last time was expensive but now should be not so expensive already because house price increased so much already. I think it is > 400psf only.

If this location compare to the other one near Kung Ming school in Desa Serdang/Serdang lama, the later should be better because nearer to main road, Komuter and future MRT. Access roads also good and less traffic.

Nowadays each time I see the word SK, it reminds me of the horrible jam from Putrajaya/Cyberjaya heading to SK after office hours. The jam is getting from bad to worse stretching as far back to exit of Cyber.

Exact location is within Pusat Perdagangan Seri Kembangan, very close to Olive Business Park. Every Monday this place will be jam pack with SK pasar malam.

Price & package better call them to find out.

SK folks usually use neighborhood shortcut to avoid main road jam. They can either reach Serdang Raya or TPM via shortcuts.

Narrow roads and bad traffic...

But may get good response from SK New Village folks...buying for their children so that hey will not move away too far after marriage...hehe...

Retail managed by Pavillion...wow...must be the best fine dining within 5km which has so many good and reasonable priced eating places

ya, narrow road. especially the road to public bank there.. heading taman unversity indah or south city and mines.
papan houses and papan shops banyak. but plenty good chinese eatery around.
last time some papan restaurant even sell 3 6 meat around that area.
not sure now still have or not.

I think the traffic there is still ok, unless you are staying in Taman universiti Indah or Equine park heading to Public Bank/Jalan Besar area. If not mistaken, an exit to MEX highway will be constructed near Equine Park area within 5 years?

traffic no problem if you know the village road. Most buyers are chinese local.
The price is slightly higher compared to Aman Height. Location wise, this is the best and last piece of land in this strategic area.

just went to the show unit, overall quite good except it's just situated in the middle of those pusat perdagangan shoplots :S and quite near to High voltage cables too... sales person told me 500m away, i dont think so lo...

The whole area is not so appealing. Many mechanic/tayar/ketuk shop, and also every monday pasar malam. High tension cable too. Olive Hill have been hanging since dunno how long. Further inside the business park also have many unoccupied units (behind the hup soon pork shop).
If you want to go new village shortcut to TPM or Serdang Raya, be prepared to go pass 20-30 speedbumps each way (return x2 haha...)
Only good thing is food thumbup.gif

Ya i also hope this project can bring up the area but judging from the current situation vs 3-5 years ago, nothing much have changed.
Appreciation have been good for Serdang residential properties over the past 5 years because entry point circa 2007-2009 was still quite low, some more freehold.
IMHO, 400psf is pushing the limit already for Serdang area. Subsale transactions in nearby Aman Heights also havent reach 400psf with partly furnished unit..

Just to share my views on the project. Bayan villa value capital appreciation didn't up much. Property launched price was about 290k, I bought at 360k in 2011 during vp as sub-sale. The project was abandoned before and revived, therefore issue on sub-sale, thus not liquid. Price now about 500-550k, nothg to shout abt.

Jam issue... everywhere also jam. Be fair. Also depends where is your destination.

Aman Height at 1260sf selling 420k now, used to be CONVERTED malay reserve title. Launch price was 180k. U can see Aman Height lelong at 360k-380k now. Aman Height was good deal.

The terraces at that area, next to Olive priced 750k-1m. Price catching up the rest of the KL areas.

MEX highway connection on the way, sighboard and hoarding already there.

Serdang is Chinese village area. Most area are leasehold, Bukit Serdang/Tmn University is Freehold.

No offend, Univ360 design by f3 is definitely nicer.

Sandersons already asking 400-500k now, and it's factory site. Nice façade too.

Yes immediate surrounding with Pasar Malam and dead commercial area is eye sore. HTC is not really that bad. Not too near.

I went to Sunway Perdana (at Kota Dsara), immediate HTC and permanent electricity generator, but the townhouse residents still live happily ever after.

Conclusion, SK One is still a fine piece of property in KL region to invest. Not many reputable developer willing to sell at such entry price. Near upcoming MEX is a plus point. One more, Serdang is a Chinese dominant community, buying power is there...

Yes. If u see the mpsj signboard next to nahrim, its the exact mex entrance in future. Land clearance is obviously there. If u see the earlier mex construction, serdang exit suppose to be built way earlier... but thanks to political influence... it was delayed. Latest news is serdang open mex entry by 2014 at toll rate lf rm2.50... not cheap.

So the usp for this project is near upcoming mex entry? Got others? Not cheap though 400+ for 2 bedder. rental at around 2k achievable?

u got to look at the per-sqft price, i think the price is fair given the reputation of this developer.
btw, rental 2K i don't think it's do-able. most is 1.5K.

Nothing to worry about the HTC, as long as it's minimum 200 meter away from the HTC, no harm to human's health AT ALL d, but just eyesore... It's only harm when you live UNDER HTC la... -.-" Trust me, the radioactive inside your home with all those electrical appliance, phone higher than what you get from outside.

Haha.. I measured it before. More than 200m. Anyway, here is the image of the EMF vs distance graph.

In fact, you can tell that more than 100m should be pretty far enough from the graph.

