QUOTE(Kvsual @ Sep 23 2013, 11:59 AM) Nothing, as you mentioned Flexus in OKR. I tot Flexus should be in Jalan Kuching, KL? 40sen maintainance is ok for the kinda of facilities provided. If there is not enough maintainance money, the condo will be badly maintain.OKR one wil ridiculous price is VerveSuite@OKR. high maintenance fees like 40cents too.. I am paying 50 sen for maintainance and sinking fund. |

The unit will be very hot in the evening, like an Oven. QUOTE(tengster @ Sep 23 2013, 09:13 AM) To be fair, the landfill area has been closed more than 10 years ago. It's now being rehabitated. As such, one can see KiPark is developing the adjacent areas namely KiPark Sri Utara, Laman Residensi, Taman Residensi and Nova. The smell is GONE. These came from someone who stay there for 30+ years in Taman Wahyu. During 1990s, the residents there suffered like crap. It stink during 7-8pm when the heat raised up. Now, please drive there to smell it out...or check it out. Yap u are right, the landfill area has been shut down in year 2003, i have raised in my early post. Just for your info the landfill is no more in function but the process of the Bio digression is in process and it will continue up to 30yrs ++ but it all are underground. and for that process it will have a huge leakage of high toxic n PH. That is why we need a treatment plan to neutralized the leakage.I know rumours are flying around. Not sure these are from concerned buyers or competitors or sour grapes. But let's point out the fact. The government is proposing to have incineration plant at the place shown on the attached map. As of now, the site is pretty empty except being waste transfer station. It';s located about 1.7km from EcoSky and about 500meter from Kepong Metropolitan Park and 700m from KiPark. You think this will happen. Some political parties, NGO and residents are protesting heavily. If this happen, EcoSky, LakeVille, Kiara East, Taman Beringin, KiPark, Taman Tasik Indah, Taman Mastiara, SRK/SMK St Mary school, Taman Kepong Perdana, Seri Murni, etc. are all affected. Good discussion from all but let's dig out more fact so that everyone can look at it and make an educated decision. P/S: The earlier map posted by someone was inaccurate. |

However, if you are willing to sacrifice a few pts to the selling price it will eventually got sold as well... For strata, the unit facing west is normally hotter as pointed out. Bohpian larh. That is the reason why, the design team put the lift core at the west west and also tilt the orientation of TYpe C to face north and south.... These two actions reduce the number of units facing west. And they put D3 i.e. smaller unit (926sqft) units theres. Traditionally, smaller units are easier to move. Those facing east are all larger units i.e. Type B2 and A1.As for the oven scenario, one can use blind, tint paper with certain criteria to cut the heat to minimal and also use curtain..... Till know, I am stil trying to search the answer how the wall (that certified by tripple accreditation for GBI) respond to the heat transfer. What is the K value there? I am curious. Anyone care to share..... |

Orientation is surely one of them other than prices, pull factors, convenience, location and others....Solace, Brio and Rio have west facing units. I think they are doing okie too... |
