I have a question to buyer that already sign the S&P, will you all concern on the incinerator that is coming up soon? Most important is, anyone know where will be the exact location of the incinerator in Taman Beringin?

The buyer that already buy now, you all mostly buy as investment or for own staying.

Need opinion on this now as is deciding on this project. In dilemma status.

Hope someone can help.

Hear say this road is a must build as part of the agreement they get the approval from govt ... not sure how true it is.

Cause when I was there, they show me an document that they get from the government application and stated there one of the condition is this road things. But they cannot finalize how this road is going to be build yet only.

Thanks bro and I read up a lot from the EcoSky thread already and still a bit confuse on the plan of this incinerator. It looks like from the land government rules, the incinerator cannot be build close to residential area and will need at least 500m and above but the propose site has housing area in less than 100m. (So is this the plan they are using to force off this incinerator build ?)

Further from that, I recently heard from the news that this incinerator project has begun it tendering process by private company but it did not disclose which incinerator project it was referring to. Anyone has source of this? Also quoted from the ECOSKY thread, people has been saying that this kepong incinerator project might be move to another place ... dunno how true the source is.

My main concern on this project before I proceed will be this incinerator things .... hmmmm ... Should i proceed or not ....

Anyone can enlighten me a little?

Haha ... bro ... I totally agree with you. Maybe they wanna find a property where profit guarantee, then profit percentage high and low value buy price with high price equipment and facility leh. It is always in my dream to find such but at the moment still remain as a dream only.

Ya ... this was my worry too as per what I have raise earlier. But it seems like the fight is on going and hopefully the fight will be fruitful one where the plan will be bring further away from the original site. The fight now is being organize by the KI park people which they are even closer with just few hundred meter away. While Ecosky is less than 2km away and lakeview is 3km plus away.

Hard to compare, coz 1CP, now additional CP in new project selling expensive so if take into consideration of addtional CP at 25k-30k, price almost similar and now left with which one you prefer only.

Which agent told you the utilities bill will be under commercial? Any proof? Or you are one of the owner, I doubt it.

On utilities they have manage to apply under residential already as per lawyer advise.

And on the tenure of the land, this is a good question. Not too sure on this but heard previously is that the land has been renew this year and the 99 years start counting from 2014. Will need to double confirm with the developer when meet up with them.

Come on lar ... pls do proper fact finding first before stating so firmly lar. This is stated and lawyer will brief on this. Unless your lawyer did not mention and highlight this to you then too bad for you lar. Many development now has land title commercial but electric and water still under residential.

I think on this we should file up a complain to Mah Sing directly and tell them if they wanna use agent to sell the property. Better train them properly first. Don't simply use ah beng or ah lian to sell.

I would say the current 2 block launch ... hardly you can see the incinerator because there will be 2 block build up right opposite of block A and B.

This is what I think lar. But if you choose the one facing the facility, that is the one that should be facing the incinerator if it is build.
