Ya, many new launch already more than 700psf. rm800psf in arcadia soho no discount, taglobal in Sri damansara 650pft year 2011, UOA in segambut 700psf. That y now if can get 650psf really a good Jo. Back to this taman wahyu, wat I can recall in my memory in year 1995-2003 is smell of rubbish very strong but now seem is ok Jo not strong as those day. I will say only left 10%. Traffic jam.. Yap.. Wat I felt is after the jalan Kuching toll no more the traffic is getting bad until the duke highway it beome worst and worst in yearly, really hope gov will do something on it. Another issue is the incinerator going to built in Taman Beringin and the nearby solid waste transfer station. I'm not trying to say this project is not good for invest, I'm actually plan to get a unit coz i believe it will become better in future as local people from this area but I fail to get a number in Saturday night... 'mei yuan 没缘'.

Actually is opposite the Lake not to close no worry, but seem like only local people know this nia. Something to share too actually that area is a huge sanitary landfill in year 1990- 2000 and the biodigestion still in process and the treated sanitary waste water is flowing to the lake. No worry it is treated to class A as Malaysia waste treatment standard.

Where u got t 7.5km, as I understand standard is control by it operation and it 'by product' must according the rule n regulation environment act. For, example exhaust gases, ash, waste water....

If this happen, EcoSky, LakeVille, Kiara East, Taman Beringin, KiPark, Taman Tasik Indah, Taman Mastiara, SRK/SMK St Mary school, Taman Kepong Perdana, Seri Murni, etc. are all affected.

Good discussion from all but let's dig out more fact so that everyone can look at it and make an educated decision.  icon_rolleyes.gif

Yap u are right, the landfill area has been shut down in year 2003, i have raised in my early post. Just for your info the landfill is no more in function but the process of the Bio digression is in process and it will continue up to 30yrs ++ but it all are underground. and for that process it will have a huge leakage of high toxic n PH. That is why we need a treatment plan to neutralized the leakage.

From engineering point of view it was designed accordingly and assessment/calculation definitely it is safe. No worry. Unless construction fault or the layer of the bottom liner pecah or the leachate collection system malfunction lo, but normally it selfdom happen. The bottom liner separates and prevents the buried waste from coming in contact with underlying natural soils or groundwater, and it shall be a type of material durable, puncture-resistant synthetic plastic. Leachate collection system is to collect leachate for treatment and discharge to stream. So the surrounded area will be monitoring especially the ground water and soil to ensure there is not lackage. Therefore, the nearby area is not recommended for depth excavation work and normally it will transform become a recreation area. The entire process it is quite complicated if u got any friend in environment engineering or civil engineering u may refer to them. If u try to look from google map u will see the treatment plan just beside the sanitary landfill.

There are readers who pick on something very minor to chew on. I accepted those with open mind. Writing review skill need to be sharpened. Walking  to kommuter station may take 5-6 minutes not 5-6 meter. Please take note. On the other hand, I have stated the distance is about 450 meter apart.

When I made comparison with SWP, Flexus, SSR, Kiara East, etc. I don't have intention to run others down but merely making comparison wrt to certain features.

important is coming new MRT must launch, line 2 or 3, where is it doesn't matter. If not mean our gov really facing financial problem than our entire market will suffer liao.

Yap, got $$ also can buy coz at this moment no unit... it really is a good project very impress with the concept, like the lobby and facilities so much but unfortunately can get a number on that day coz i believe the SMS i recieved 6-9pm. i was there at 6.30pm habis liao damn. never think that 'wha yao' garden so ONG, since already been at the area for more than 20+++ yrs.

As in my memory, in yrs of 2000 the smell is really geng even u close window and door that is no difference. slowly after the sanitary land fill is stopped it is getting better and better. In yr 2007 i was back from uni life and i found it is improved alot and the kipark was launch in yrs 2007 or 2008 visit their show unit together with my family decided to get a unit coz it is very cheap a sime -D link just around 300k++ is not mistaken. but eventually my father decided not to take any unit because lease hold with that time u still can feel the smell but not as serious as in yr 2003 before i get in to uni. Actually i can remember when is it, one day when i go tesco shopping with family (i visit that tesco quite offen even i move to kepong) i suddenly found that i cant feel the smell already. But i agree with wat BigMan123 had mention at higher levels u may feel it (just my guess), coz along the MRR2 if u ever using that road u will know that never open ur car window coz the smell is super super super serious especially nearby Rubbish Collector Hub but it will become better after the MCD. That is it. Talk about the traffic jam no comment because in KL mana tempat tak JAM??? Just make your own judgement. For me i'm really aiming this project since i know about it with freehold, leasehold sorry wont consider because ii believe it will be better and nicer in future especially in coming 10yrs coz the land fill area for sure will become a recreation park due to the restriction no development is allow at that area for sure no highrise lol. Just my opinion maybe i'm wrong.

And EcoWorld did not request purchaser to re-apply loan.

Just came back from BNM for printing CCRIS report, as spoken to the pegawai there. All the LTV shall base on NSP not SPA price effective on 15 NOV. For those who have approved before 15 NOV will not affected.
