in any way relieving the Owner of its obligations herein including ....".

Depending on lease agreement signed, owner with Afican tenants may have to suffer big losses reimbursing their tenant. DMC is usually written in such a way owner has little options. Can try to go to court for a test case.

Under DMC JMB can make house rules, especially with large majority support. Are there any court rulings that define what are unreasonable house rules?

It's confirmed, Bad Boy Cooks is coming to SW. Tasty food at very reasonable prices. Hopefully the queueing time for seats is not going to be as bad as their Oasis Ara Damansara outlet!

Restaurants like Padi House is full house every evening in Sri Petaling. It is not as bad in SW probably due to its larger floor area. Another restaurant that is full house every evening in Oasis Square is Bad Boy Cooks. Heard they are also opening a bigger restaurant in SW soon.

I do not own BBC. After having waited for a long time just to get a table at BBC Oasis Square each time I visited them, one time I got a little upset and spoke to their boss who informed me they are coming to SW. Apparantly they were only waiting for SW leasing office plan of multiple established food outlets opening at the same time at the SW Mall at a very special rental rate.

I am still a little puzzled why it is always full house at BBC Oasis Square every time I visited them. From my few visits with friends, I find they essentially serve tasty western family food at near to McD prices (for burgers). At their super reasonable price level, they have to go for volume. I think Ara Damansara folks are as smart as Puchong folks. I can see a parallel with Padi House. They are doing very well at their Sri Petaling store. Their performance at SW is also not bad. This shows Sri Petaling folks are as smart as Puchong folks as well. I hope more established and successful outlets will come to SW.

SW (non residential) won award for providing the best capital appreciation for its purchasers. What is not mentioned is the high risks taken by the purchasers due to timing factor. SnP was signed during the very bad market condition of 2008!

Interesting the the residential segment for best capital appreciation is won by Zest in Kinrara.

SW parking fee going up as at 1.11.2013.
Mon to Fri first 3 hours $1. There after add $1 per hour. Max of $3/day.
Sat, Sun & public holidays $2 for first 3 hours. There after add $1 per hour. Max of $4 per day.
Traffic volume is good. Over 50 F&B outlets at the moment.

I assume JMB must have agreed to car parking fees increment. Quite ridiculous to allow operator and management alone to decide on such important issue.

So far still no AGM and no audited accounts.

Look at the water fountains in front of beer factory and the laminar jets. They are in such pathetic state. Even the main water feature are also not maintained well. Some algea are begining to grow in it. The last I heard from management is they are having problem with the supplier of the water fountains. Officially they are not handed over to SW yet!!!!.

SW JMB seems invisible/very secretive. Who are in those in the pro tem? I see JMB represented in closed/restricted residence FB. Please do something to push JMB to do something about the gradual deteriorating state of SW before it is too late.

Some major huddles for going up scale.

Firstly SW management cannot even maintain existing facilities well. Look at the water feature - algae is beginning to grow in certain areas. Laminar fountain in unbelievable condition. Shoud be switched off. They are giving SW a bad impression.

Valet parking gone. No replacement yet after six months.

No common lifts to first floor retail lots.

No elevators for trolleys. How to expect mass grocery customers push their shopping cart to car park? We got to be realistic.

Beer Factory and Sector 7 have decided to turn their main lane into a back lane with impunity. Brio residents find their main entrance lead through a back lane when going to and from SW!

Promotion in SW magazine only involves a handful (five) outlets. Beside the contribution from the five outlets, were common funds used for this?

SW is supposed to have sufficient funds. Why the need to increase parking charges now when paking space is not an issue yet? Have the SW Mall and Hotel owners been paying their service and sinking fund charges? I hope the accounts auditors are from a reputable company.

Who are all those people in JMB? Seem very secretive. They should announce the members to all owners. We write in to management- nothing happens. How are we going to help improve SW? Perhaps they want us to leave them alone. Fine, but please do their basic job -that is at least to maintain SW well. Any basic improvement, like covered walk way from Mall to retail lots, road signs on LDP to SW, etc, can happen gradually - over time.

Can we continue to use current JMB? Are they already too tired trying their very best to takle the many basic issues for too long a time? Perhaps we need leaders with fresh ideas. Owners, please go to coming AGM to vote for new leadership in JMB. We really need a change. I hope SPS with their block SW Mall vote, would realise we need new leaders for their own good as well.
