Only if the government is doing what they say, integrated ticketing system for KTM, LRT, Monorail and MRT. Electrifying the KTM track as well as increasing the frequency of the train (last I heard is <5minutes interval for peak).

Only if...

I agreed 700psf would be BBB as the product and branding will compensate the deficiencies in location and pricing. There are still SPS diehard fansi to support EW. Many incl myself has high expectations of EW to do it better than SPS. The new EW team shld position itself to be mkt leader in bringing up the property standards and raise the industry bar and not doing this type of hideous and non transparent pricing that will leave some bad taste in the mouth of its fansi

now it is bullish market, buyers are at the mercy of developers. Buyer have to queue, fight, tired, stress over getting a property which gives the developer huge jack to the ledger...

my experience with high rise, west view does face bit of difficulty when resell. The unit will be very hot in the evening, like an Oven. However, if you are willing to sacrifice a few pts to the selling price it will eventually got sold as well...

use treated double glazed windows, good quality tint will help. Paint can't as you can't paint the exterior of strata title properties

But of cz those are additional cost just to fight with the heat. To fengshui point, there are some ppl particularly looking for west facing unit, however they will not like the door to directly face the balcony...forgot why is that already...

as long as you have Own Stay at the last resort, any buy is safe as long as the developer delivers.

Why is the developer's background so good in this case? The quality of setia alam houses was horrendous in many cases
*
SP setia was never known to deliver any quality finishing. However the township, the concept as a whole, they were able to execute it, thus bringing the capital appreciation and rental demand.