My family got 2 prop there.. damm near to Htc.. and it stretch parell and long. And large units of HTC like maluri aeon there..

distance wise.. like maluri cimb.. hsbc bank to maluri HTC.. jialat one.. last time work thete got electric shock..

went to the sales office yesterday, few units left 571 sq ft is RM301k (rebate 15k) and 996 sqft is RM466k. Commercial title and 0.28 per sqft of maintenance fee. whistling.gif

i have check the staff too, the shoplot is no open for sales. fully managed by pavilion management office. if got go showroom see the block model, they have show the future shop available...i saw a japanese restaurant, yummy..haha

Surrounding shops also developed by pavilion many years ago. Consider Is 1 of their root. They Jialat here long time ago. Now for face-si problem. Need to revive this place. The zhi-mui yong tou foo stone throw away from sk one Site....better than any ampang yong tou too. Sibeh houliao.....

SK One previous purchasers been cheated by SA? Purchasers expected the shop lot managed by the paviliion with good potential but "guarantee" by their staffs when place booking. But outcome is very different. it is realistic of life.

This area more difficult than amaya shoplots. Lucky got few famous restaurant macam zhi mui. If not lagi dead. I think after their leasing team release the baits... not many tenant interested to do business here.

The current shops there not easy for many shop owners. Unless u r dato... black n white side also got big cable.

I got 1 supplier open a restaurant there. 1st day business already got Indian gangster come ask for kopi money. N he told the problem to shop owner. Lucky the shop owner is dato good with black and white side. Dato call the police officers and the indian gangsters sit down n talk. Then problem solve. No more kopi money. Only cost a few beers to police officers.

went visit and asked agent about this project..

ask if invest for rental play?... agent said no good. sure cannot cover.
ohh.... so jialat.

good for what then? agent reply this good to flip....
wah how much can flip wor....

i think since pavilion malton already give up the shop below...hehe
expect it gonna be massage centre, mamak restaurant or dodgy pub downstair.
above apartment units that u invested become kokokai place. looks like good for rental!

I bought 1 unit..the SA didn't informed me regarding the smaller balcony when she called me last saturday..She just informed me that SPA is ready soon and Pavillion no longer managed the retails lot..I only found out that (smaller balcony) here..Terrible SA..And i went to the showroon to check it out..The balcony is smaller by 2ft long while they extend 2ft long for the living room..As for management, it will still managed by Malton for 1 year at the rate 0.28 cent per sf.

I bought 1 unit..the SA didn't informed me regarding the smaller balcony when she called me last saturday..She just informed me that SPA is ready soon and Pavillion no longer managed the retails lot..I only found out that (smaller balcony) here..Terrible SA..And i went to the showroon to check it out..The balcony is smaller by 2ft long while they extend 2ft long for the living room..As for management, it will still managed by Malton for 1 year at the rate 0.28 cent per sf.

The developer is hokkien gangster at old klang road. With no jv with other big group macam pavilion project and hilltop. Sure can't control themselves and go jialat when they go solo.

Try group together go protest in front of their office at pavilion. Or drop the unit.

the shops without control by management sure sibeh jialat.
shop owner suka suka rent to karaoke, pub, massage centre, mamak stall.
mickey miao and little strong sure banyak around and come to your house say hi.

surrounding shops also sibeh rundown. all are past malton/pavilion jialat project.

but lucky thing is plenty yummy food around. hok chiak!

Btw do you guys know that the retail lots at SK one residence will not be managed by pavilion anymore? One of the sales staff called to inform me abt this n I got a big shock of my life. I can't believe this can happen in Malton! They will now sell it to individual owners. I don't like the idea that they tried hard to use pavilion as one of their selling points and now they are trying to remove the branding right before signing snp. I find this very unethical.

Speaking from a real estate background, there is really a big difference when the retails are managed by pavilion and when they sell to individual owners cos there is no control on the tenants and on the occupancy rate of the shops if it's to be sold to individual owners. End up we will have a worse subsale value and for own stay, I think it is very much less ideal as the place will definitely have no good control on the retailers.

I would not have bought this because of pavilion. And their sales staff told me that i can cancel the purchase if I don't like. But I have to pay penalty to the bank if I cancel at this point cos offer letter was signed.

i think they do refund FOC unless they changed their t&c, unfortunately to those who signed the loan agreement not sure if they will be penalised by the bank or not.

I am getting from HLB. There is penalty 2k. I will demand for a JUSTICE. It's not about the 2k but it's about the unethical ways of conducting a business.

Yes I know about the balcony siZe too and I will talk to them about this too after the retail issues.

But they did put up those brands owned by Pavilion at the Architectural Models in the showroom earlier during the launch. Eg. GrandMama's. I went there last Friday and they have taken all down.

There is a lot of difference between selling something with a brand and one without. So they are LIABLE for this.

Yes I bought one, that's why I am taking actions against them now over their unethical ways of selling/marketing..there is a lot of difference with selling using Pavilion and without.

Just like selling a Honda car vs a no-brand car for the SAME PRICE.

