boss, u r absolutely correct..a 2 b/r unit 1007 sf c/w fittings n k/cab on lowest floor of R2 indeed was let out at a miserable rm1500 2 months ago to a knowledged worker from india. However, that unit is 1 of the very few exceptions that forever cannot make it lah. Its reason was already given in v2.

some of R2 rental tranx concluded in Jul/Aug.
A similar 1007 sf unit (fully renovated + f/f) on high (sky gdn) floor let out to a gwailoh for rm2500.
2 units 845 sf 1+1 b/r (renovated kitchen only + f/f) on same floor as above unit let out to jap n sporean (hottie) expat for rm1800 each.

m sure those active agents/negotiators covering n stationing in sw can surely attest to the authenticity of these tranx.

its now official..min water charges (<30 m3) for all 3 residential blocks has been revised downwards from a high of RM77 to RM15 bimonthly or RM7.50 p.m effective 1st Sep.

rm700 psf is an understatement. here's why:

the psf of rm603.099 that u quoted belongs to one of type d units on the lowest (7th) floor facing west cum close proximity to the LDP/elevated U-turn. this (undesirable) unit price = rm583,800 only. most sub-sale purchasers will try to avoid this unit n dun mind paying more for higher floors or those similar type of units facing east.

being situated away from the bz LDP, its east facing counterparts r loaded with a rm5k premium.

going higher up, taking a similar mid (16th) floor unit with a price tag of rm637,800 for comparison, the rm psf rose steeply to rm659 psf as the higher levels r priced rm6k more per level.

so for units on 23rd floor n above their rm psf were already hitting > rm700 at that time or 30 mths ago. for eg. unit #K-26-05 price was rm702,800 or rm726 psf.

there is a huge rm119k (or rm123 psf) price difference between the lowest 7th floor (west) n the highest 26th floor (east).

unlike SBV, trigon r partly furnished, lower density, better quality material, higher ceiling height though type C n D units come with 1 carpark bay only.

i believe trigon flippers (type d) r expecting an average of rm150 psf gain upon vp by Q2 of 2014.

not all such chairmen or jmb members r getting stabbed for taking such action by following their SOP. if so, now they can quote this case for being slack and weak. debt recovery is not something new n every jmb does that. so what neighbourhood improvement? its just that the previous guy didn't perform. that's it.

..but this murder case that stemmed from a 60 yo senior citizen stabbing a younger 33 yo was over:

"He said that while the suspect did owe maintenance fees, the rage could be due to a personal feud. However, he declined to elaborate on the feud."

m more interested to know more on this personal thingy than his unpaid fees coz every debtor also needs to pay up.

i strongly believe that owing maintenance fees does not warrant someone to dirty his own hands or else many residents in that penang aprt (n sw as well) r potential murderers.

going by the same logic, jmb sw members' life will also be in danger too since they r withholding n not returning some units' renovation deposits (ranging between rm3K to rm5k) when residents fail to follow jmb's prescribed guildlines. it just take a disgruntled resident to create such a crime scene.

so jmb members must not have personal feud. point taken.

all units that face the lake aka "muzeum noise" in R3 r either 2 b/r [type C 1007 sf] or 1+1 b/r [type D 845 sf]. there is not such 3 b/r type that solely faces the lake. however, there is a corner unit with 3 b/r that partially faces the lake one 1 side n brio on another. but its b/u is relatively huge at 1396 sf [type A]. so i think u r actually referring to the smaller 2 b/r unit.

if there is any valid reason behind ur tenants' (especially those residing at R3 facing lake) intention of moving out, it's most likely becoz of the way past midnite din created by live band performances at muzeum n not forgetting bf n s7..now that most if not all pak hansem had vanished.

type A 1396 sf is the only '3 room type' in R3.

based on ur description given earlier, it is none other than unit #R3-19-02.

most ppl must be thinking of type B 1138 sf but allow me to reiterate, this b/u with 3 b/r does not exist in R3. type B in R3 is only 2+1 [1096 sf]. it is eliminated from the equation. nevertheless they do exist in R2 n R1 but all type Bs do not face the lake.

u need to look n stand further..not just limiting the 'next to u' case.

just imagine these practical scenaria in sw

a group of 3 or more sitting comfortably apart from each other on a sofa n dining table in conversation (the living/dining area is very spacious so much so that even the smallest type D unit can easily accomodate a large L-shape sofa + 1 dining table without any fuss)..need to speak louder

in extreme case, temperamental couples when engaging in loud heated arguments

answering hp calls..scurrying around to look for the area with a 'strong' signal while still carrying on talking louldly to the other party (dun have to tell u lah how weak r the telco signals in sw)

..my point is these involuntary actions that result in raising one's voice will surely spike up the decibel scale in no time n wouldn't wanna embarass oneself or share something with ur curious neighbours or passersby.

for those units facing the lake view, some residents may not be able to withstand the LOUD 'muzeum music' would prefer to keep the balcony sliding door closed, instantly disrupting the flow of air.

but i surely agree that if u r living alone or speaking to a polite n soft spoken partner/spouse/housemate short distance apart then it should be alright. also, its good to allow natural inflow of fresh air to the living area.

anyway i stated loud n not shout.

R2 n R1 have a little bit better tiles than R3

the lower floor lobby of R3 is the busiest among the 3 due to the presence of the mgt office.
