40sen maintainance is ok for the kinda of facilities provided. If there is not enough maintainance money, the condo will be badly maintain.
I am paying 50 sen for maintainance and sinking fund.

Yes agreed. provided with great facilities/security & well maintained over the years , 400-500rm per month stil okay for me,

my experience with high rise, west view does face bit of difficulty when resell. The unit will be very hot in the evening, like an Oven. However, if you are willing to sacrifice a few pts to the selling price it will eventually got sold as well...

Good discussion from all but let's dig out more fact so that everyone can look at it and make an educated decision.  icon_rolleyes.gif

Yap u are right, the landfill area has been shut down in year 2003, i have raised in my early post. Just for your info the landfill is no more in function but the process of the Bio digression is in process and it will continue up to 30yrs ++ but it all are underground. and for that process it will have a huge leakage of high toxic n PH. That is why we need a treatment plan to neutralized the leakage.

For strata, the unit facing west is normally hotter as pointed out. Bohpian larh. That is the reason why, the design team put the lift core at the west west and also tilt the orientation of TYpe C to face north and south.... These two actions reduce the number of units facing west. And they put D3 i.e. smaller unit (926sqft) units theres. Traditionally, smaller units are easier to move. Those facing east are all larger units i.e. Type B2 and A1.

As for the oven scenario, one can use blind, tint paper with certain criteria to cut the heat to minimal and also use curtain..... Till know, I am stil trying to search the answer how the wall (that certified by tripple accreditation for GBI) respond to the heat transfer. What is the K value there? I am curious. Anyone care to share.....

Selling doesnt really affected solely by one factor. Orientation is surely one of them other than prices, pull factors, convenience, location and others....

Solace, Brio and Rio have west facing units. I think they are doing okie too... tongue.gif

nope. Flexus is another project. Verve suite is different from that. OCR is the developer short name , not to be confused with OKR

Hi All, can someone help clarify I called the show gallery just now they told me the 1st block is all reserved and Block B is open for registration only. Is this correct? Will they raise the price?

Block B has just been sold out yesterday. you only chance now to hope for any drop-out units from Block B, or aim for the yet-to-be-launched Block C

Hi Uncle Giggs, there were two sisters running a "tua cha" or Tai Chao store in cantonese on the road side of Whayu, after DEX build the flyover, they no longer in business. My mom used to love their Fried Pek Kuih. Do you or any of your friends there know where they move? many thanks

One of the sisters operate the TaiChao in Jalan Ipoh Batu 3 near HSBC. Exact location I am not sure. Their tailok-mee is superb.... rclxm9.gif
