Yea, u r buyer of lakeville? or any of the above mentioned properties?
I'm not really sure how big would be the effects in future.
Just share incase some new buyer unaware of this incinerator. Do Study more .
I believe most of us here ady well aware of this since launched of EkoSky
*
read about this but really curious as to what kind of impact incinerator will have?
imagine this
every day mon-fri (imagine incinerator work mon-fri) wake up, open window, can smell burning like haze or someone burning incense sticks??
or smell of rubbish?
and how will it impact property pricing all around that area. drop? 10%?
then question is why current launching pricing is now low despite this? developers hope buyers blind blind buy? rclxub.gif

It will reach Mont Kiara, Desa Park City and Sieeramas too...maybe to TTDI...

Regardless the property devalue, health of rakyat is at stake. Japan has been recording high level of cancer disease. Japan has has many incinerators. Their recycling rate is low though many think of them highly. THey dont need to recycle as they need rubbishes to feed the incinerators.
*
i can try to understand but in malaysia we can only form a protest and give pressure to the gov.
by right gov being in their role to manage the country should understand the impact instead of letting the rakyat protest.
rakyat's role is to inform gov it will have impact
but then with all this going on, developers still have freedom to launch and sell quickly before further news is coming in
so buyers have to take this risk, really. if it does impact like you mentioned all those known high class areas, i am sure many would come out soon to protest.
i am concerned but cannot imagine or measure the health risk now

not a single one smelled the rubbish??
or on that day special wind blower using special equipment to blow to prevent smell from the sales gallery?

developer only build
let buyers experience later on
if lucky no smell
if not lucky suffer from smell

i think majority do not have concern on the surroundings
85% sold project
or malaysians do not care about health risk
because partly we are accustomed to haze, road pollution, cigarette smoke, etc. compare to other scandinavian/european countries where environmental control is much more thorough
malaysians just buy first la. think later
next time close the windows
wear mask and go on with their life
buy air freshener
pray wind direction change to blow to other areas

9000 people they should sell all the units already. I went there I did't see people long queue for bookings and people just enjoyed the food & show. A lot of big company marketing strategy they get PR to wrote in to The Star to announce good news to public  and build confidence to public. Their M city & Icon city still got units unsold. I also received sms from their agent to promote this project.
*
true
jack up figure with the intention to tell people buy now and be quick
same with those claim you hear from sales team that price will increase tomorrow so that you must place booking today rolleyes.gif

and with the market slowing slowly, more and more go to enjoy free food makan and secretly tapau tongue.gif

Electric and water bill gonna cost a bomb !
Cukai also expensive !
Lease hold some more -.-"
*
as much as i would like to get a freehold project, i realise over the years some leasehold projects make tons of money biggrin.gif
so it means there is a category of people who will just buy buy buy regardless of f/hold or l/hold as they see something else
but near landfill/incinerator no la...

If according to the MS sales agent, block E and F has been sold en bloc to god knows who. So their sales are actually quite good.
And with the coming GST, property developers will try to launch their property before 1st april 2015 as they can ask for extension for 48 months during the construction period if i'm not wrong. So property prices after April 2015 will jump and this will in turn increase the entire property market price to another level.
So i think most people are afraid of this and will buy units which are affordable. However, the offset is that the BLR might increase another 0.25% in December, which will dampen sales especially people who flip properties.

Just my 2 cents.
*
actually it's simple. after Apr 2015, all properties are expected to be expensive right?
don't buy lor...
no buyers means what? sellers cannot sell lor...
sellers cannot sell means what?
let's all observe what happens after apr 2015 tongue.gif

haha but reality is there will still some buyers after apr 2015 but lesser

2000 units!!
Mah Seng always goes for high density
lower price.

can this project sell? only can sell around
350/600 on sunday evening.
Not as chi sin like launch
of Savanna Executive Suite in Southvillie.
will it be like Savanna where the
interest of buyers drop after 3-6 months period
and more than 2 blocks still unsold.

What is Mah Seng game plan this
time. ? how are they pushing
for another 1600 units to go?

for us to comment now.....
*
high density but not cheap
by right should be even cheaper cos high density
cos there is no limit to how greedy a developer can be
is there a limit to their profit??
one day we all live like singapore, hong kong

8 units each floor, BU 1275sf, total 35 level = 35X8 = 280
vs.
10units each floor, BU 1020sf, total 28 level = 10X28 = 280

Both are having the same total 280 units so I think the same density
in term of sharing the same condo facilities provided
*
this is density by number of units
if look at size of unit and number of bedrooms inside then it is density by human beings
if employer puts 10 bangladesh workers inside then x10 per room and per living hall
if every human has 2 cars, then this is density by cars

if consider all the quoted example above, it is then crowed and overload the facilities.....
Whether low or high den what your concerns and what you prefer?

Most people going for 500+ units for condo units and for serive apartment a few thousand units now...
You really have no choice as developer don't build any more condo unless you go for subsales  rclxub.gif
*
still have...developers still build condos...just wait; malaysia plenty of lands
only those build integrated will always be serviced apartments