I did not get any official reply in writing too. But I received a call from their Sales Manager who is based in the showroom.

Anyway, I did put down my HP# and my Unit# in the email.

I am not from SK. I am gonna buy it for investment. Overall i see it is good project when it was said those shop-lots to be managed by Pavilion but now i am 50/50. It perhaps will be going the other way if those shop-lots are not well-managed as they are gonna be managed individually. I would hope to see this project to be a premium hotspot rather than below. Just my 2 cent of thought.

Dear all.. is it too aggressive to think like so negatively? I mean even if those shop lots are sold out by Malton, does it really affect your sub sales value so much? I don't really think your house price affected by this lo. Plus that, given that low price with freehold title, in a well established town, future constructed highway, nearby university and international school, don't tell me all this won't adding credit to your house price...

emcsquared, can u please PM me the email? I have booked a unit on Feb, and going to sign S&P next week. The lawyer firm told me no need to be rush. It is not so urgent. This make me worry bout the completion date sweat.gif

It matters. I am also from real estate secondary market so I could see the effects greatly. Be it for flippers or own stay it will make a lot of difference. Esp for people who intend to buy for own stay, of course it makes a lot of difference. For that piece of valley-like land and that location, do you think it is still as attractive as it was marketed earlier without the name of pavilion?

The pay is included stamp duty (spa and loan) and the disburment fee.

i already compare with outside is cheaper , so cant to get any discount for laywer.

n my downpayment is take epf pay, i need to wait spa agreement the after stamp, collect a part document to apply kwsp.

Agree with you saying that it makes difference with using pavilion name and without using pavilion name. Anyway, it depends on what you compare with? Of course there will be always better development, price also higher lo bro! After few more years, does people really care who's the developer? People will buy just by looking at the price and location wise. city of green is asking at rm650 psf, and it's in factory area. Sk one in residential area and only rm450psf. biggrin.gif my opinion is its a potential one. (Of course if u compare with those kl development, the price increase margin lower la)

if you are serdang people, you will like this place.
For investment purpose, maybe UPM foreign students and also Bukit Jalil students (APU, IMU).
MEX highway entry is under construction, around 2km away from this project.

even can rent to Cyberjaya students, 30mins drive if no traffic jam.

but after MEX highway is constructed, people from Serdang will use this MEX highway instead of KL-Seremban highway, making the small roads around this area to be congested.

the shoplots around this project are not 100% tenanted, but got Church, restaurants, workshops, 2 sport centres, pasar malam every Monday, just enough for the residents.

i think the main concern is just the traffic jam. go for it!

my opinion, location wise good as all shop around the apartment. transport wise not so good but who know in future might be better. in 2008 many ppl say puchong not good coz of toll and landmines area. look now all people want to buy puchong badly. you cannot predict the future and what you want, go ahead and get it opportunity.

guys, want to ask if i didn't sign S&P within 14days, is there any consequence? Currently i waiting other banks to approve the loan before i decide. SA who serve me asked which lawyer i want, he is yet to submit my document to lawyer. coz if i take islamic loan then it will be under christina law and if conventional loan will be another lawyer.

more branch sometimes long Q. ocbc no need to wait.
go in straight boleh settle. so far only went there once to get some document urgent pretty fast and good service. hassle free.

if bank give u so much problem every month need to pop to their branch settle. jialat n think twice.

The price is considered within "rasional range" in KV, it is hard to in KV nowadays especially the big units more than 1000 sqft.

However, before you decided to subscribe a unit try to look at subsale unit in Bayan Villa which is just nearby this project. I found that the price is almost the same but much lower density and privacy if compared to SK-ONE.

Maintenance fees rm0.28 psf is consider not too high and not cheap because the land title is commercial title. Compare to other new development is also around this fees.

And heard that for Block B -> 1267 sf unit (22nd floor and above) will get 3 free parking instead of 2.

Also discount for 1267 sf unit (Block B) is RM40,000 compared to RM35,000 when they first launched block A.

Any info that can be shared here by Block B's buyer? As in what is the unit price before discount, discount given, number of parking or free gift for the purchase of Block B unit?

Block A's buyer, only get the info from SA, 966sf unit rebate from 28k up to 35k and 2 car park for Block B. For 1267sf unit, dunno.... smile.gif

Bro, thing will go up and down lo. some more we not going to pay interest of RM400k first.. when bank disburse money then only pay lo. or reduce your interest by transfer money into loan to reduce the capital at least interest not so burden lo. OR pay monthly installment from now onward.

I went to the showroom on the 22nd of June 2014

If I am not mistaken, even the medium unit was around rm 400k ++++


Looks nice. Only problem is the location. Only one way to access.. That place is already crazy ass jammed up in the morning and evening..

But there will be a new highway nearby soon, Mex.

Not dibs for this project.. is progressive payment.. mean every progress done, u pay monthly interest of it..
The price of this project is reasonable. Only can say reasonable price in klang valley.

Correct! MEX highway will be only about 5 minutes away from SK one. Anyhow, there are more than 1 way to access la...
