Anyone know EcoBotanic price?

I find it the price is very steep for investment.  650psf with 20% INC during vp. Which come 750 to800 psf. That will be 800k for a condominium. Installment will be close to 4k. Then maintenance .40cents. Thats whopping almost 5k a mth. Will there such a demand for that ?

Heard smallest 904sf starting from 606k. This works out $670psf.....hike up or 650psf promise kept?

I think D1(904sf) psf price is higher than D3 (926sf) due to the orientation.

I got my choice unit, low floor type d2 facing tennis court, putting green. According to SA who quietly told me (as he knows my boss very well)  that this side is better as I will have a diagonal lake view. The other d2 unit is facing swimming and wading pool which is not so good as you will see low cost flat diagonally. Price around RM610k b4 discount.

I hav a big grp of buddies living in wahyu. They r used to it Liao.

To be fair, the landfill area has been closed more than 10 years ago. It's now being rehabitated. As such, one can see KiPark is developing the adjacent areas namely KiPark Sri Utara, Laman Residensi, Taman Residensi and Nova. The smell is GONE. These came from someone who stay there for 30+ years in Taman Wahyu. During 1990s, the residents there suffered like crap. It stink during 7-8pm when the heat raised up. Now, please drive there to smell it out...or check it out.

I know rumours are flying around. Not sure these are from concerned buyers or competitors or sour grapes. But let's point out the fact. The government is proposing to have incineration plant at the place shown on the attached map. As of now, the site is pretty empty except being waste transfer station. It';s located about 1.7km from EcoSky and about 500meter from Kepong Metropolitan Park and 700m from KiPark. You think this will happen. Some political parties, NGO and residents are protesting heavily. If this happen, EcoSky, LakeVille, Kiara East, Taman Beringin, KiPark, Taman Tasik Indah, Taman Mastiara, SRK/SMK St Mary school, Taman Kepong Perdana, Seri Murni, etc. are all affected.

Good discussion from all but let's dig out more fact so that everyone can look at it and make an educated decision.

I reckon this must be the view of very high floor and it overlook the PPR Taman Wahyu entirely.

my experience with high rise, west view does face bit of difficulty when resell. The unit will be very hot in the evening, like an Oven. However, if you are willing to sacrifice a few pts to the selling price it will eventually got sold as well...

Ic. For my preference, I prefer North or South.

I already expected most buyers would pick the East units due to facing KL n avoid West. The bigger size and higher price doesnt affected them to buy at higher price compare to the both smallest units facing West.

Without layout in photo and hard copy, the amount of intellectual discussion of orientation, sun direction, heat transfer, layout, distance, floor to floor height, etc. is simply OUTSTANDING...

Who said buyers blindly follow and buy without doing homework? Those who are into it did adequate homework, squeeze a heck of brain juices (easily a pint or two) and carry out site survey at the almost rectangularish site before making the calculated decision to buy.
