Well, I think this development has it pros & cons.

pros is it provides a lot of freebies & fittings to buyer so buyers and investors can just install lights & fans then probably can move in or rent it out.

cons is the density. I would say for 5xxpsf in KL City is a norm for new properties nowadays.

Thanks to our FT minister,
Cukai taksiran is at 7% for commercial versus residential 4%.
And the taksiran is higher psf for commercial.
Average out, cukai taksiran amount is 2.5 times higher for commercial.

Enbloc? To who? Gxvxn Txx again like they did in iskxxdxx? Then he sell to his investor club members again with creative package? Lower price? It may screw the block a and b buyers. And the two enbloc ll be all investors! Good luck. If ms really sold two blocks to strategic partner like this, they should disclose it upfront! Really unfair to block a and b buyers. I ll xxx if i am the buyer..macam fool without knowledge wat happening to another 2 blocks. It will be downhill of ms branding if they cont to do this sort low tricks. Hopefully being a well known developer, they can be more transparent on this.

Dropped by to have a look at Lakeville Residence yesterday.
My journey and observation:
1) Lots of agents there, loiter around and smoking (felt abit like pasar)
2) Impressed with the mock up of the facilities floor.
3) Show units nicely done. Freebies like hood and hob, fridge and A/C given. thumbup.gif
Semi-furnished, Electrolux brand so quite reasonable (not sure that this will be stated in SPA)
4) 3% (early bird) + 2% (if sign SPA within 14days) rebate given. I personally feel that 5% discount is somehow low.
5) Looking at the overall mock-up, Tower A and B which are launched now, quite strategic (in terms of pricing and direction of sun). Tower E and F which will be launched soon, not sure about pricing, but the agent tell me that it will hike up 10%. Tower C and D which is nearest and facing the lake will have nice lake view (if the lake is clean), but direction of the sun might come into picture (trying to avoid evening sun here).
6) Sales chart of Tower A and B neat and clear. Info of pricing and layout size all transparently written there. However, sales not that optimistic being that almost one week after official launch, there are still almost 45% units left unsold. There are still nice units left. Good for late comers. rclxms.gif

I always wonder why people like to put up un-relevant comment when you are not sure please find out first before you comment.
Which agent told you the utilities bill will be under commercial? Any proof? Or you are one of the owner, I doubt it.

as much as i would like to get a freehold project, i realise over the years some leasehold projects make tons of money biggrin.gif
so it means there is a category of people who will just buy buy buy regardless of f/hold or l/hold as they see something else
but near landfill/incinerator no la...

There are some truth in it. It is a bit premature to conclude his comments are irrelevant. Regardless, he is a buyer or not, we should evaluate the points.

High density not in term of the building but the whole project...just imagine ecoworld is building only 1000 units in 10acre piece of land...so when the building is completed if fully occupied ms will have 2000 x 4pax per unit= 8000pax with no walking distance public transport...imagine the crowd...

yes we have plenty of lands but those concentrated area you will feel like whoa...high rise and multi blocks like china also.. then come out all jam.
